Where cathedral or exposed wood ceilings are indicated, those shall be stained and antiqued as directed. To all woodwork in kitchen and baths, apply two coats of enamel under coater, then one coat of interior gloss enamel, tinted- as directed. Cupboards, cabinets, open shelves, etc., shall be painted on the inside, and outside and on the edges; tops and bottoms of all shelves, doors, drawers, etc. 8 -04 EXTERIOR WOODWORK AND TRIM: Exterior woodwork, including doors, sash and frames, etc., shall receive three coats of lead and oil paint, tinted as directed. Each coat of paint shall be allowed to dry at least 36 hours before appli- cation of the next coat. 8 -05 INTERIOR PLASTER WALLS AND CEILINGS: In the kitchen and baths paint one coat of a primer sealer, one coat of undercoat and one coat of gloss enamel, colors as selected. All other plaster surfaces shall remain unpainted. 8 -06 EXTERIOR STUCCO: Shall receive two coats "Sec" stucco paint, tinted as directed. SECTION 9 —TILE AND TERRAZZO 9 -01 WORK INCLUDES: Tile floors, wainscote and accessories in each bath, kitchen drain tile, etc., as noted on plans. Set tiles with miracle adhesive as per manufacturers' specification. 9 -02 BATHS, rrazzo Shall have'ttte floors, tile wainscote 4'6" high and 6'0" high over tub or shower, in colors selected. Six pieces tile accessories. 9 -03 KITCHEN: Counters, splash and ends to have 4%" x 4 tile. 9 -04 WINDOW SILLS: Furnish and install bullnose tile sills for all windows and for ledges as noted. Kitchen and baths to have sills matching the tile. Page Twelve 7 -05 CEMENT PLASTER: Where cement plaster is noted, this shall be composed of one part cement and two parts sand, ap- plied in two coats. A scratch coat shall be applied to surfaces to receive tile work. Unless otherwise noted, cement plaster shall be sand finish. 7 -06 STUCCO: Except where otherwise noted, all exterior walls, jambs, heads and sills of windows or other open- ings in wall surfaces, shall receive two coats of cement stucco. Stucco shall be composed of one part Portland cement and two parts sand, waterproofed with "Sec ", "Fluresit" or other approved compound, mixed in accordance with manufacturers' directions. Refer to plans for run molds or other special stucco requirements. - 7$7 : 11 T 7 -08 CUTTING AND PATCHING: This Contractor shall do all necessary cutting and patching of plaster or stucco as required after other trades. Patching must be done in a neat and workmanlike manner, leaving neither stains nor cracks. SECTION 8 - PAINTING 8 -01 WORK INCLUDES: The painting or finishing of all exterior woodwork, metal work and cement surfaces and the finish- ing of all interior woodwork and plaster. 8 -02 IN GENERAL: All nail holes, cracks and small defects shall be puttied and all surfaces properly cleaned and pre- pared before painting or finishing. Cover knots with shellac before priming coat. Do not paint on Page Eleven 6 -02 THRESHOLDS AND WEATHERSTRIPPING: This Contractor shall provide and install white metal weatherstrips and 3 aluminum threshholds on all doors noted on door schedule. 6 -03 VENETIAN BLIND GUIDES: Unless otherwise specifically noted, all window openings shall be provided with solid brass Chanel guides, recessed into the jambs. 6 -04 SLIDING DOORS: Sliding door tracks shall be of the type noted on plans, and shall be provided by this Contractor. 7 -01 SCOPE OF WORK: The work proposed under this specification shall include all material, labor, equipment and services necessary for and relevant to the installation of all lath, plaster and stucco work throughout the in- terior and exterior portions of the building. 7 -02 LATHING: All walls and ceilings, except where otherwise noted, shall be lathed with 5' 16" Gypsum plaster base or rock lath securely nailed to furring, studs or joists with galvanized nails. A strip of 20 gauge galvanized wire fabric shall be applied continuously around all plaster openings shown on plans and around the inside and outside corners or intersections of walls and ceilings. 7 -03 METAL LATH: SECTION 7 — LATH, PLASTER AND STUCCO 7 -04 PLASTER: Iota and outlet grilles as noted. Walls, wainscotes or other surfaces to be tiled or plastered with cement plaster, shall be lathed with 2.4 pound galvanized expanded metal lath. Unless otherwise noted or specified, the entire interior of the building shall be plastered on lath or masonry. Plaster shall be applied over metal lath in three coats; and over masonry or rock lath in two coats. All interior walls and ceilings, except in kitchen and bath room, or as otherwise noted, shall be sand finish with color added to the finish coat. Plaster in kitchen and bath shall be smooth trowel finish. All plastering shall be brought out flush with the grounds, and plastering adjacent to the tile work shall be finished flush to the face of the tile, or 1/16" back of tile cap or base. Lap felts 3" and cover hips and ridges with a 12" strip of 90# felt. 5 -03 ROOFING: The entire roof shall be covered with white cement shingle tile. 5 -04 FLASHING: All intersections of the roof with vertical surfaces of every nature shall be flashed and counter flashed with 16 ounce soft roofing- temper copper. SECTION 4 CARPENTRY AND MILLWORK sizes 4 -01 SCOPE OF WORK: The work contemplated under this section includes the furnishing of all materials and labor neces- sary for all rough carpentry, form work, framing and finish carpentry, interior and exterior mill- work, and all other work as may be reasonably implied as belonging to carpentry. 4 -02 FORM WORK: Shall be built in accordance with Paragraph No. 3 -03, Section 3. 4 -03 FRAMING LUMBER: All dimension lumber, except as otherwise noted, shall be No. 2 common pine. All exposed timbers for beams, show rafters, etc., shall be select heart pine or fir unless otherwise noted. Where cypress timber is noted on the plans, such timber shall be clear cypress. Treat all timber ends in masonry with Cromated Zinc Chloride or other approved preservative. 4 -04 STUDDING AND PLATES: All studding, unless otherwise noted, shall be 2" x 4" spaced not to exceed 16" centers. All non- bearing partitions shall have a single top and bottom plate. For bearing partitions the top plate shall be doubled. Studs shall be doubled at all openings, and heads shall be doubled for all open- ings four feet or less. Heads of openings exceeding four feet shall be trussed. All partitions shall have fire stops out in midway between the plates, or at intervals not to exceed five feet. Starting studs, framed in contact with masonry walls and wall plates shall be treated with an approved preservative and shall be bolted or otherwise securely anchored to the masonry, in accordance with the local building code. Page Five 3 -02 MATERIALS: The following list of masonry materials cover items generally used. Materials shall be the best of their respective kinds. CEMENT: Shall be Portland cement conforming to the current standard specifications of the A. S. T. M. MASONRY CEMENT: Shall be "Florida Masonry" cement or approved equal. SAND: Shall be clean, sharp and free from any foreign or deleterious matter, and shall be graded from coarse to fine. BROKEN ROCK: Shall be clean and hard, graded in size from 1 / 4 " to 3/4", unless otherwise noted. CONCRETE BLOCK: Shall be approved manufacture, 8" x 8" x 16 ", conforming to the re- quirements of local building codes, and bearing the Underwriter's Certificate of Approval. CEMENT BRICKS: Shall be approved manufacture, and shall be well cured, hard and of standard sizes. SLUMPED BRICK: Shall be of concrete vibrated and slumped. GLASS BRICK: Shall be of sizes shown on drawings and shall be laid in cement mortar. Provide expansion joints and reinforcing as per manufacturers' direction. WATER: Shall be from the city mains. CAST STONE FLAGGING: Shall be 24" x 24" x 2" thick, set on concrete slab. 3 - 03 REINFORCING STEEL: All steel bars shall be of the sizes noted on the structural drawings, and shall be new intermediate grade, correctly fabricated, placed and held rigidly by ties and chairs. 3 - 04 FORMS: All forms shall be constructed of required sizes for structural members shown on the drawings. Form -work shall be sufficiently tight to prevent loss of cement, and shall be braced and shored so as to avoid distortion when the concrete is placed. 3 - 05 CONCRETE: Unless otherwise noted, all plain and reinforced concrete shall be mixed in proportions of 1 part cement, 2 parts sand, 3 parts stone, with sufficient water to provide a plastic and workable mix. 3 - 06 FINISH CEMENT FLOORS: All floor surfaces marked "Cement" shall be plain cement, with slope or pitch indicated on plans. Where colored cement is noted, the color selected shall be integrally mixed with the topping materials. 3 - 07 MASONRY WORK: All masonry units shall be laid up true and plumb in a substantial and workmanlike manner. Cem- ent brick may be used for incidental filling where necessary in masonry work. All masonry units shall be laid on full mortar beds, carefully filling in the vertical joints. Exposed masonry units shall have the joints wiped with gunny sack. Garbage Receptacles $ 40.00 Izm ir*lialttZtlz $ SECTION 2 — EARTHWORK 150.00 80.00 75.00 100.00 2 -01 SCOPE OF WORK: This work includes all necessary earth and rock excavating, filling and back - filling, rough and fin- ished grading necessary for footings, foundation walls, terraces, etc., shown on the plans. The plumber and electrician shall do all excavating and back - filling necessary for their work. 2 -02 FILL AND BACK -FILL: Material from excavations shall be used for back - filling and rough grading. Where additional fill is required such material shall be clean and free from rubbish or other objectionable matter. 2 -03 GRADING: The finished grading will be done by the landscaper. The General Contractor shall fill or excavate as necessary to, bring the rough grade to a point two (2) inches below the finished grades shown on the drawings at the building line. From these levels, the grades shall be worked down to meet the natural grade at a point approximately ten (10) feet from the building in all directions. SECTION 3 — CONCRETE, MASONRY & STEEL 3 -01 SCOPE OF WORK: This part of the contract shall include all materials, labor, equipment and scaffolding for plain and reinforced concrete work, cement block work, brick work, cement floors, vents and all other miscellaneous masonry necessary for the completion of the building as shown on the drawings. Foundation shall be in accordance with structural drawings. Page Three effective July 1, 1936, including liability and Contingent Liability Insurance which shall thoroughly protect the owner and contractor from any claims for damages or personal injury, including death, to anyone, which may arise from operations under this contract. Certificates of such insurance shall be filed with the Owner, with a clause in such certificate requiring at least ten (10) days written notice in the event of cancellation, and shall be subject to his approval for adequacy of protection. 1 -09 SANITARY CONVENIENCES: The Contractor shall erect temporary closet for the workmen on the job, and maintain it in a clean and orderly condition at all times. At the completion of the work, he shall remove same and its con- tents. 1 -10 WATER METER: The General Contractor shall arrange with the water company through the plumbing contractor, for a tap to the water main and installation of a water meter. The General Contractor shall pay for tap and all water charges, including meter deposit, for construction purposes. Meter and deposit shall be changed to Owner's name at the completion of the contract. 1 -11 LAYING OUT WORK: The principal lines, levels and necessary grades for the construction of the building are shown on the accompanying drawings and shall be followed accurately by the contractor. The Contractor will be held entirely responsible for the proper laying out and construction of the work contem- plated by this specification and the accompanying plans. 1 -12 CLEARING OF SITE: The General Contractor shall clear the entire building site of all rubbish, brush and other objection- able matter. All trees within the area of the building or driveway shall be transplanted on the plot as directed by the owner. 1 -13 CUTTING AND PATCHING: The Contractor shall do all necessary cutting and patching so the several parts of the work fit cor- rectly and shall leave the building complete as one unit. 1 -14 CASH ALLOWANCES: Where cash allowances are made, they do not include Contractor's profit. Contractor to include such materials, work and installation costs as are required for a complete job in every respect, un- less otherwise specified. In connection with such work, the General Contractor is to construct or set all adjoining work as that work under these items can be set just as if same were included in the General Contract. The full amount of cash allowances shall be construed as being credits to the Owner in their full value as set up in this contract, and do not include contractor's fees. Should the final cost of the work included in these allowances be less than the amount of the allowance, then the Owner shall be credited the difference. Page Two 1 SECTION 1- GENERAL CONDITIONS 1 -01 SPECIAL NOTE: (A) The "General Conditions of the Contract," fifth edition, issued by the American Institute of Architects, shall form a part of this specification and shall govern the work in all respects except as modified herein. Copies of the "General Conditions of the Contract" are on file and may be re- ferred to at the office of the Architect. (B) The plans and these specifications are cooperative; the specifications are intended to cover, in general, the requirements as to quality and character of materials and workmanship; the plans, together with notes thereon, will set forth specific requirements for the work, and such notes shall be considered as in full force and effect, though such requirements may not be particularly men- tioned in these specifications. 1 -02 BIDS: The Owner or his Architect reserves the right to reject any or all the bids and to select the suc- cessful bidder as he sees fit. 1 -03 EXAMINATION OF SITE: The Contractor shall visit the site and familiarize himself with the location and all conditions that may affect the progress of the proposed work. No claims for additional allowances will be granted because of lack of knowledge of such conditions. 1 -04 ORDINANCES AND REGULATIONS: All requirements of local and state ordinances and regulations relating to building and the preser- vation of public health and safety shall be observed by all contractors. 1 -05 PERMITS: The General Contractor shall procure and pay for general building permits. Where clean - outs are not accessible under the house, they shall be flush type with brass screw cap set in finish floor. 10 -04 WATER SERVICE: Shall be line provided by the General Contractor from the city main to the meter at property line. From the meter the plumber shall run a supply line to the building and run water to each fixture. 10 -05 VALVES: Shall have stem with removable loose disc of hard fibre.
