REQUIRED OWNERS NOTIFICATION FOR ROOFING CONSIDERATIONS
As it pertains to this Appendix "F', it is the responsibility of the roofing contractor to provide the owner with the required
roofing permit, to provide the owner with this appendix and to explain to the owner the content of this form. The provisions
of Chapter 34 of the South Florida Building Code (SFBC) govern all the minimum requirements and standards of the indus-
try for roofing system installations. Additionally, the following items should be addressed as part of the agreement between
�J the owner and the contractor. The owner's initial in the adjacent box indicates that the item has been explained.
r . Aesthetics - Workmanship: The workmanship provisions of Chapter 34 are for the purpose of providing that the roof-
ing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are
not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance,
that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor.
g 51. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance
with the current provisions of Chapter 29 of the SFBC. (The roof deck is usually concealed prior to removing the
existing roof system.)
I P\ 4 Common Roofs: Common roofs are those which have no visible delineation between neighboring units (i.e. town-
houses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the
occupants of adjacent units of roofing work to be performed.
ik . Exposed ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from
below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the under-
side of the decking may not be acceptable. The SFBC provides the option of maintaining this appearance.
Ponding Water: The current roof system and /or deck of the building may not drain well and may cause water to pond
(accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the
review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roof-
ing system. Ponding conditions may not be evident until the original roofing system is removed. Ponding conditions
should be corrected.
RA . Overflow Scuppers (wall outlets): It is required that rainwater flow off so that the roof is not overloaded from a build
up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets)
are not provided. It may be necessary to install overflow scuppers in accordance with Chapter 23 of the SFBC.
‘K7 . Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the structur-
al assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to
consider venting which can result in extending the service life for the roof.

Metro Roof Tile Corporation has filed with this office the additional and required
acceptable test data to support the request for renewal and continued use of their Cement Flat
Roof Tile for a mortar -set system which will expire on November 19, 1993.
The tile shall be installed on a solid nailable roof deck of 518" thick plywood for all new
construction or to 1/2" plywood deck on re-roofing-
The prepared deck shall consist of an underlayment (anchor sheet) conforming to No. 30
Type II (ASTM D -226) and tin capped 6" o.c. on all laps, 12" o.c. in the field and 4" on drip edge
over this, a hot - mopped 90 # ASTM D -249 granular surface cap sheet by Tarko, or equal,is
applied.
The tile shall be applied with a 2" head lap to the roof with the mortar consisting of Rinker
Roof Tile Cement mixed with sand conforming to ASTM C -144 for a 3:1 mix.
The tiles shall be presoaked and set using approximately one full trowel; of mortar.
Due to Hurricane Andrew, this office has been inundated with requests for both new
products and renewals of those to expire which has caused a large back log in responding with an
official Notice of Acceptance.
In the interim period, please accept letter in allowing these products to be installed by a
licensed roofing contractor in accordance with the manufacturer's further specifications and
Chapter 34 of the South Florida Building Code until an official Notice of Acceptance is issued.

Metro Roof Tile, Inc. has filed with this office the required and acceptable test data to
support renewal and revision of their Spanish "S" concrete roof tile for both Nail -On and
Mortar -Set systems which expired on September 11, 1992.
The tile shall be installed on a solid nailable roof deck of 5/8" thick plywood for all new
construction or to 1 /2" plywood deck on re- roofing.
NAIL -ON SYSTEM (4:12 MIN SLOPE)
The nailable deck shall be covered with a minimum 43 # basesheet applied with 1" roofing
nails thru tin cap twelve (12) inches o.c. along top and within 2" of edge and end lap. Head lap of
base sheet shall be 3" to 6" and end laps shall be 6 ", all sealed with plastic cement. Eave drip shall
be attached over 43 # basesheet with 1" roofing nails 4" o.c. and sealed over with membrane and
asphalt plaster cement.
Each field tile and rake tile providing a 3" head lap shall be attached to the prepared deck
with two, 2 1/2" long by 0,130" diameter annular ring shank (twenty rings per inch) corrosion
resistant nails. A nominal 1/2" diameter weephole shall be incorporated at the bottom of each
mortar closure below each eave course tile. This nail -on system may be installed up to 35 feet
above grade.
1VIORTAR -SET SYSTEM
The prepared deck shall consist of an underlayment (anchor sheet) conforming to No. 30
Type 1I (ASTM D -226) and tin capped 6" o,c. on all laps, 12" o.c. in the field and 4" on drip edge
over this, a hot- mopped 901 ASTM D -249 granular surface cap sheet by Tamko, or equal is
applied.
The tile shall be applied with a 2" head lap to the roof with mortar consisting of Rinker Roof Tile

NOTICE OF ACCEPTANCE: SPECIFIC CONDITIONS
3. Limitations
a) Use shall be limited to gluing tile to tile if the roof
contains 25% or less of loose tile in any ten squares of
roofing tiles.
b) Use shall be limited to gluing title to tile to mortar pads
if:
i) Roof contains 75% or less of loose tiles
ii) Mortar.pads are adequate in area, bonding and strength.
c) Use shall not be allowed for roofs with more than 75% loose
tile.
d) Contact of the adhesive with the underlayment or roofing
membranes shall be limited, as per manufacturer's
recommendations.
4. If the.application of this adhesive is to be used, then the 10%
loose tile currently allowed under Sub - section 3404.2 (e) of the
South Florida Building Code will not apply for that particular roof
and therefore, all tiles must be bonded with mortar or the adhesive
within the percentages as stated above.
5. Application will require a valid roofing permit by a licensed
roofing contractor.
6. Installations to be in accordance with the manufacturer's
instructions.

3.01 A. Verify that surfaces to receive underlayment and
roof tile are uniform, smooth, clean, dry, free
from irregularities, and that decking nails are
driven flush to the deck.

4. Flashing and counter flashings at wall abutments.
a. Install "L" metal flush to base of walls
over Type 30 felt and nail within 1* of metal
edges. Lap joints 4' and apply plastic roof
cement between Zaps. Start at lower
portion and work up to insure water tight-
ness.
b. Seal along top edge of vertical flange,
covering all nail penetrations with plastic
roof cernent and membrane.
c. When installing optional counter flash
ing lap top flange of base flashin minimum
3 ". Nail metal within 1' of metal edge
minimum 6' on center or set into reglets
and thoroughly caulk. Lap joints minimum
3" and apply plastic roof cement between
laps.
NOTE: It is recommended that all head/apron flashing to
be installed on top of the mineral surface roll roofing.
Insure the deck flange conforms to the pitch of the roof and
extend minimum 4" on deck. NV hen local codes require the
head /apron flashing to be installed between plies of felt,
seal edge of 90; felt with plastic cement and membrane.
3. Standard skylights, chimneys, etc. - install in ac
cordance with regular flashing installation proce-
dures. Refer to Section 3.02 A.
6. Pipes, turbin vents. etc.
a. Apply plastic roof cement around base
of protrusion and on bottom side of metal
flames sealing unit base flashing to deck.
b. Nail and secure all sides of base
flashing within 1" from edge. ;lake certain
base is flush to deck. •
7. Top - ply.
a. Start at cave edge and apply 90o roll
roofing horizontally along roof line over
base ply lapping end joints minimum 6'.
Apply hot asphalt or approved equal be
tween plies of roofing felt so that no felt
toucher felt. Back nail using tin - tags and
roofing nails or cap nails maximum 12" on
center approximately 1" from top edge of
felt.

b. Apply each succeeding course in same
manner. allowing minimum r headlap.
c. Over lap hip and ridge minimum 6".
d. Insure weave pattern in valley or trim maxi-
mum 4" past nail penetrations. When using pre -
formed valley metal seal edge of 90: felt with
plastic roof cement and mi nbrane.
e. Hot trop or cold process all metal (lashings and
roof protrusions in order to insure weather tight-
ness. Do not hot mop over plastic roof cement.
f. Trim any felt overhanging at eave and gable.
g. Cut any fishmouths and seal with plastic roof
cement :and membrane.
h. Apply plastic roof cement or hot asphalt
along edge of felt wherever it meets wall bases.
13. Two - ply underlayment for pitches above 6/12. Cold
prxess or plastic roof cement may be substituted for
hot asphalt.
3.03 Low profiles and Flat Tile Installation.
A. Layout- Horizontal.
1. Chalk horizontal lines beginning one tile length
from cave Tess desired overhand. Overhang should
be 3/4" to 2" depending on tile type. use of gutters,
or other functional requirements.
2. Chalk succeeding lines to accommodate
minimum 2' laeadhap.
3. Increase headlap when necessary for equal
course spacing.

corner (facing down roof ). Install first course of
tile elevating eave edge of tile with color coordi-
nated mortar. Point and provide wep hole flush
with deck to allow drainage and ventilation.
e. Raised fascia'w•ood starter strip -
1. Install Type 30 felt as per Section 3.02 A.1.
2. Install fascia board approximately 1 1/2"
above roof deck or 2x2 wood starter strip at
root edge.
3. Install tapered cant strip behind fascia/
starter strip to support metal flashing and
mortar.

4. install anti- ponding metal flashing of suf-
ficient width to insure positive drainage over
fascia/starter strip. Nail top edge of flange
onto roof.
5. Apply 9017 felt as per section 3.02 A.7.
f. Other - see manufacturer recommendations.
3. Starting at lower left hand corner (facing down root)
install first course of tile. Make certain that all tile over-
hangs drip edge evenly along entire course and at same
height when using mortar to elevate first course.
4. Low Profile, High Profile and Flat Tile.
a. Set tile in bed of Type "M" monar. Apply full
10" minimum length mason trowel full (approxi-
mately 4 to 5 pounds dry weight) of mortarvstically
under pan/flat portion of tile. When tile has more
than on pan/flat portion, place mortar undue the pan .
closest to under lock of previously installed
flat tile place mortar adjacent to underlock of previ-
ously installed tile. Mortar should be placed from
head of tile in previous course to within 2"-4" from
head of tile being set. Make certain mortar is not
placed under lugs,`• head of tile; or onto the under- :
lock of adjacent tile which may create a tilted or
cocked tile.
b. Use half starter /finisher tile when provided or cut/
break tile for proper staggcxing of tile courses when •
using the staggered'cross bond method of installa-
tion.
c. Set tile in stepped course fashion or in a horizon-
tal andlor vertical fashion when ucilizin; straight
bond method.
d. Lay succeeding courses of field tile in same
manner. Bed of monar should make contact with
head of the lower course of tile and underside of file
being set.
5. Two -piece barrel tile.
a. Apply 10" mason's trowel full of mortar (approxi-
mately 4 to 5 pounds dry weight) vertically over •
chalk line and under center of each pan with narrow
end facing down roof. Place mortar to make a two-•
tile bond between pan being set and pan below in
previous course.
b. Place bed of monar along inside edges of pans and •
set covers with wide end facing down roof.
c. Point mortar to next acceptable straight - edge
finish insuring good strong contact along edges_

d. Lay succeeding course of field tile in same
manner. Bed of mortar should make contact
with head of lower course of tile and under
side of tile being set.
6. Fastening Requirements - local codes require nail-
ing in addition to mort4r.
a. Steep roof pitch installations.
1. For pitches 4/12 and above nail eave course
with one nail in addition to mortar. For pitches
6/12 up to and including 7/12, nail every third
tile in every fifth course in addition to mortar.
Apply plastic cement to seal all nail penetra
lions.
2. For pitches above 7/12 nail every tile in
addition to mortar. Refer to manufacturer rec
ommendations.
b. Elevation requirements - tile installed 55' above
grade or greater use two minimum hot dipped galval-
nized nails in addition to mortar.
7. Hip and ridge.*** Select One sss
a. 1. Prefabricated hip starter.
2. Miter tile as hip starter to match eave
lines.
3. Use standard hip tile as starter.
b. Set hip and ridge tiles in a continuous bed of monar
lapping tile a minimum 2 ". Point mortar and finish to
match tile surface.
8. Nailer boards.
a. Install pressure treated nailer boards where
required for steep roof pitch installation for
use with hip /ridge and/or two piece barrel
tile installation - as per manufacturer
recomendations.
9. Rake /Gable tile.
a. Install first rake tile to the exposed length of the first
course of field tile. Install factory finish end of tile
toward eave.
b. Nail rake tile with minimum of two hot dipped t ..
galvanized nails of sufficient length to penetrate fram-
ing minimum 3/4 ".
c. Abut each succeeding rake tile to nose of field tile
above and maintain constant headlap.
d. Point with color coordinated mortar along inside
edge to match tile surface.

10. Rake Gable Flush Finish.
a. Place color coordinated mortar bed along
roof edge and set field tile in mortar flush
with edge.
b. Point smooth to a straight edge finish.
11. Wall Abutments.
Install tile adjacent to wall and fill voids with
color coordinated mortar and finish to match
tile surface.
12. Valleys. ***Select One • *•
a. Closed valley
1. Miter tile to meet at center of valley.
2. Miter tile to form straight border on
either side of water diverwr.
b. Open Valley
1. Miter tile to form straight border oa
either side of two water diveners.
2. Chalk a line minimum 2' on both sides
valley center. Place bed of color coordinated
monar along outside edge or chalk lines. Miter
tile to form straight border and point to match tile
surface.
3. Place minimum on 2 x 4 on edge down
center of valley. Apply continuous bed of
color coordinated mortar along edge of 2 x
4. Install tile minimum 1" to approximately
4' from 2 x 4. Line of mortar should be con
sistent through valley. Smooth and form
mortar to match tile contour. After initial
set separate 2 x 4 by sliding trowel along
both edges of 2 x 4. Remove 2 x 4 and point
to match tile surface.
13. Penetrations.
Install tile to accommodate all roof penetrations and
fill voids with color coordinated mortar and point to
match tile surface.
14. Coatings.
a. Acrylic sealer • apply to exposed mortar
as per manufacturer recommendations.

15. Tile Replacement.
a. Damaged Tile
1. freak out and replace damaged roof tile. Do
not disturb underlaymcnt. Repair underlayment
if necessary.
2. Apply minimum 1 square inch of approved
adhesive on existing monar bed.
3. Immediately set replacement tile in position
- assuring proper contact.
b. Individual loose tile
1. Elevate loose tile enabling application of a
mini mum 3/8" bead of approved adhesive at
head of tile in previous course.
2. Immediately set loose tile in position assuring
proper contact.

16. Clean Up.
Remove broken tile. debris and excess tile from roof.
17. Miscellaneous Recommendations.
a. Instructions should be given to all parties in
volved cautioning against traffic of any kind al
lowed on finished roof. Damage to roof tiles
and/or subroof may result. Refer to manufac
turcr recommendations for proper procedures
for trafficking roof tile.
b. Avoid any activity by other trades which may
affect the bond of We for a minimum of 72 hours.
