GENERAL SCOPE OF WORK -- It is the intent of the Contract Documents to provide all labor and materials, etc., reason- ably necessary to construct and completely finish a one story residence, in Miami Shores Village, Florida. 2. GENERAL CONDITIONS -- The general conditions of the Con- tract for the construction of buildings, standard form of the American Institute of Architects, copyrighted 1925, Articles 1 to 44 inclusive, are hereby made a part of this specification. 4 3. The Contract Drawings will be numbered 1 and 2. 4. CASH ALLOWANCES shall be included in the Contract for the following items: Finish Hardware 75.00 Lighting Fixtures 65.00 Medicine cabinets 10.00 All work to be executed by firms selected by the Owner but shall be paid for and installed under the General Contract. The amounts allowed will be adjusted to conform to actual expense incurred. EXCAVATION 1. SCOPE -- The work under this section shall include: a. Clearing of site. b. Excavation. c. Backfilling. 2. CLEARING OF SITE -- The lot shall be cleared of all under- brush, etc., trees, stumps etc., within 10 feet around the build - ing shall be removed. Any trees desired preserved shall be boxed and protected. 3. EXCAVATION shall be carried to firm hard virgin soil, re- gardless of the depths shown on the drawings. If practicable, footing trenches shall be cut to the exact size of the concrete, otherwise forms shall be used. 4. BACKFILLING -- Backfill all walls and refill all trenches: CONCRETE WORK 1. SCOPE -- The work under this section shall include: a. Footings and foundations walls. b. Lintels over all windows and doors in masonry. c. Belt course beams. d. Floor slabs at entry, fireplace, porch and garage. e. Bathroom slabs on wood construction. f. Window sills. g. Sidewalks and drive ribbons as shown on plot plan. h. Rough and finished concrete steps. 2. REINFORCING STEEL shall be of deformed bars of sizes shall be shown on plans, and must be suspended in place by wires. 3. MIXTURE -- The proportions for concrete shall be : 1 part cement, 22 parts sand and 3 -3/4 parts aggregate. The materials shall be machine mixed until all materials are evenly distributed. Concrete shall be worked with as little water as practicable. All concrete may be ready - mixed, 2500 lbs. test. The building inspect- or must be furnished with a report from a properly qualified test- ing laboratory. 4. FORMS -- Shall be built of dressed lumber. They shall be braced and left in place for at least twenty one days. Forms must be used on all foundation trenches. -1- 2. STEEL WINDOWS -- All windows shall be residence Casements manufactured by the Crittal Federal Corporation, or equal. The plans and elevations have the catalogue type numbers marked thereon. 3. SETTING -- Sash shall be secured to wood bucks set into ma- sonry by the carpenter. Sash shall be secured in a manner ap- proved by the manufacturer. 4. HARDWARE -- shall be standard with the manufacturer, except that the operators shall be Gettywormed gear, the grade and de- sign approved by the owner. 5. SCREENS -- shall have steel frames with no muntins. Cloths shall be 16 mesh bronze. Screen frames shall be clipped to windows. CARPENTRY 1. SCOPE -- The work under this section shall include all rough carpentry as shown, called for or obviously necessary to carry the operation to successful completion. 2. GENERAL -- All lumber shall meet the requirements of the association under whose grading rules it is produced. All framing lumber of two inch thickness and less shall be seasoned to a max- imum moisture content of 19%. Sizes shown are nominal. Dressed sizes shall conform to American Lumber Standards. Where a piece contains defects admissable in the grade, which might materially impair its structural properties, it shall not be used for joists or other load bearing members. 3. SILLS AND GIRDERS -- Sills and girders shall be No. 2 Southern Pine or Fir. 4. FLOOR JOISTS -- Floor joists shall be No. 2 Southern Pine or Fir. 5. STUDS -- Studs shall be No. 2 medium grain -- 900F Southern Pine or Fir. 6. CEILING JOISTS AND ROOF RAFTERS -- Ceiling joists and roof rafters shall be No. 2 medium grain -- 900F Southern Pine or Fir. 7. FURRING STRIPS -- Furring strips shall be No. 2 Southern Pine or Cypress. Where furring strips are treated with a wood preser- vative, heart required waived. 8. SUB- FLOORING ROOF BOARDS AND SH ATHING -- Sub - flooring, roof boards and sheathing shall be No. 2 Southern Pine. 9. COLLAR BEAMS, BRIDGING, ETC. -- Collar beams, bridging, grounds stripping, etc., shall be No. 2 Southern Pine. 10. FRAMING -- Sills 2" x 4" roof plates 2" anchored to concrete belt with 2" x 10" bolts, 5'0" o.c., floor joists 2" xi'►' -16" o.c. ceiling joists and rafters 2" x 6" ( and 2" x 8" if over 12') -16" o.c. Floor joists shall be bridged with 1" x 3" bridging joists double under all partitions, headers, etc. Studs shall be cross braced once in their height, all doubled at all openings and intersections. Roof rafters shall be well spiked to plate, every fourth rafter anchored to plate. Paint all under floor timbers, ends in masonry and furring lath with heavy coat of cel- cure-sol brushed on. 11. SUB -FLOOR AND SHEATHING -- Cover all floor joists and roofs with 1" No. 2 common sheathing laid diagonally to floors and at right angles to supports for roofs. 12. FURRING -- Furr at all exterior walls with 1" x 2" strips 16" o.c. Set all grounds and nailing blocks as required by other trades. l 13. LUMBER TREATMENT -- Sills, plates, furring, first floor joists, other joist ends at masonry for a distance of 12" stud ends at foundation, window bucks and any other lumber or timber coming in contact with masonry shall receive one drenching brush coat of cel-cure-sol or creosote on all surfaces. MILLWORK AND FINISH 1. SCOPE -- The work under this section shall include: a. Door frames. b. Entrance doors. c. Screen doors. d. Typical interior doors. f. Interior trim. g. Kitchen cabinets. h. Bedroom closets. i. Access doors. j. Medicine cabinet. k. Garage door. NOTE: The above scope is intended to assist the contractor in determining the millwork and finish required, however, this con- tractor will be responsible for all millwork and finish necessary for the building according to the plans and these specifications. Sizes as called for in these specifications are intended to be stock mill sizes. 2. DOOR FRAMES -- Exterior frames shall be 1 -3/4" cypress rab- betted. Interior frames shall be 7/8" with planted stops. 3. MAIN ENTRANCE DOOR shall be 1 -3/8" 5 -panel stock slab door as detailed, with a jalousie screen door as made by Protectu Awning Shutter Corp. 4. SCREEN DOOR SHALL be 1 -3/8" cypress with 5i" rails and stiles. 5. TYPICAL INTERIOR DOORS shall be stock, 1 -3/8" thick, 6'8" high Fir panel. Door to garage to be metal backed. 6. DUTCH DOOR from Kitchen to Porch to be two part Dutch Door 1 -3/8" Thick with 5/4'" shelf. 7. INTERIOR TRIM shall be stock plaster mold and shall be applied before plastering. Casings will be required both sides of all doors and base and shoe where wood or linoleum floors occur. 8. KITCHEN CABINETS shall be built as detailed, with drawers, com- partments, shelves, etc., and shall have 4" plywood backs. Doors shall be 3/4" finish fir plywood. Finish work top and drainboard shall be of tile and are provided for in another section of these specifications. 9. BEDROOM CLOSETS and linen closets are to be as shown. Shelves are 1" x 12" supported on 1" x 4" hook strips. Poles are 1" diameter galvanized iron pipes. Enamel hooks shall be placed 8" o.c. on all hook strips. Shoe racks shall be 1" x 8" set at 30 degree angle near the floor with a 1" x 1" heel strip nailed hori- zontally. Bedroom closets to be cedar lined. 10. ACCESS DOOR to unexcavated spaces shall be cypress with 16 mesh bronze screen. 11. FRENCH DOOR to be 1 -3/8" white pine with 5 or 10 glass lights. 12. MEDICINE CABINETS -- See cash allowances. 13. GARAGE DOOR to be overhead type of presswood on 5/4" cypress frame, with planted mould Design as shown on plans. WOOD AND LINOLEUM FLOORS 1. SCOPE -- The work under this section shall include: a. Oak floors in living room, dining room, hall, bedrooms, and closets. b. Pine under floors in kitchen. c. Finish wood floors except those covered by linoleum. d. Linoleum floors in kitchen. 2. OAK FLOORS shall be select red oak, blind nailed and forced' tight. Floor boards shall be T & G and laid the long dimension of the room. 3. PINE FLOORS COVERED with linoleum shall be of No. 2 Pine sur- faced nailed and forced tight. This floor shall finish 1/8" be- low the established floor line to allow for linoleum. 4. FINISH WOOD FLOORS -- All floors shall be sanded smooth and thoroughly cleaned. Oak floors shall be filled and sealed with one coat of 3 to 1 shellac, well sand papered between each coat and then waxed and polished two coats, following the manufacturers. 5. LINOLEUM FLOORS shall be of standard gauge inlaid. It shall be laid over the pine floor and finish flush with the established floor line. The pine floor shall be covered with a layer of one pound saturated felt, cemented in place and neatly fitted. Lin- oleum shall be cemented with paste furnished by the manufacturer of the linoleum. All work shall be done by an authorized dealer of the manufacturer. ROOFING AND SHEET METAL 1. SCOPE -- The work under this section shall include: a. Composition and tile over all sloping roof surfaces. b. Toncan or Armco drip strips. c. Copper flashing. d. Toncan or Armco termite shields. 2. COMPOSITION ROOF UNDER TILE -- Cover all sloping roof surfaces with one layer of 30# felt tagged and nailed over this felt lay one layer of 90# slate surfaced roll roofing thoroughly mopped. Joints shall be lapped at least two inches. 3. BARREL TILE ROOFS -- Cover all sloping roof surfaces with red cement barrel tile or equal. All tiles shall lap at least 2" on second course below. All roof tile to be as manufactured by Brady, Topsail, or equal. All valleys shall be open. All tile shall be wet and laid in 1 to 3 cement mortar. 4. DRIPSTRIPS shall be Toncan Iron. All flushing in connection with tile roofs shall be of Toncan Iron. Valleys shall be lined with Toncan Iron at least 20" wide. 5. TERMITE SHIELDS shall be installed as shown and shall be 22 gauge Toncan or Armco. All joints shall be soldered, and strips shall be bent down at a uniform angle. 6. GUARANTEE -- This contractor shall furnish guarantee in writing that all work included in this contract will remain per - fectly water -tight for a period of two years from date of comple- tion and acceptance, and make good any defective work or damage caused to the building by such defects. TILE WORK 1. SCOPE -- The work under this section shall include: a. Floor, wainscote and accessories in bath room. b. Kitchen drainboard, back and ends. c. Matt glazed bull nosed wall tile stools for all windows. d. Hearth. e. Porch. 2. BATH -- Wainscotes shall be 4'0" high generally and 6'0" high at tub and shower. Wall tile shall be glazed, cushio edge, stan- dard grade. Wainscot shall have field of 44" square tile, cap, base border and accessories shall be colored. Trim at windows to wain- scot height shall be bull nosed. Cap tile shall be square edge and shall finish flush with the plaster. tile. Floor shall be of Ceramic the of same quality as wall Bath shall have six accessories. Tile shall be installed before finish plaster and shall be arranged to finish flush with the finish plaster. 3. KITCHEN -- The drainboard ends and backs to the under side of the upper cabinets shall be tiled. Wall tile shall be 44" wide, for other work, with 6" x 2" colored box trim. Drainboard shall slope sufficiently to obviously drain water. 4. SETTING -- Floor and wall tile shall be bedded solid in Port- land cement mortar with surfaces perfectly level and joints straight and filled. Joints shall be close for bathroom work, 1/4" wide for other work. 5. HEARTH to be of Quarry Tile. 6. CLEANING -- All work must be left entirely clean and free from cracked or defective work. Floors shall be protected until build- ing is completed. 7. COLORS -- All colors to be selected by owner. LATHING, PLASTERING, STUCCO. 1. SCOPE -- The work under this section shall include: a. Rock lath over interior partition, interior ceiling, over furring and elsewhere not otherwise specified. b. Metal lath for corners of wood partitions, intersections of wood and masonry, for backing of tile wainscots and any special places where rock lath is not practicable. c. Hard finish plaster in color for kitchen and bath. d. Textured finish plaster for all the house, except kitchen and bath. e. Stucco on all exterior surfaces of the building. f. Venetian blind guides installed before plastering. 2. METAL LATH shall be 3/8" clinton cloth, tied at all laps and stapled at every bearing, staples not more than 6" apart. 3. ROCK LATH shall be 16" x 48" USG or equal, nailed with four nails at each bearing. 4. GROUNDS -- Wood grounds will be set under the Carpentry section as directed by this contractor. 5. VENETIAN BLIND GUIDES will be provided and set before plaster is applied by the builder. placed. PAINTING 6. PLASTER shall be 2 coat work. The scratch coat shall consist of 1 part sand and 1 part fibered gypsum plaster. a. TEXTURED PLASTER shall be finish coat of gypsum plaster, hydrated lime and screened brown plaster, applied to a modulated surface as directed by the Architect. All finish plas- ter shall have mixed integrally color pigments to produce the shades of the finish work as approved by the Architect or owner. b. HARD PLASTER shall be smooth finish. Application shall be trowelled to a hard smooth finish. Hard finish plaster shall be painted. Openings, so shown on plans or details, shall have bull nose or plaster returns at jambs and heads, using a 1" radius. Finish plaster in baths shall be executed after tile is 7. STUCCO shall be 2 coat work. The scratch coat shall consist of 1 part Portland cement, 2 parts sand and 1/4 lime putty; fibered as necessary. Under coat brought to true plane and scratch. The finish coat shall consist of 1 part Portland cement and 22 parts of sand with approved waters -proof pastes added according to manu- facturer's directions. The finish coat shall present a brush finished texture as approved by the Architect. 8. CUTTING AND PATCHING -- This contractor shall at his expense do all cutting and patching required by other trades, leaving all surfaces in perfect condition at the completion of the work. 9. CLEANING -- Upon completion of work all plaster stains shall be removed from other work,, all debris, removed and the whole left in a clean and neat condition. 1. SCOPE -- The work under this section shall include: a. Painting all metal sash and screens. b. Painting all exterior woodwork. c. Painting all interior woodwork. d. No painting required for interior plaster except kitchen and baths. e. Water -proof painting all stucco and exposed block walls. 2. MATERIALS -- All materials to be of Valentine's Company's or equal in manufacture, delivered in original containers on the job, in sufficient quantities to do the required work subject to in- spection and approval. To be of materials and colors as selected by the Owner. To be mixed thoroughly, and accordance with directions on can, or furnished by manufacturer, and applied in a careful and workmanlike manner, and in strict accordance with best painting practice. All thinners or oils shall be of the highest quality, and meet with approval of the Owner. 3. SAMPLES AND COLORS -- Samples of all finishes and colors shall be prepared for and approved by the Owner. 4. PRIMING -- Wood work, including trim, shall have all knots stopped and shall otherwise be prepared before finish. Priming shall consist of one coat of lead and oil on the unexposed Ourface of all woodwork; one coat of lead and oil on the exposed surfaces that are to be painted. 5. METAL SASH AND EXPOSED METAL shall be given: • a. Valentine's primer, thinned with one pint of pure tur- pentine to the gallon. b. Valentine's house paint as received in package, and color as selected. TZA Pzuucau2 6. EXTERIOR WOODWORK to be given; a. One coat of Valentine house paint, thinned with one pint pure turpentine and one pint raw linseed oil thinned to shade desired. b. One coat Valentine's house paint, thinned with one pint pure raw linseed to gallon. c. One coat of Valentine's house paint as received in package. 7. INTERIOR WOOD AND TRIM to be given: a. One coat of Valentine's enamel undercoater thinned with one quart of pure turpentine to the gallon. b. One coat of Valentine's enamel undercoater thinned with one pint of turpentine to the gallon, and tinted to ap- proximate shade of finish shade. c. One coat of Valentine's enamel eggshell tinted to desired shade and applied as received in package. Well sandpapered between each coat. 8. EXTERIOR STUCCO to be given two coats waterproof lime wash: a. First Coat- First Mix. Three bags Tiger lime, three gallons of gable -tite water- proofing, three pounds of calcium chloride, and color for desired tint- per barrel of water. b. Second coat- Second Mix: Three bags of lime, five gallons of gable -tite water- proofing, three pounds of calcium chloride, color for desired tinting, per barrel of water. 9. KITCHEN AND BATHROOM walls to have two coats of primer and one coat of dull finish enamel. 10. CLEANING -- Upon completion of the painting, this contractor shall remove all traces of paint from adjoining work, such as hardware, unpainted plaster, tile work, etc. This contractor shall leave his work free from all blemishes whatsoever. SPECIAL NOTE: The paint herein specified is of Valentine's Manu- facture. The Contractor may use paint of another manufacturer pro- vided, however, it meets the quality of the Valentine Company's and is approved in all details by the Owner. GLAZING 1. SCOPE -- The work under this section shall include the glazing of all doors and windows. 2. GLASS shall be "B" quality double strength. 3. STEEL WINDOWS shall be glazed with glazing clips and putty, from the outside. 4. WOODWORK shall be glazed with wood stops from the outside. 5. BATH WINDOW to be of tinted Florentine Glass. 6. CLEANING -- Upon completion of the job all glass shall be thoroughly cleaned and left in a whole and perfect condition. • • 1. SCOPE -- The work under this section shall include the furnish- ing and installation of all builder's hardware and the installation of all finish hardware; all as required to complete the work. Window hardware is to be furnished complete with the steel windows. • • HARDWARE 2. FINISH HARDWARE -- Except as listed below shall be furnished as under an allowance. Upon delivery it shall be cared for by this contractor and installed in the work. 3. BUILDER'S HARDWARE, shall include all nails, screws, spikes, bolts, joist anchors, stirrups, etc. 4. THRESHOLDS AND WEATHERSTRIPS -- All exterior doors shall have Barland interlocking 3" bronze thresholds and springs bronze weatherstrips on bottom strips. ELECTRICAL WIRING 1. SCOPE -- The work under this section shall include the complete installation of the wiring system from the lighting company's ser- vice to every outlet in the building, including panels, switches, circuit wiring, receptacles, fixtures, bells, buzzers. All materials shall be approved by the National Board of Fire Underwriters and the wiring system shall comply with all or- dinances and regulations governing same. 2. FIXTURES shall be furnished under an allowance, and installed by this contractor. 3. GUARANTEE -- All this entire work shall be guaranteed against any defects for a period of two years from date of acceptance. 4. CONDUIT -- All wiring, except for bells and annunciators shall be run in best quality galvanized steel tubing, All conduits must be concealed and run continuous from outlet to boxes, etc. 5. SERVICE -- Service shall be 100 amp. range cut -out and nine 15 amp. branch circuits. 6. WIRING -- Wire for lighting and power shall be approved by Underwriters Lab. for size, grade, and insulation. 7. OUTLET BOXES, SWITCHES, RECEPTACLES -- Outlet boxes shall be standard pressed steel knockout boxes. Local switches shall be single pole, toggle type, with H & H Ivory lite covers except however, all bath and kitchen cover plates shall be chromium plated. 8. POSITION OF OUTLETS -- Unless otherwise directed or indicated, plug receptacles shall be 18" above floor, wall brackets 6'0" above floor, wall switches 4'0" above floor. Outlet shall center not less than 7" from opening trim and where required must be centered on wall, ceiling or paneled spaces. 9. BELLS, ANNUNCIATORS, ETC. -- There shall be installed, using rubber covered wire a complete bell and annunciator system of ample capacity to serve the requirements indicated on the plans. Bells and buzzers shall be of the flush type which to- gether with necessary transformer, will fit standard switch or receptacles. 10. CUTTING, PATCHING, SLEEVES, ETC. -- This contractor shall do all cutting and patching necessary for the proper installation of his work. All sleeves, etc., required shall be'furnished and in- stalled under this contract. PLUMBING 1. SCOPE -- The work under this section shall include the complete installation of the plumbing system including the sewage disposal, water supply lines, and plumbing fixtures. It is the intent of this specification to install a working plumbing system complete from the city or utility lines to the last fixture or outlet in the building. This contractor is required to pay all service and con- nection fees required to make this installation complete from the conditions as they exist at the present time. The Plumbing system must comply with all ordinances and regulations governing same. 2. EXCAVATION -- This contractor shall do all excavation and dig- ging necessary to complete his contract, backfilling properly after his work has been inspected and approved. 3. SEPTIC TANK shall be of precast concrete, 421 gallon capacity, complete with leaching field to comply with the code of Miami Shores Village. 4. CONTRACTOR to pay for and install a 5/8" water meter with 3/4" water service as hereinafter described. The cost of meter, if any, and deposit for water service to be included in this proposal. From meter run a 3/4" line to the last riser in the build- ing running a 3/4" line to kitchen and bath, then supplying all necessary pipe distributing cold water to all outlets and fixtures install 2" x 12" air chamber on all risers. Hot water supply line shall be 2 ". Run hot water pipe to all fixtures except water closets and sill cocks. 5. PIPE -- Soil and vent shall be extra heavy weigIat cast iron with hub and spiggot ends. Hot and cold water lines shall be galvanized mild steel pipe. Lead pipe shall be "D" quality. Fittings shall correspond in weight, type and grade as pipe to which they are con- nected. Cold water valves No. 440 hot and cold water valves No. 7 Crane Ccunpany or equal. Roof flanges shall be galvanized improved type. 6. WALL HOSE CONNECTIONS -- Install where shown on plans 2" sill cocks. 7. GUARANTEE -- The plumbing contractor shall be responsible for the proper operation of the entire plumbing installation for the period of one year from the date of acceptance. He shall make good at his expense any defect in manufacture of imperfect workmanship within this time limit. 8. FIXTURES -- All fixtures shall be equal to the list of fixtures below as manufactured by the Crane Company. All exposed metal shall be chromium plated. All fixtures are to be white. 9. PLUMBING FIXTURE SCHEDULE BATH: WHITE 5 K556 Cosmopolitan tub fitted with B -73 tub and shower fittings, B -428 l -" pup -up waste and 5' c.p. recess rod and pins, less curtain. LAVATORY WHITE: • K -2710 (19" x 22 ") complete as shown and described. CLOSET WHITE: K -3700 White closet fitted with #600 plain white seat and cover, c.p. angle stop and flange package. KITCHEN SINK WHITE: 30" x 18" with B -898 -T swing spout faucet and B -989 strainer. SOLAR WATER HEATING SYSTEM 1. SCOPE -- The work under this section shall include a complete sunwater system with heating coils in metal box, insulated storage tank and necessary pipe connections. The connection from this system to the plumbing system and shutoff valve will be made and furnished by the plumber, and roof flashing will be done by the roofer. Supports to carry the weight of the tank a d box shall be built by the carpenter. 2. TANK shall be= gallon special solar tank constructed of heavy duty steel galvanized inside and out. Box shall be insulated on bottom and sides. Insulation shall be of 5" of cork and insu- lation board on top and all sides. 3. HEATING COILS AND BOX shall be'®lite size (4f x10'). Coils shall be of copper tubing. Box shall be of galvanized steel, painted inside and out. Box shall be insulated on bottom and sides. The top of the box shall be covered with glass in large section.
