FLORIDA 33138 TELEPHONE 751-1692 C.G.C. 000229 -1- September 6, 1988 Under separate cover, I am submitting four sets of plans for Site Plan Approval by the Planning & Zoning Board. Below please find the reasons we feel this addition should be approved: 2. Increase the tax base of Miami Shores Village. 3. Would increase it's harmony with neighborhood. This addition would appear identical to the adjacent property at 9101 Park Drive which was originally constructed to match this building. This adjacent property has subsequently had two additions placed on it which have maximized both it's use and harmony with the surrounding residential neighborhood. 4. The unusual shape of this property dictates our proposed site layout. Technical advances, computers, etc. have changed the interior space demands of office buildings. This addition will not be used for additional personnel, but rather to allow for two computer systems. 5. Ratio of parking spaces to building square footage will be increased with this design, thereby decreasing any probable overflow to adjacent property. 6. Stobs Bros. has been in business for 51 years and has never employed more than nine full time office personnel. Current parking allows for 12 spaces, plus four more with this addition, for a total of 16 spaces. 7. The east and south elevations of this property we consider to be unsightly for those entering from our southern border. This addition would be a benefit to adjacent property owners and the Village as a whole. BUILDING WITH FLORIDA SINCE 1937 JRSII:ls 8.
