All work shall be performed In the best and most professional manner by mechanics skilled in their respective trades. 3, These plans may be used only under such conditions in which all applicable safety %vies, and regulations are being observed. The contractor shall be responsible for all permits, fees, approvals and taxes recessary to the construction of this project. 5. The contractor shall report to the architect any error, inconsistency, or omission he may discover prior to proceeding with the affected portion of f work The means of correcting any inconsistency shall be approved by the architect prior to implementation of the solution. 6. General contractor shall keep the site clean and secure at all times. 1. Any part of the owner's property, which has been damaged or defaced by the operations of the sub - contractor, shall be replaced or restored to its original condition at no extra cost to the owner. 8. All finish work shall be free from all defects and have a one (I) year guarantee. The architect / owner reserves the right to reject any materials and workmanship which is not considered to be up to the high standards of the trades involved. 9. Contractor and sub - contractor shall completely familiarize themselves with existing site conditions at the time of bidding and all such work be included In his bid. 10. Contractor shall keep full liability and workmen compensation insurance for the project at all times during the progress of the work Ii. The general contractor shall be responsible for coordination of all work provided by the sub - contractors of the various trades. !2. At completion of work with all rubbish removed, inspect all surfaces for imperfections and repair same. Leave all floors and surfaces broom cleaned. Provide cleaning services to leave residence spotless. 13. The contractor shall be responsible for the complete security of the site while job is in progress and until job 's complete. 16. All debris shall be removed from premises and all areas shall be 'eft in a clean (broom) condition at all times, 11. The contractor shall be responsible for the accuracy of building lines and levels. Exterior stucco finish shall be IR" min. thickness consisting of scratch coat and smooth finish coat with ?2 hours drying interval. All corners and projected moldings shall be applied against wood rulers. 22. Woodwork which is to be painted shall have exposed surfaces free of defects. 23. All milwork shall be paint grade poplar by Federal Millwork Corp, 3300 S. Federal Highway, Ft. Lauderdale, Fl. 33316, (305) 552 -0653 or approved equal. All baseboards to match existing. 24. All decorative wood columns shall be paint grade spruce by Snell Lumber Ace Hardware, 2133 SW 21 Ave, Miami, Fl. 33133, (305)356-6401, Sales representative Domingo or approved equal, Allow 8 weeks for delivery time. 25. All structural steel shall conform to ASTT1 A -36, except for steel tubes which shall conform with ASTM A -500, gra de B (Fy : 46 ks.i). Bolts to be A -325. Detailed, Fabricated and erected in accordance with AISC specifications. 26. Interior non- bearing partitions shall be 2 x 4 wood studs at 16" O.C. Provide a single P.T. sill plate and a single top plate un less otherwise noted on plans. 21. Pressure treat all lumber in contact with masonry or concrete, as per "American Wood Preserves Cereau ", 28. Install millwork square and accurately with tight Joints and true surfaces well sanded free from defects. PAINTING I. Paint all areas of renovation, 2. ELECTRICAL All work shall be performed in accordance with the latest edition of the NEC, South Florida Building Code, and all other pertaining codes and regulations established by authorities having Jurisdiction, and shall meet the requirements of other recognized standards, such as the ASTM, IEEE, IPCEA, NFPA and NEMA where the requirements of such standards are more stringent than those cited above. 2. All work shall be performed by a licensed Electrical Contractor in a first class manner, fully operative, and to the acceptance of the Owner, 3.
