ENGINEERING EVALUATION OF SOILS

PROJECT: Residence Foundation Settlement Investigation
LOCATION: 1129 N. E. 92nd Street, Miami Shores, Florida
The southwest corner of the subject residence has settled and rotated outward;
total magnitude of movement appears to be three to four inches vertically and
greater than one inch rotationally. Diagonal cracking extends ten to twelve
feet back from the corner along the south and west walls. The interior floor
slopes dramatically to the corner from midway in the affected room. Cracks are
also evident at the top -of- window level on the south wall separating the house
proper from the enclosed porch.
Water service entersthe slab -on -grade house at the southwest corner. The sound
of running water which has reportedly been noticed for several weeks suggests
the piping is broken beneath the slab.
The settlement has reportedly been progressing for many years.
An excavation was hand -dug on the west side of the southwest corner. At the
bottom -of- footing elevation, a soft, slightly plastic brown silt was encountered.
The material extends below the footing and apparently under it. The excavation
could not be carried any deeper due to an inflow of water from beneath the footing
(possibly the result of the leaking water pipe).

Residence Foundation Settlement Investigation
Two Standard Penetration Test Borings were performed immediately south and west of
the affected corner. Please see our Report of Soil Boring Numbers 1 and 2 for
detailed descriptions of the materials encountered and the drilling procedures
employed. In boring Bl (south of the corner), a moderately dense limestone (probably
fill) was encountered at a depth of 2.5 feet and was relative consistent to 10.0
feet, the total depth penetrated; no evidence of the soft silt encountered in the
excavation was found. Boring B2 (west of the corner) penetrated the septic drain
field between approximately 2.0 to 4.0 feet then penetrated soft silt material to
approximately 6.5 feet at which depth limestone materials are encountered.
The ground water level in boring B1 was found to be 4.5 feet (about the same level
at which water was found in the excavation); water level in boring B2 was at 2.0
feet, the top of the septic drainfield.
RECOMMENDATIONS
In order to provide a suitable bearing for the arresting of the settlement problem,
it will be necessary to remove the silt material from beneath the southwest corner
footings and replace with a compacted select fill material. To accomplish this, the
southwest corner of the residence must be temporarily supported independent of the
footing (possibly a needle beam through the corner and supported on pads well outside
the area of excavation, or other means judged appropriate by the contractor). The
silt material should then be removed to the top of limestone material (believed to
be at approximately 6.5 feet below existing grade) over an area of at least 5 feet
by 5 feet centered as best practical under the corner. Excavation of this material
will be in the wet and some form of sheeting may be required if materials flow
laterally into the excavation; such lateral migration of soil material could cause
subsidence beyond the limits of the excavation and must be prevented. The septic
drain field to the west may cause a water inflow problem and may require temporary
isolation.
The excavation should be backfilled to at least six inches above the then existing
water level with a granular free - draining select fill. The material should be
hand - compacted to the greatest extent possible. To accomplish this the fill would
ideally be a small diameter gravel ( "pea rock ") placed in lifts of 6 to 8 inches
and compacted each lift.
Since this procedure creates an improved founding pad at the corner only, we
recommend that structural steel members be installed under the footings along the
south and west walls to carry the load to the corner pad.

At this point it becomes the contractor's option, based upon his best judgement and
experience, as to the most suitable procedure for raising and releveling the structure
and for creating a competent junction between the existing footing and the improved
foundation pad. We suggest this might be accomplished by pouring a new footing pad
under the existing corner footings while the structure is held in the proper raised
position until the concrete has set at least three days. The new footing pad should
be approximately 3 feet by 3 feet with 4 #5 each way for flexural strength.
The interior floor slab may require replacement, resurfacing, or grouting to level
and support.

Submitted herewith are logs of test borings performed by WINGERTER LABORATORIES, INC. at
the project location under authorization of the client. The logs present factual
information on the subsurface conditions at the specific test boring locations; no
warrantee is expressed or implied that materials or conditions other than those described
will not be encountered at the project site.
These logs are submitted as the confidential property of the client; for our mutual
protection, authorization for publication or extraction of information contained on the -
logs is reserved pending our written approval.
Field work was performed using standard drilling equipment. Soil samples(disturbed)
were obtained in accordance with ASTM D -1586 by which method a 2 -foot long, 2 -inch diameter
split spoon sampler is advanced by successive blows of a 140 pound hammer free - falling
30 inches. The number of blows for each 6 inches of penetration is recorded; the sum
of the second and third blow counts for each 2 -foot sampling interval constitutes the
Standard Penetration Resistance in blows per foot. Rock coring, if required, was
performed using double -tube core barrels and in accordance with ASTM D -2113.
Soil samples and rock cores will be retained by WINGERTER LABORATORIES, INC. for a
period of 90 days only unless specifically requested otherwise by the client.
The number and locations of the test borings were determined by WINGERTER LABORATORIES,
INC.
Test borings were staked in the field by WINGERTER LABORATORIES, INC.
Borings were terminated at depths deemed appropriate by WINGERTER LABORATORIES, INC.
for the requirements stated by the client.
No elevations were established for the test boring locations. Depths
reported on the logs represent depth below ground surface as it existed on the
date drilled. The client is cautioned that if subsequent filling or excavation
of the site occurs, the reported depth must be so adjusted. WINGERTER
LABORATORIES, INC. can assume no responsibility for the accuracy of reported
depths if the site is disturbed subsequent to drilling activity.
Interpretation and recommendations based upon these data will follow under
separate cover as requested.
