R f SCOPE OFD It is the intent of these plans and'speo . rations to provide instruments of service necessary for the .construction of a one atory, three bedroo'n re"' sidence for Mr. &Are. R. B.'Seip,'on Lots 19 and 20, Block 22, Miami Shores, Fla. Contractor is to verify all dimensions and tamilarize' himself with the plot before starting work. Any discrepancies should be reported to' the Architect before starting work and corrections made by the Architect. The Architect assumes no responsibility if this condition is not met. CONTRACT DUCE The contract documents for this cores tract shall consist oft- these Speoifications; Architect's Drawings, "'The Standard Form of Agreement between Cu nte tractor And Owner Co' Construction of Buildings," fourth edition, together with the "General Conditions of the Contract ", standard forma issued by the American tnstits ute of Architects. Where any conflict occurs between the aforesaid General Conditions and these Specifications or the Architect's Drawings, then the provisions of these Specifications and Drawings shall prevail. .Copies of these standard documents are on file at the Architect's Orrice for inspection by bidders. PERMITS - The Contractor will acquire and pay for all necessary permits from various utilities companies. Ow~ net will reimburse Contractor for any such deposits, on meters only, when receipte for same are presented. Con- tractor ahall discharge all obligations to City, State, County, and Federal Governments. INSURANCE - The Contraotor shall maintain each insurance• as 71 protect hint from claims under Workmen's Compen- sation Acts and from any other claims for damages for personal .injury, including death, which may arise from operations under this Contract, whether such operations be by himself or any Sub-Contractor or anyone directly or indirectly employed by either of them. PUBLIC LIABILITY Contractor "shall carry at all times while the work is in progress until completion, Public Liability Insurance, "which will indemnify Owner against any and all personal injury:claims or death resulting therefrom for a sum of not leaf) than $25,000.00. WORK ON GROUND - All grading except such'excavating and grading as is required for footings and foundations' and within the limits of the building, shall be- doneby the Contractor. All excess excavated materials shall be distributed on grounds where directed by Owner. Architect will check all dimensions before excavation is started if called for. PROPORTIONING OF CONCRETE. Steel must be of proper length and bent cold. Deformed bars only may be used. Pb bars showing large scales of rust will be allowed. No high carbon or`retolled materials will be allowed. FOUNDATIONS All block walls will rest on spread foot- ings. Care shall be taken not to excavate any deeper than necessary, as all excess depth shall be.filled with concrete, no dirt being allowed to bring bottom of footings to proper level. CLEANING UP - This Contractor shall keep premises in a fairly olean condition at all times. All accumulated debris is to be removed from day to day. FORM Forms for concrete cork shall conform to the shape, line, and dimensions of the member as called for on plans. They shall be substantial and sufficiently - tight to prevent leakage of mortar, and 6ha11 be.pro- perly braced or tied together so as to maintain position and shape and insure safety; to workmen and passersby. FRAYING' LUl1B& - All framing lumber shall be square and sound merchantable stock of sizes as shown on the plans or called :for in these specifications, well seasoned and free from all large knots or other imperfections which might impair its strength or durability. All lumber shall be grade marked. ALL PLATES - Wall plates shall be 2 x 6 #2 Yellow Pine laid flat, anchored every 5' with 1/2" anchor bolts extending into the concrete lintel at least 8". RAFTERS - Rafters shall be #1 Southern Long Leaf Pine, sized as called for on plans, leveled and brought to per- fect 'alignment. FURRING AND GROUNDS - Provide and erect 1 x 2 cypress furring throughout the building on the interior of all masonry walls to receive lath and plaster. Provide and erect 3 /4" grounds around all openings to receive trim. Provide cypress bucks, creosoted for all steel windows. Get elze buck from window dealer. Creosote or Cel. Cure treat back of all furring grounds. PARTITIONS - All frame partitions are to be formed with 2 x 4 or x 6 #2 Yellow.Pine studs placed 16" o.c. wall, spiked into place.- Double studs around all open ings. Use one 2 x 4 sill and two 2 x 4 for plate. Solid bridge all partitiona once in their height CLOSETS 4 all bedroom closets are to have shoe racks, 12" shelves with 1" pipe clothes rod and five hooks. Closet doors to be hung so that the bottoms are l" above rug height, Linen closets to have five 7/8" shelves. MILLWORK GENERAL all interior finish except base shall be thor- ouy seasoned poplar, free from knots and other surface imperfections. All finish to, be 3/4' thick one member- as detailed, all to be machine sanded and ready to re - ceive finish. Give all door planter moulds a coat of paint before' erecting. All casing to have a 3/8" lip over plaster and tile in all cases. Base is to be of atock design, DOORS - All doors .to be of sizes shown on drawings. All exterior door frames shall be primed all over before leaving mill and are to be rabbeted from 2" x 6" #1 cypress. All doors shall be stock and of cypress or fir. Vanufactrrer's directions in regard to mixing shall be strictly aorrplied with, all plastering to be brought out flush with grounds, all angles are to be cut through to lath and finish coat in angles is' to be marked with' a:mitering tool. All plastering shall, be straight and plumb. , mum - Kitchen and bathroom walls to be hard smooth finish. 'All other rooms to have a textured finish. Textures to be selected by the Owner, PATCHING - All patching of plaster work required after other craftsmen have finished their- work must be done by the plasterer in a very neat runner, leavi g neither marks, cracks nor stains at any point. STUCCO ;10RK PREPARATION - Clean and wet 411 masonry walla before proceeding with the stuccoing, "STUCCO - Exterior stucco shall be composed of an app - roved quality df high grade lime, Portland Cement and clear sharp fresh water sand. Stucco to be mixed in tight olean boxes. The stucco work shall be applied in two coats, the first coat of mix shall be composed of one part Portland Cement to two parts of sand to which 10% hydrated has been added. This coat: shall be applied. directly to the masonry and other w all surfaces, filling out all hollow places, brought to a uniform plane and scratehed to receive second coat. The second or texture coat shall be without lime but having an approved waterproofing compound mixed in accordance with manefacturor's dir- e All to be smooth and free from waves. TILE YORK TILES - All.tile shall be of standard grade. Several asp shall be submitted to Owner, from which to make the color and grade selection. SPECIFICATIONS FOR: Mg. & MRS. R. E. SBIP Bathroom floors to be of Ceramic tile. Bathroom walls to a height of 4'O" to receive 4" x 4" eta, ndard glazed tile, 6'0" at tub. All window stools to be bull -nosed glazed tile and end of bull -nose to be flush with plaster. All strips, and moulds 'necessary to make a complete Job shall be `furnished. and set. Bathroom accessorees shall be of color as selected. Bathroom to receive a seven piece set. WAG OORK AND ROOFING ROOM' - Entire roof areas shall be first covered with two 15 lb. roofing felts. Felt shall be applied to have at least a 6" horizontal and vertical lap, with vertical joints staggered and nailed with large head roofing nails. Felt on ridges shall lap at least 12" both ways. Follow with 30 lb. felt swabbed in with pitch, then covered with roofing gravel. SHEET vi rAL - All flashing, scuppers, etc., to be in 11 oz..copper. Other sheet metal work as shown. INSULATION v Insulate with 6" of blown-in rock wool gypsum insulation all spaced between the precast con- crete roof Joists.
