Second Avenue Miami Shores, Florida 33138 Dear Mr. Lubien: Leanne Sarkisian 1240 N.E. 93rd Street Miami Shores, Florida 33138 I have recently applied for a permit to replace my gravel driveway with a stamped concrete driveway and was told that my current driveway does not conform to present regulations. Evidently my driveway is one foot' from the property line, not the required ten feet. I would like to apply for a variance to replace the circular driveway in its present configuration for the following reasons: 1. The house was built with the garage facing the side of the property instead of facing the street. A circular driveway is required for this type of design because it's necessary to have the curved angle to drive into the garage. If I moved the driveway over 10 feet I would not have sufficient turning space to drive the car into the garage. No other driveway design would work with the design of the house.' (see photos 1 and 2) 2. There is a hedge separating my property from the neighboring property - so that the design of the present driveway does not detract from their property. They also have a circular driveway which is 1 foot from the property line. (see photo 3) 3. The present driveway is in such a poor state of disrepair that it is a detriment to the neighborhood and definitely needs to be replaced. The gravel was not installed properly, it was just dumped over the dirt, consequently the weeds grow, through the gravel, even though' I constantly try to kill the weeds with chemicals. In addition, the driveway is at an angle, and as a result the gravel runs into the street each time a car drives through the driveway, and after it rains the gravel drains into the street with the water. (See photo 4) 4. The gravel driveway is a hazard. The driveway is in front of my windows and on several occasions the man who cuts my lawn has broken windows in the front of my house, when edging the grass, and one time smashed the side window of my automobile. Some of the glass from the car window still remains mixed in with the gravel, September 8, 1989 Page 2 and it presents a myriad of problems, from being a hazard to my three year old daughter, to ruining the heels of my work shoes, to puncturing a tire. (see photo 5) I would greatly appreciate your granting my request for a variance. The new circular driveway will be constructed of stamped concrete in a European cobblestone pattern in an earth -toned color. (see photo 6) It should both enhance the value of the property and the appearance of the neighborhood. Thank you for your ( consideration.
