It is our opinion that the slope of the roof is too low to allow for such an installation method. The problem with the roof system is when wind blown rain gets under the tiles it runs off too slowly and the water will find its way into one of the thousands of nail holes. Roofs with a slope less than 5 on 12 fair better and have less problems with leaks when the tile is installed with mortar or Poly -Foam. A record of these inspections is kept on rile at each individual building department. Therefore. it is our conclusion the workmanship should not cause a defect in the roof. The ultra - violet rays of the sun deteriorate the roof and is the major cause of roof failure. This is why the manufacturer will not cover a labor and material warranty unless the roof is maintained to proper specifications. The expansion and contraction of the deck causes metal !lashings to loosen. This is not covered under a labor guarantee since the !lashings were installed properly in the first place. The reason that roofs have to be replaced prematurely is always due to the lack of proper maintenance with the exception of destruction caused by violet!! acts of nature or man. The maintenance program that American Quality Roofing has outlined for all its customers is the most cost effective way to maintain and extend the Iife of the root'. All too often. a consumer will install u new roof and neglect the maintenance. Each customer will find that a maintenance program, especially in the case of flat roofs, will extend the Iife of the roof, in scan instances by more than 100%. We are enclosing a Maintenance Agreement for review. At your option, A merican Quality Roofing will maintain your roof, or you can have any professional perform the maintenance and keep the proper records.
