Project Number: LG04 -2350 (Testing Laboratory Certificate #100- 0224.07) September 13 2004 In accordance with your request and. authorization, a representative of LG Engineering Services, Inc. completed the Roof Tile Uplift Test at the above referenced project. This testing was performed in general accordance with Roofing Application Standard TAS No.1.06 -- Standard procedure for field verification of the bonding of mortar or adhesive set tile system and mechanically attached, rigid, discontinuous roof systems. The total of the tested roof surface area was less than 10000 square feet, and the mean height of the roof is less than 30 feet above ground surface. The type of tile used for this project was reported to be Monier Roll Roof Tile. This tile was reported to have been foamed in place. At the time of this testing, one test for every corner, one test for every 100 square feet of roof tile in the perimeter area and one test for every 200 square feet of roof tile in the field. arca were tested. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding 'conditions may not be evident until the original roofing system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not / erloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the Florida Building Code, Plumbing. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the I- nor of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. 1t may be beneficial to consider additional venting which can result in extending the service life of the roof. We purchased the house from Wayne and Rosemary Grondin and moved in on May 1st, 1991. Within two weeks of moving in, we began work on the ceiling in what is called the "family room ". The ceiling is a peaked or cathedral style with exposed roof joists. The space between the joists is less than 2 feet and, in this space, the previous owner had installed acoustic tile. Underneath the acoustic tile there is a 2 " -3" layer of dense, fibrous insulation, apparently impregnated with a waterproofing compound. We wanted to remove the tiles and replace them with tongue and groove wood panels. When the tiles were removed, we discovered wet areas in the insulation. Prudential Realty handled our closing and had ordered the roof inspection; because broken tiles were found, the seller had money in escrow to cover these repairs and Prudential Realty contracted Quality Roofing to replace the broken tiles, which they did. We advised Prudential Realty that we had discovered additional leakage in the roof and were given the name and phone number of the roofing contractor to call directly. After numerous requests, the roofer came back and attempted to patch the area of leakage, however, the roof continued to leak. In order to explore the source of the leak, we removed some of the insulation, hoping to find watermarks on the underside of the wooden roof. Instead we found roofing paper attached directly to the insulation with no wood in between! The reason for this complaint is to initiate investigation of what we consider to be an unsafe condition in our new home. Please do an inspection as soon as possible.
