1. GENERAL CONDITIONS
Contractor and subcontractors shall visit the site and determine all existing construction and conditions effecting their
work before submitting proposals. No visible conditions shall be considered just cause for additional compensation after
submission. Water and power for construction will be provided by Owner. Replace all vegetation damaged /destroyed
during this operation. Replaceirepair any and all darnap to existing residence to its original condition. New work shall
snatch adjacent existing.
Applications and Certificates for Progress Payments: On or about the first day of each month during the construction
period, the Contractor shall submit, on AIA Document G702 with continuation sheets, his requisition for payment
through the 25th day of the previous month. Supporting documents shall include partial releases of lien for the previous
month's payment. The Architect shall review and submit the requisition in an approved amount within seven days to
the Owner, who shall remit before the tenth day of the month whenever possible. Discounts realized for early payment
shall accrue to the Owner. Such requisition shall be for the amount completed, less 10% retainage, less previous
payments.
Substantial Completion: Shall be declared by the Architect when all systems and trades of the project are satisfactorily
complete and in "Punch List" condition, and all operation and maintenance manuals for systems and equipment are
complete and iii his possession. At this point, the Contractor shall be entitled to 90% of the contract amount.
Final Payment: Shall be due within thirty days after the project is 100% satisfactorily complete, and all warranties,
guarantees, as -built marked prints, and final releases of lien have been submitted to the Owner through the Architect.
insurance: Contractor and Owner shall maintain covetage that is mutually acceptable in amount, type, and carrier for
the duration of the project. Certificates of such shill be exchanged prior to commencement, and any notices of
cancellation that may occur during the construction period, shall be submitted to the opposite party.
Legal Requirements: Contractor shall, at his expense all permits, licenses, and fees required for the place of
building, and pay all taxes incurred by the building operation. He shall comply with applicable codes, ordinances, rules,
regulations, orders and other requirements of authorities having jurisdiction over the place of building.
Contractor shall comply with safety requirements of all agencies having jurisdiction over this site, and shall bersolely
responsible for all personnel at the site.
Responsibility for Building Aids and Equipment: The Contractor shall be solely responsible for methods, materials, time,
equipment, etc. used in the erection, removal, and installation of items of construction. Design and erection of form
work, shoring, and bracing and the removal thereof shalt also be his responsibility.
Standards: Best current trade standards, workmen skilled and fit in their trades, and only new materials shall be used
in this construction. Manufacturer's instructions shat be followed. Report any in conflict with contract documents
to Architect for determination before proceeding.

Warranties /Guarantees: The General Contractor shall, before final payment, deliver to the Owner through the Architect
a guarantee to replace /repair any and all defects ir1 the project caused by faulty workmanship and /or materials
discovered during the one year period commencing vvlth acceptance of the project by the Owner. in the absence of
requirements herein for specific warranties or guarantees for individual trades or subcontractors, the foregoing
guarantee shall apply.
2. SITE WORK
Demolition: Examine the existing structures. Note all,conditions as to character and extent of work involved. Study
the Drawings carefully. Clear /grub all vegetation undir ne construction. Remove roots to depth of one foot below.
The sequence of operations shall be such that maxiniul practicable protection from inclement weather and vandalism
will be provided for existing residence. Protect and se other work, repair /replace damaged construction to original
condition.
Execute all demolition work in an orderly and carefJ I manner with due consideration for all existing structures.
Barricade,shore, and cover as necessary to protect workmen, others, and adjacent properties. Protect all existing active
service tines, indicated or not. Follow OSHA and othei ordinances. Provide dust control. Fires not permitted. Notify
Architect, obtain approval, before altering any structural members. Keep working and access areas clean of debris;
remove from site on a weekly basis.
Repair and make good any damage to adjoining proper or improvements caused by operations.
Conduct operations so as not to interfere with street, rives, service lines and the like.
If required by operations, disconnect any electric, telephone, gas, water, or other lines servicing the work area per rules
and regulations of authorities having jurisdiction, as specified or as directed by the Building Department.
Upon completion, thoroughly clean all work to remain at is soiled by this operation.

Maximum bearing value 2,000 psf.
3. CONCRETE AND REINFORCINCt
Concrete slabs on grade /fill shall be placed on clean, nan organic soil compacted to minimum 95% of maximum dry
density as determined by ASTM D -1557. Fill shall be thoroughly moistened immediately prior to placing on concrete.
Reinforcing in slabs on grade shall be 44- W4.0 X \V4.0 welded wire fabric (unless otherwise noted). Provide
chairs /bolsters /cement blocks to secure WWF in its de4ired location. All concrete slabs on grade shall be placed over
a minimum 6 mil polyethylene vapor barrier. Finish walk to snatch existing. Finish steps and platform to match new
pool patio.
Concrete shall be proportioned to provide an ultimate sfength at 28 days of 3000 PSi. Concrete mix shall be designed
in accordance with ACI 211.1-89. Testing of concrete ihall be performed by an independent testing laboratory retained
by the Owner. Testing and frequency of testing will 133 per requirements of the Building code.
All reinforcement shall be deformed new billet steel bar conforming to ASTM A615 Grade 60. Contractor shall provide
all accessories and additional support bars as require to secure all reinforcement during placement of concrete. All
reinforcement shall be detaildd in accordance with ACI (equirements and as shown in the "Manual of Standard Practice
for Detailing Reinforced Concrete Structures ", ACI 31., latest edition.
Minimum cover for reinforcement shall be: 1 '/: " for bems; 1 'h " for column ties. All concrete exposed to weather or
earth shall have a minimum cover of 11/2" for bars #5 id smaller. Minimum concrete cover for reinforcing bars for all
concrete placed on earth shall be 3 ".
All continuous reinforcing shall be lapped at splices an corners a minimum of 24 ".
All welded wire mesh /fabric shall conform to AS M A185 -85 and be placed and supported per ACI 301
recommendations.
4. MASONRY
Block units shall conform to Florida Concrete and Proc)cts Association Specification - CM-1".
All concrete blocks to have a minimum net compressiv strength ((fm) of 1500 PSI. All mortar shall conform to ASTM
C -91 Type M.
Provide 20 gauge galvanized dovetail slots vertically in viumns that are abutted by masonry walls and tie masonry into
columns with 1 "X8 "X16 gauge galvanized corrugated Tvetail anchors lapped with standard No. 8 truss design Dur -O-
Wal. Provide Dur -O -Wall every other course (1' -4" veticaliy) and embed minimum 8" into columns that are poured
integrally with the walls.
