form. The provisions of Chapter 34 of the South Florida Building Code (SFBC) govern all the
requirements andJ standards of the industry for roofing system installations. Additionally, the following itches
should be addressed as part or the agreement between the owner and the contractor. The owner's initial in • the
adjacent box indicates that the item has been explained
cat 1. Aesthetics - Workmanship: The workmanship provisions or Chapter 3; are for the pnrposc of
providing that the roofing system meets the wind resistance and water intrusion performance star „:+,a :d;,
Acs:hetics (appearance) issues are not n consideration with respect to workmanship provisions. Aesthetic issues
such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the
agreement between the owner and the contractor.
P 2. Renailing 'Wood Decks: When replacing roofing, the existing wood roof deck may have to be ren, I' ` d
in accordance with the current provisions of Chapter 29 of the SFBC. (The roof deck is usually concealed pr io: to
removing the existing roof system)
3. Common Roofs.: Common roofs arc those which have no visible delineation between neighboring
units (i.c. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and /or
owner should notify the occupants of adjacent units of roofing work to be performed.
a. Exposed ceilings: Exposed, open beam ceilings are ■vhcre the underside of the roof ,
viewed from below. The owner may wish co maintain the architecture appearance, therefore, e, rood c n big
penetrations of the underside of the decking may not be acceptable. The SFBC provides the option of ma iintainin...:

5. Ponding Water: The current roof system and /or deck of the building may not drain well and may
cartsc water to pond (accumulate) in low-lying 'areas of the roof. Ponding can be an indication of structural
distress and may require the review of a professional structural cn;incer. Pondino may shorten tl:: life
expectancy and performance of the new roofing system. Ponding conditions may not bt evident until the original
roofing, system is removed. Ponding conditions should be corrected.
G. Overflow Scuppers (wall outlets): It is required that rainwater floe off so that the roof
overloaded from n build up of water. Perimeter /edge walls or other roof extensions may block this dis :l•.•rce if
overflow scuppers (wall outlets) arc not provided. It may be necessary to install overflow scuppers in azeo:dince
\vide Chapter 23 of the SFBC.

ANCHOR NOTES:
1. SPANS AND LOADS SHOWN HERE ARE FOR DETERMINING ANCHOR SPACING ONLY.
ALLOWABLE STORM PANEL SPANS FOR SPECIFIC LOADS MUST BE LIMITED TO THOSE
SHOWN IN TABLE 1.
10.
TABLE 1 NOTES:
1. DETERMINE BOTH THE POSITIVE AND THE NEGATIVE
WIND LOADS. CHECK THEIR RESPECTIVE SPANS AND
USE THE LESSER VALUE OF THE TWO.
2. FOR DESIGN LOADS BETWEEN TABULATED VALUES
USE NEXT HIGHER LOAD OR LINEAR INTERPOLATION
MAY BE USED TO DETERMINE ALLOWABLE SPANS.
TABLE 2 NOTE:
1. ENTER TABLE 2 WITH POSITIVE DESIGN LOAD TO
DETERMINE MIN. STORM SHUTTER SEPARATION FROM
GLASS.
•
2. ENTER ANCHOR SCHEDULE BASED ON THE EXISTING STRUCTURE MATERIAL.
ANCHOR TYPE AND EDGE DISTANCE. SELECT DESIGN LOAD GREATER THAN OR
EQUAL TO NEGATIVE DESIGN LOAD ON SHUTTER AND SELECT SPAN GREATER
THAN OR EQUAL TO SHUTTER SPAN.
3. SEE MOUNTING SECTION DETAILS FOR IDENTIFICATION OF CONNECTION TYPE.
4. EXISTING STRUCTURE MAY BE CONCRETE. HOLLOW BLOCK OR WOOD FRAMING.
REFERENCE ANCHOR SCHEDULE FOR PROPER ANCHOR TYPE BASED ON TYPE OF
EXISTING STRUCTURE.
5. ANCHORS SHALL BE INSTALLED IN ACCORDANCE WITH MANUFACTURERS'
RECOMMENDATIONS.
•
6. MINIMUM EMBEDMENT AND EDGE DISTANCE EXCLUDES WALL FINISH OR STUCCO.
7. WHERE EXISTING STRUCTURE IS W000 FRAMING. WOOD FRAMING CONDITIONS
VARY. FIELD VERIFY THAT FASTENERS ARE INTO ADEQUATE W000 FRAMING
MEMBERS, NOT PLYWOOD. FASTENING TO PLYWOOD IS ACCEPTABLE ONLY FOR
SIDE CLOSURE PIECES.
8. WHERE LAG SCREWS FASTEN TO NARROW FACE OF STUD FRAMING. FASTENER
SHALL BE LOCATED IN CENTER OF NOMINAL 2" x 4" (MIN.) W000 STUD. 3/4"
EDGE DISTANCE IS ACCEPTABLE FOR WOOD FRAMING. W000 STUD SHALL BE
"SOUTHERN PINE" G =0.55 OR GREATER DENSITY. LAG SCREWS SHALL HAVE
PHILLIPS PAN HEAD OR HEX HEAD.
9. MACHINE SCREWS SHALL HAVE MINIMUM OF 1/2" ENGAGEMENT OF THREADS IN
BASE ANCHOR AND MAY HAVE EITHER A PAN HEAD, TRUSS HEAD. OR WAFER
HEAD (SIDEWALK BOLT), U.O.N.
DESIGNATES ANCHOR CONDITIONS WHICH ARE NOT ACCEPTABLE USES.
11. * DESIGNATES ANCHORS WHICH ARE REMOVABLE BY REMOVING MACHINE
SCREW. NUT OR WASHERED WINGNUT.
