Significance:
Structure is a fine example of the Italian influence on Mediterranean
Revival architecture. Noteworthy features include its large size,
irregular massing, and "a 21/2 story polygonal entry tower. It is
significant for its association with L.T. Cooper, the developer of the
El Portal subdivision, who built the home for his daughter, The home
originally was part of the El Portal development. Cooper assembled
the land that later became the core of the Shoreland Company's Miami
Shores subdivision. The builder, Posey & Goll, represented two of
the area's early 1900s families, and built many homes in both development

Physical Description:
Home is two -story Mediterranean Revival with Italian influence. Polygonal
entry tower at center of main mass (S) is 21/2 story, conical hip roof,
cast masonry grillwork at main roof line; top level stepped in, cast
masonry panels; skirt roof between levels of tower. Original arched
French doors at 2nd -story above main entry now blocked in. Windows have
cast masonry lintels, solid wood awnings (originally had canvas).
Two -story garage and maids quarters connected to central mass by one -story
section with sun deck roof. 2nd story balcony on W facade has turned
wood posts and balustrade.

I am pleased to inform you that your home at 300 N.E. 91st Street has been
nominated for designation as a historic landmark of Miami Shores Village.
The purpose of the landmark program is to protect those buildings which serve
as visible reminders of the history and cultural heritage of the Village.
In nominating this property, it is noted that the house was built by L.T. Cooper
for his daughter, Dixie Lee. It is an excellent example of Mediterranean Revival
:chitecture, and is notable for its size and three -story octagonal entrance tower.
The Cooper family's role in early Miami Shores is well- documented and adds valuable
historic worth to this property.
You are invited to attend the next meeting of the Miami Shores Historic Preservation
Board, Monday, February 14, 1983, at 7:30 p.m. at the Village Hall, 10050 N.E. 2nd
Avenue, to discuss the nomination. Please bring any information, supporting data,
abstract, records or photographs which you feel will assist the Board. The Board
will review all information available to determine if your home qualifies for
historic landmark designation under the provisions of Ordinance No. 439 -82 and
the guidelines adopted by the Board.
The recommendation of the Board will be forwarded to the Village Council for final
action. The Council will not award historic landmark designation without the owner's
consent.
A detailed explanation of the effect of this designation is provided in the ordinance
which is available at the Village Hall. Briefly, it states that before any changes
in exterior appearance of the property are made, approval of the proposed alter-
ations must be obtained from the Historic Preservation Board. It has no effect on
the interior or areas not visible from public access.
One of our Board members will contact you soon to discuss this matter. If you have

As per the requirements of the Florida Building Code Sections 1521.4 and of the Florida
Residential Code Section R4402.10.4, "any roof that is damaged more than 25 % in any
12 month period shall be replaced to conform to the requirements of the code."
Therefore, if the damages on your roof are more than 25 % of the entire square footage of
the roof area, the Miami Shores Building Department would not be able to give you a
repair permit, it would have to be a re- roofing permit of the entire roof.
