GENERAL CONDITIONS
The General. Conditions. of the American Institute of Arahi-
tests apply to this building as though herein in full
and copy of same may be had upon application to the Arehiteot.
The Owner or Architect reserves the right to rejeot any or
all bids as well as sub- oontractors. 4 list of proposed
sub - contractors shall be submitted with the bid.
The Contractor shall carefully exa*ine the premises as no
allowance will be made for lack of .full knowledge of all
conditions except underground which are indeterminable.
The Contractor shall assume responsibility for deluge sus-
tained by Owner due to incorrect location of the building
or laying out of the work.
The Owner shall effect and maintain windstorm insurance
as well as fire insurance as called for in Article 29.
Any work or materials not acceptable to the Architect
must be removed by the Contractor and replaced by
approved materials or work without extra compensation..

The General Contractor shall secure and pay for general

EXCAVATION- CONCRETE - MASONRY
The excavation shall be out to sufficient size and depth to
allow for foundations, form work and the installation of
all other work to the best advantage. Excavation for soil,
water, underground conduit, etc., shall be done by the re-
spective trades.
Grading of any surplus soil shall be done as indicated on
the drawings as grading up to the walls of the building.
Contractor is to furnish any additional soil required for
terraces or slabs on Pill after soil from excavations have
been used up for that purpose.
Wood forms for the concrete work shall be built strongly
and rigidly to support load of concrete without deflections
Forms shall be built straight, true and to size required,
and in every way shall conform with the requirements of a
first class job.
All cement shall be fresh American Portland cement of
standard brand approved by the Architect and shall conform
in every respect to the requirements of the standard speci-
fications of the American Portland Cement Mfrs. Assn.
All shall be fresh water sand of firm texture, evenly grad-
ed from coarse to fine, not less than eighty percent silica
content, shall be free from mica and shall contain no trash
or foreign matter, and not more than three percent total of
loam, clay or elate.
Coarse aggregate may be gravel or broken stone of a Size
to pass through a 14/4" ring and must be retained.. on a
1/4 mesh. It must be evenly graded from coarse to fine
and must contain no screening', trash or organic matter.
Reinforcing steel, for cox rete'shall be intermediate grade
conforming to specifications of the Amerioam Society for
Testing Materials, Steel shall be proper length and bent
oold and deformed bars only shall be used; no re- rolled
steel allowed. No steel is to be used which has gathered
rust scale.
Steel shall be placed in ,forms and rigidly wired in place
r otherwise supported before concrete is poured. Bars
n slabat or beams shall be lifted or cradled so that bars
re well bedded in concrete.

Mortar Mortar shall be oompoaed of an approved mortar mix or
Portland cement and sand. If Portland ,cement mortar is
used not over tenpercent �f lime Shall be added. All
mortar shall be used within thirty minutee after mixing
and no retempering will be permitted.
Brick & - Back and sides of 'chimney shall be constructed-of common .
Fireplace or cement brick from aarth slab to top of chimney. Bask
hearth and'fireplace lining to be fire brick laid flat.
Flue to be 13 "'x 13" 'LC. Flue lining, full length. Other
brick on building to be as noted on elevation.
Outer Outer hearth shall be filled and poliahed Quarry-Keystone
Hearth in color to be selected by Owner.

All concrete blocks shall be laid with butted joints in a
full bed of mortar with the air spaces maintained - and shall

The Contractor shall fill up with mortar and point around
all doo's and window frames to make them'airtight• This

MILLWORK & CARPENTRY
General Contractor shall maintain a competent superintendent
or foreman on, the job from start to finish and such foreman
shall be responsible for the determination of lines and level s,
a►aintairing street barricades, lanterns,:scaftolds, eto.,
noessary_ for the safety of the workmen and the publie.•
Immediately upon awarding of oontraot, this Contractor shall
check all, figured dimensions on all of Architeot's plans and
report with duplicate to Architect, certifying that all di-

assure himself of the accuracy of all minor dimensions„

INIPORTANT NOTICES
1. DO NOT BEGIN ANY WORK WITHOUT HAVING RECEIVED YOUR VALIDATED PERMIT AND PERMIT CARD. Applying for a permit does not grant
the right to begin construction. HOURS OF CONSTRUCTION are limited to: Monday through Friday from 7:30 a.m. to 6:00 p.m., and Saturday from 8:00 a.m.
to 5:00 p.m. No inspections will be conducted on weekends or holidays.
2. All construction of demolition areas MUST BE MAINTAINED IN A CLEAN, NEAT AND SANITARY CONDITION free from construction debris.
3. STREETS AND NEIGHBORING PROPERTIES SHALL BE KEPT FREE FROM DIRT AND DEBRIS.
4. SWALES MUST BE PROTECTED FROM BEING DAMAGED BY EQUIPMENT OR VEHICLES, AND MAY NOT BE USED FOR STORAGE. A bond is
required for work in or near the street/sidewalk.
5. CONSTRUCTION TRAILERS ARE PROHIBITED ON SINGLE FAMILY RESIDENTIAL CONSTRUCTION SITES. Other construction may have a trailer
which requires a separate permit.
6. PORTABLE TOILETS for a construction site require a separate permit.
7. DO NOT DISCHARGE WATER INTO THE RIGHT OF WAY OR STORM DRAINS without approval from the Building, Planning and Zoning Department.
8. EQUIPMENT AND MATERIALS SHALL BE STORED at least 10 feet from the edge of pavement.
9. Department of Health and Rehabilitative Services (HRS) approval is required for applications involving septic tanks. Department of Environmental Resources
Management (DERM) and/or Miami -Dade Water and Sewer Department (MDWASD) approval is required for applications involving sewers.

work will be performed to meet the standards of all laws regulating construction in this jurisdiction. I understand that separate permits
