THIS INDENTURE, made this 2k ' day of April, 1997, between CHARLES DAVID
WATSON and ELEANOR C. WATSON, his wife, Grantor, and ELEANOR C. WATSON, as
Trustee Under the Eleanor C. Watson Revocable Living Trust Dated the 21 gr day of April, 1997,
whose post office address is 534 NE 95 Street, Miami Shores, Florida 33138, Grantee,
WITNESSETH, That said grantor, for and in consideration of the sum of Ten Dollars and other
good and valuable considerations to said Grantor in hand paid by said Grantee, the receipt whereof is
hereby acknowledged, has granted, bargained and sold to the said Grantee, and Grantee's heirs and assigns
forever, the following described land, situate, lying and being in Dade County, Florida, to -wit:
Lots 8 and 9, Block 55, MIAMI SHORES, SECTION II, according to the Plat
thereof, recorded in Plat Book 10, at Page 37, of the Public Records of Dade
County, Florida.
NOTWITHSTANDING ANYTHING HEREIN TO THE CONTRARY, GRANTORS HEREBY
RETAIN THE RIGHT TO USE, POSSESS AND OCCUPY, AS THEIR PERSONAL RESIDENCE
DURING THEIR LIFETIME, THE ABOVE DESCRIBED REAL PROPERTY.
This Deed shall confer on the Trustee the power and authority to protect, conserve and to sell and convey,
or to encumber, or otherwise to manage and dispose of the real property described herein, together with
all the powers contained in Florida Statute 737.402.
And said Grantor does hereby fully warrant the title to said land, and will defend the same against
the lawful claims of all persons whomsoever.
