This category includes flat, open country and grasslands; 5.1.5 the building is a Condition I building on which neither of the following are true: • the percentage of openings in one wall exceeds the sum of the percentages of openings in the remaining walls and roof surfaces by 5% or more; and, • the percentage of openings in any one of the remaining wall or roof do not exceed 20 %. 5.1.6 the building is a Category I building located at the hurricane oceanline having to an importance factor (1) of 1.05. Chapter 23 of the South Florida Building Code requires the use of 'at hurrican oceanline' in all calculations. 5.2 The field, perimeter and corner area maximum design pressures determined under these conditions are noted in Table 1. 5.3 The field, perimeter and corner areas (ft to which the above noted maximum design pressures apply shall be determined in compliance with Chapter 23 of the South Florida Building Code. Page - 3 PA 128 6. Applicability of Roof System Assembly Installation 6.1 The applicant may use the maximum design pressures noted in Section 5, with the information contained in the Roof System Assembly manufacturer's Product Control Approval, to determine whether or not a particular system may be installed on a particular building in the South Florida Building Code jurisdiction (excluding exposure 'D' buildings and those roof areas having a height greater than 23 feet, a pitch in excess of 1/4":12" or an area in excess of 350 squares). 6.2 Using Table 1, determine the maximum design pressure for each respective roof area which corresponds to the applicable roof height range. 6.3 Referencing the Roof System Assembly Product Control Approval, check that the system's listed Maximum Design Pressure meets or exceeds that determined in Section 6.2 for each respective roof area. 6.3.1 The Maximum Design Pressures for the system manufacturer's various Approved Roof System Assemblies are noted in two sections of their Product Control Approval: • Maximum Design Pressures are noted vs. deck type in a section which is located between the "Test Reports" and "Systems" sections (see example, attached); and, • Maximum Design Pressures are noted within each system description in the "Systems" section (see example, attached). Note: The minimum value for Maximum Design Pressure for all Product Control Approved Roof System Assemblies is - 45 psf. 6.4 If the criteria noted in Section 6.3 is not met, then the applicant: • shall have formal design pressure calculations conducted by a Professional Engineer in compliance with Chapter 23 of the South Florida Building Code using actual building conditions rather than 'worst case' conditions; or, • shall not utilize the Roof System Assembly for the building in question. 7. Formal Design Pressure Calculations 7.1 As noted in Section 4.4, herein, the maximum design pressures outlined in Section 5 are derived from 'worst case' conditions and, therefore, may result in an 'over- designed' uplift resistance criteria. Page - 4 AUGUST PA 128 1. Scope 1.1 DADE COUNTY BUILDING CODE COMPLIANCE OFFICE PROTOCOL PA 128 -94 ©1994 Metro -Dade Building Code Compliance Office STANDARD PROCEDURE FOR DETERMINING APPLICABILITY OF LOW SLOPE ROOF SYSTEM ASSEMBLY INSTALLATION This Protocol covers: 1) the maximum design pressures for the field, perimeter and corner areas of exposure 'C' buildings, determined in compliance with the design pressure calculations set forth in Chapter 23 of the South Florida Building Code, for 'worst case' conditions; and, 2) the procedure for determining, based on these maximum design pressures. whether a particular low slope, Product Control Approved, Roof System Assembly may be installed on a particular building having a particular roof height. 1.2 This Protocol applies to all continuous, low slope Roof System Assemblies which have obtained Dade County Product Control Approval and to all exposure 'C' buildings where the roof section in question has a height less than or equal to 23 feet, a pitch not greater than 1/4":12" and an area less than or equal to 350 squares. Exposure 'D' buildings, as well as roof sections having a height greater than 23 feet, a pitch in excess of 'W:12" or an area in excess of 350 squares, are not applicable for consideration under this Protocol. Such buildings and roof sections shall require formal design pressure calculations in compliance with Chapter 23 of the South Florida Building Code. 1.3 All formal design pressure calculations conducted under Chapter 23 of the South Florida Building Code shall be conducted, and reports shall be signed and sealed, by a Professional Engineer. 2. Terminology 3.1 Definitions - For definitions of terms used in this Protocol, refer to Subsection 3401.3(a) and/or Section 402 of the South Florida Building Code. 4. Significance and Use 4.1 The requirements and procedures outlined herein are intended to provide a guideline for Uniform Building Permit applicants (henceforth 'applicant') to determine whether a particular low slope, Product Control Approved, Roof System Assembly may be installed on a particular exposure 'C' building where the roof area has a height less than or equal to 23 feet, a pitch less than or equal to '/4 ":12" and an area less than or equal to 350 squares. AUGUST 4.2. Compliance with the requirements and procedures herein nullifies the requirement for a formal design pressure calculations, in compliance with Chapter 23 of the South Florida Building Code, for submission with the Uniform Building Permit. 4.3 Exposure 'D' buildings, as well as roof sections having a height in excess of 23 feet, a pitch in excess of 1/4":12" or an area in excess of 350 squares, do not apply to this Protocol and formal design pressure calculations, in compliance with Chapter 23 of the South Florida Building Code, are required for submission with the Uniform Building Permit. 4.4 The field, perimeter and corner area maximum design pressures noted herein are derived from 'worst case' conditions for an exposure 'C' building and; therefore, may result in an 'over - designed' uplift resistance criteria. The option to have a formal design pressure calculation performed for the building in question remains and these calculations shall take precedence over the maximum design pressures noted herein. 5. Maximum Design Pressures 5.1 The maximum design pressures herein are derived from 'worst case' conditions for an exposure 'C' building including the following: 5.1.1 the roof area in question has a pitch of /, ":12 "; Page - 2 PA 128 Job Address: ago c:NS SIR Design Pressure Requirements: Field: psf Perimeter Areas: psf Corner Areas: psf Note any limitations: Reviewed Details ?: Notes: Ead W. Please be advised that we are hereby cancelling the contract with your company to reroof our home. My wife and I regret that we must cancel the contract. In November, 1994, we requested that your company send us a quote to complete the reroofing of our home. We received the quote, we accepted the quote and was assured by your company that the reroofing would commence on December 26, 1994, immediately after Christmas. The reroofing was not commenced and we heard nothing from your company. Meanwhile our roof has very serious leaks and the heavy rains increased the damage to the roof even further. On or abou mid - January, 1995, we received a telephone call from Duane Raid, your office stating that your company was unable to obtain a permit from Dade County in order to commence the work. The employee ofered to reroof the house without the permit. We refused the offer. We heard nothing further from your company. Due the serious roof problems that we had we solicited quotes from other roofing companies and subsequently signed a contract with another company. We have been informed that Miami Shores will not grant a permit to that company until we formally notify you in writing that your contract has been rejected. One of the Titus Brothers was on our roof early this mopth. I informed hi that we did not want your company to perforW woik. on our home. 1 MIAMI SHORES VILLAGE BUILDING AND ZONING DEPARTMENT DATE Gentlemen: 02/28/95 17:22 MSV 001 "RQLP RARMLESB" LETTER Re: Property located at (address and legal description); 290 N.Y.. 99th Street; East half clef Let 6 and all of Lrt ?R of M; m; ShnrPs sectionl As legal owner o f t3t subject property, I request the cancellation of permit number 37356 issued to • rvfing rn on , for the fo owing reason: _ _. . f uw r -. - ... . .. .. - .. .. . - • ",11 60 • /, A •.ui11. -. - ..
