The above described property located in Miami Shores Village is not a possible building site in that it does not conform to regulations found in Zoning Ordinance No. 270. These regulations are as follows. (1) This parcel of property does not have a 75' frontage (2) This parcel of property does not have 7500 sq. ft. (3) There is no way of gaining access to this property without crossing abuting property. (4) Under present set back requirement no property is available for a building. This property is not a regularly plotted lot but a portion of a lot subdivided without proper approval and was done in order to construct a building complcx having three (3) buildings on the block under a single ownership. This plan has obviously been abandoned leaving the property isolated. In my opinion the best use for the property would be in connection with the improved property known as lot 28, block 59.
