I zsAtamns,nutar 5104 APPENDIX "F" APPENDIX "F" REQUIRED OWNERS NOTIFICATION FOR ROOFING CONSIDERATIONS As it pertains to this appendix "F", it is the responsibility of the roofing contractor to provide the owner with the required roofing permit, to provide the owner with this appendix and to explain to the owner the content of this orm. The provisions of Chapter 34 of the South Florida Building Code (SFBC) govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that the item has been explained. 1. Aesthetics - Workmanship: The workmanship provisions of Chapter 34 are for the purpose of providing that the roofing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetics issues such as color or architectural appearance, that are not part of the zoning code, should be addressed as part of the agreement between the owner and the contractor. 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Chapter 29 of the SFBC. (The roof deck is usually . concealed prior to removing the existing roof system). 3. Common Roofs: Common roofs are those which have no visible delineation between neighboring units (i.e. Townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. AO 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from below. The owner may whish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The SFBC provides the option of maintaining this appearance. • 49 5. Ponding Water. The current roof system and/or deck of the building may not drain well and may ;ause water to pond (accumulate) in 1gw -lying areas of the roof. Ponding can be an indication of structural listress and may require the review of a professional structural engineer. Ponding may shorten the life :xpectancy and performance of the new roofing system. Ponding conditions may not be evident until the )riginal roofing system is removed. Ponding conditions should be corrected. fii3 6. Overflow Scuppers (wall outlets): It is required that rainwater flow off so that the roof is not )verloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if )verflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with Chapter 23 of the SFBC. / 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the terior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be ...duced. All asphalt shall comply with ASTM D 312 type III or type IV requirements. All proposed asphalt producers must be approved by the applicant. 2. Fire ratings are determined by a combination of slope, deck type and assembly. Refer to current Underwriters Roofing Materials Directory or other fire testing data listed in the testing file. Fire ratings shall be in strict compliance with Sections 3401.5 and 3401.6 of the South Florida Building Code. 3. Maximum slope range shall vary for each system; consult current Underwriters Laboratories Roofing Materials Directory and Tamko specifications for compliance with design criteria for each project. Refer to the coal tar pitch manufacturers Product Control Approval for slope limitations on these systems. 4. An overlay /recovery hoard insulation panel is required on all applications over closed cell foam insulations when the base sheet is fully mopped. If no recovery board is used the base sheet may be applied using spot mopping with approved asphalt, 12" diameter circles, 24" o.c.; or strip mopped 8" ribbons in three raves, one at each side lap and one down the center of the sheet allowing a continuous area of ventilation. Encircling of the strips is not acceptable. A 6" break shall be placed every 12' in each ribbon to allow cross ventilation. Asphalt application of either system shall he at a minimum rate of 12 lbs. /sq.. Notes: Type 43 coated base sheet shall not be spot mopped. The maximum design pressure restrictions on spot attached systems, shall be - 45psf. 5. All work shall be performed by a Dade County licensed roofing contractor. Contractor shall be familiar with the details and specifications published by the manufacturer. 6. In re- roofing applications, moisture content in an existing Built -Up roof must be in compliance with Section 3401.10(m)(n) of the South Florida Building Code. 7. Prior to application, all existing roof surfaces used as a bonding substrate ;call be tested for uplift resistance in compliance with Dade County Protocol PA 124 to the calculated design pressure of the roof deck. 8. If required, any Factory Mutual Approved vapor barrier in conjunction with proprietary or approved adhesives may be used prior to the application of the insulation layer. 9. Perimeter and corner areas shall have an increase in fastener density for both insulation and base sheet in compliance with Dade County Protocol PA 117. 10. Tamko roll good materials shall be stored on end and on a clean, flat and dry surface. 13. Consult Current Underwriters Laboratories Directory for the required coating for each roofing assembly. The assembly shall be installed in strict compliance with Chapter 3401.5 and 3401.6 of the South Florida Building Code for maximum fire classification. 14. Asphalt moppings shall be with asphalt approved by the applicant and shall be approved in compliance with equiviscious temperature (EVT) methods of asphalt determination. Asphalt containers or bulk tickets shall indicate an EVT, finished blowing temperature (FBT) and flash point. Asphalt types and temperature ranges shall be in compliance with Subsection 3403.4(a)(3) of the South Florida Building Code. 15. Insulation may be installed in multiple layers. First layer shall be attached in compliance with Product Control Approval guidelines. All other layers shall be adhered in a full mopping of approved asphalt applied within the EVT range and at a rate of 20 -40 lbs. /sq. or mechanically attached using the fastening pattern of the top layer. Refer to manufacturer's literature and /or the NRCA Roofing and Waterproofing Manual for correct application procedures of insulation panels in hot asphalt or adhesive. 16. The submission of system specifications and details shall accompany the Section 11 Building Permit Application. This information is available in the publications listed in the "System Description" on page 2 of the Product Control Approval. The submission of these documents, as well as the proper application, installation of all materials shall be the sole responsibility of the contractor. 17. All standard panel sizes are acceptable for mechanical attachment. No insulation panel shall be larger than 4' x 4' when bonded to the substrate in hot asphalt. 18. Fastener spacing for mechanical attachment of insulation is based on a minimum withdrawal resistance value of 300 lbf. as tested in compliance with PA 105. RECOMMENDATIONS ROOFI NG PRODUCTS 4.0 ROOF DECK REQUIREMENTS 4.1 GENERAL Roof Drainage — ('roper and adequate drainage of roof surfaces is critical, and a minimum slope of 1/4 in. per ft. is recommended by the Built -Up Roofing Committee of the Asphalt Roofing Manufacturers Association. Positive drainage is required and is the responsibility of those involved in the design and construction of the roof deck and supposing structure. TAMKO's definition of "inadequate drainage" refers to an area on a roof in which water does not move to the drains or off the edge of the roof. If standing water remains on the roof for more than 48 hours after a rain, the roof is consid- ered to have areas of inadequate drainage.' Questions concerning drainage on specific roofs should be directed to a TAMKO Regional Built -Up Rooting Manager Or the Technical Services Division in Joplin, Missouri. GUARANTEES WILL NOT REMAIN IN EFFECT FOR ANY AREAS OF A ROOF WHICH HAVE INADEQUATE DRAINAGE. Roof Decks — Responsibility for the roof deck design and the proper interrela- tionship of all building components rests with the architect, design engineer, and building owner. The density, internal moisture, integrity, and other inherent elements of the deck must be suitable. TAMKO is in no way responsible for any of these factors, and under no circumstances will TAMKO assume such responsibility. All roof decks (regardless of type) must be smooth, moisture free, dirt free, properly attached, properly constructed, and properly designed for anticipated loads with minimum deflection. No electrical conduits, bolts, or other similar equipment shall be placed on the surface of the roof deck. Such surface irregularities cannot be properly insulated and roofed. 4.2 WOOD DECKS All boards should have a hearing on rafters at each end and should be securely nailed. A deck is not satisfactory l boards deflect perceptibly under an average man's weight. Cracks wider than 1/4 in. and knotholes larger than 3/8 in. in diam- eter must he covered with metal that is securely nailed. Plywood decks must be a minimum of Grade CD, Exposure 1, as defined by the American Plywood Association (APA). The plywood should have a minimum thickness of 1/2 in. and be installed on rafters spaced not to exceed 24 in. on center. Plywood application should be in accordance with the general recommendations of the APA. Wood and plywood decks must cure and come to an equilibrium moisture content before installation of the roofing membrane. Unusually high or low moisture content at the time of membrane application may result in buckling or other dimensional changes in the hoards. Fastening of the TAMKO TYPE 43 Coated (lase Sheet, GLASS -BASE, or BASE -N -PLY base sheet to the wood deck should be done through flat metal caps or with acceptable nails having attached caps of a minimum of 1 in. in diameter. TAMKO fastening recommendations are covered in Section 10.0. Nonveneer wood panels are not acceptable decks for'IAMKO Commercial Roofing Systems. Nonveneer products include wa(erboard, chipboard, oriented strandboard, and pan iclehoard. 4.3 POURED GYPSUM DECKS A poured gypsum roof deck that is either surface -wet or frozen is not suitable to receive a TAMKO roof. The deck must be smooth and well troweled. Provisions must be made for venting of these decks from the underside and topside. Adding additional board insulation directly over newly poured gypsum decks is not accept- able. Adding additional insulation over aged, dry gypsum decks is acceptable only with prior written approval by the TAMKO District Commercial Manager for your area. The gypsum must be a minimum of 2 in. thick and surface -dry before roofing is applied. TAMKO will not be responsible for leaks resulting from splits in the built -up roofing which are caused by cracking of the gypsum deck after the roofing has been applied, regardless of the cause for cracking. VAPOR -CI1AN should be secured to the deck using ES Nailtite Nail or other approved fastener with initial withdrawal resistance of not less than 40 lbs. per fastener as recommended by the Gypsum Roof Deck Association. TAMKO fastening recommendations are covered in Section 10.0. For reroofing exceptions, contact the Director of Technical Services or your District Commercial Manager. 4.4 LIGHTWEIGHT (INSULATING) CONCRETE DECKS The high moisture content of lightweight (insulating) concrete decks may result in blistering and damage to the roofing membrane. These decks are accept - able for specific roofing systems when care is taken in the construction of the deck and in the application of the roofing system. The deck must have a 2 in. minimum thickness. The slope of the deck may not exceed 1 in. per ft. For possible exceptions on nonventilating substrates (NVS) in some geographic locations, contact the TAMKO District Commercial Manager serving your area or the Director of Technical Services. 4.5 METAL DECKS Any of the TAMKO specifications for use over insulation may be applied over a metal deck, providing the metal deck is covered with rigid insulation. TAMKO supports the NRCA's Technical Bulletin 15 -91, Corrosion Protection for New Steel Roof Decks. Please contact Technical Services for further information regarding this technical bulletin. The metal deck must be firm, capable of withstanding rooftop traffic, and properly secured to the building's structural support system. The deck must be no lighter than 22 ga. (uncoated) and must comply with Factory Mutual Loss Prevention Data 1 -28. The insulation must comply with TAMKO's requirements for roof insulation (see Section 6.0). The insulation must be of a suitable thickness to span the rib opening as recommended by the insulation manufacturer. TAMKO requires that the first layer of insulation be mechanically fastened. Since 1 -1-84, Factory Mutual has required that the first layer of insulation must be mechanically fastened to the steel deck. 4.6 POURED CONCRETE DECKS Concrete must be poured over steel reinforcement and removable forms. A concrete deck will not be considered satisfactory if it is either wet or frozen. Any sharp ridges or depressions should be hammered smooth and leveled. Perimeter nailers must be provided. All wood cant strips used in conjunction with concrete roof decks must be mechanically attached to the wood nailers. All concrete decks must be primed with concrete primer at the rate of 3/4 gal. per 100 sq. ft. and insulated prior to the application of TAMKO roofing materi- als. For possible exceptions, contact the Director of Technical Services. 4.7 PRECAST CONCRETE DECKS These decks are satisfactory as a base to receive a TAMKO roof only if they form a smooth surface and are insulated. Top joints between slabs should be grouted. Precast concrete decks must be primed with concrete primer at the rate of 3/4 gal. per 100 sq. ft. and insulated prior to the application of TAMKO roofing materials. For specifications which do not require insulation, see Specifications 113FR, 113, and 113HW. 4.8 STRUCTURAL WOOD FIBER ROOF DECKS Structural wood fiber roof deck panels which incorporate composite elements (e.g., polyurethane or other insulations, particleboard or chipboard) are not approved for use in TAMKO approved roofing systems. TAMKO roofing system guarantees will not be issued on these deck systems. Questions regarding these decks and requirements should be directed to the Director of Technical Services. The approval of structural wood fiber roof deck systems is subject to the following conditions: New construction: 1. A TAMKO TYPE 43 Coated Base Sheet or BASE -N -PLY must be mechanically fastened, followed by a 3/4 in. minimum layer of rigid insulation board (applied at a right angle to the panel length) solidly mopped to the base sheet. Alternately, a 3/4 in. minimum layer of rigid insulation may be mechanically fastened to the structural wood fiber roof deck. 2. All felts and coated rolls, including AWAPLAN VERSA- SMOOTH and VERSA- BASE'', should be rolled and broomed in place immediately behind the mop and firmly embedded into the hot mopping. Care should be exercised to avoid heavy brooming of fiberglass ply sheets. Sheets should not he "dropped" or nailed and turned back. End laps should not be less than 4 in. Excessive traffic on any roof is discouraged. 8.2 HOT ASPHALT APPLIED POLYESTER SBS MODIFIEDS This section applies to the lollowmgTAMKO products• AWAI'I.AN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA - SMOOTH, AWAPLAN 170 FR, or AWAPLAN 170. Interply moppings of asphalt should consist of approximately 23 lbs. (315 %) per square for AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA- SMOOTH, AWAPLAN 170 FR, or AWAPLAN 170. The asphalt must be a minimum of 400 °F at the point of application. ASTM Type III or IV asphalt should be used for application of AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA - SMOOTH, AWAPLAN 170 FR, or AWAPLAN 170. Excessive interply moppings should be avoided as slippage may result. Side laps of the AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA- SMOOTI1, AWAPIAN 170 FR, or AWAPIAN 170 membrane should be 4 in. (consistent wtth the factory selvedge). The entire sheet, including the side lap, must be totally adhered in asphalt with no void areas. A small amount of asphalt protruding from the side lap is acceptable and assists in the inspection when determining proper application. Care should be taken to avoid excessive amounts of asphalt at the lap. All exposed asphalt in excess of 1/4 in. width should be covered with granules. Altemately, mopping the field of the membrane and heat welding the laps is an acceptable method of installation. End laps of the AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA - SMOOTH, AWAPLAN 170 FR, or AWAPLAN 170 membrane should overlap the underlying sheet by a minimum of 6 in. The protrusion of asphalt from the end lap is acceptable and provides a checkpoint for the proper applica- tion of the material. All end laps should be staggered or a modified cap sheet installed over each row of end laps. Factory Splices: On rolls of AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN VERSA- SMOOTH, AWAPLAN 170 FR, or AWAPLAN 170 where a splice exists, the splice is marked with a tag. This splice should be cut out before the roll is applied to the roof. Where the splice has been removed, the material should be lapped 6 in. in the same fashion as a normal end lap. An alter- nate methix1 is to cover the splice with a full -width piece of AWAPLAN which extends at least 6 in. on both sides of the splice. 8.3 TORCH APPLIED POLYESTER SBS MODIFIEDS This section applies to the following TAMKO products: AWAPLAN I [EAT WELDING or AWAPLAN VERSA - SMOOTH. Heat welding (also known as torching) requires that the applicator be experienced in this type of application. Certifications are available through various industry organizations. For further information contact TAMKO. Fire extinguishers should be on the roof at all times. The torch should be used to warm up the surface to which the AWAPLAN HEAT WELDING or AWAPLAN VERSA- SMOOTH is being applied, preheat portions of the roll which are about to be applied, and melt the modified asphalt on the back of the sheet which will be used to adhere the membrane. The area of the roll where the modified asphalt is being melted is the most cntical. It must be heated evenly across the entire width of the sheet which is being heat welded. During nonnal application, a small bead of asphalt should precede the roll as it is laid down. This bead of asphalt will be visible to the applicator and should Ilow out on both sides of the sheet. Safety is of major imponance when heat welding modified bitumens. It is the sole responsibility of the roofing applicator to enforce fire safety precautions and to ensure safety at all times. Torches should be extinguished when not in use and should not be left unattended. There should be a sufficient number of fire extin- guishers on the roof to handle any contingency which might develop. The roofing applicators should be trained in the proper use of fire extinguishers. Factory Splices: On rolls of AWAPIAN HEAT WELDING or AWAPLAN VERSA- SMOOTH where a splice exists, the splice is marked with a tag. This splice should be cut out before the roll is applied to the roof. Where the splice 12 has been removed, the material should he lapped 0 in. in the same fashion as a normal end lap. An alternate method is to cover the splice with a full -width piece of AWAPLAN which extends at least 6 in. on both sides of the splice. Further information concerning the proper application of AWAPLAN HEAT WELDING or AWAPLAN VERSA - SMOOTH may be obtained by contacting the Director of Technical Services. AWAPLAN PREMIUM FR, VERSA -CAP FR, AWAPLAN 170 FR, and AWAPLAN 170 are currently not available in a heat - welding grade. 8.4 COLD PROCESS APPLIED POLYESTER SBS MODIFIEDS This section applies to the following TAMKO products: AWAPLAN PRE- MIUM and AWAPLAN 170. Contact the Director of Technical Services for additional cold process membrane options. Starting at the low point of the roof, install 1 ply of the granule surfaced membrane, side lapped 4 in. and end lapped 6 in. over the base sheet. The field of the membrane should be solidly adhered to the base sheet with an application of TAM- I'ROl" CI'A Premium SITS Adhesive at a rate 001 10 exceed 1.1/2 gallons per square. and the side laps and the end laps welded together with a hot air welder. CAUTION: Do not expose the cold adhesive to an open flame. 8.5 HOT ASPHALT APPLIED FIBERGLASS SBS MODIFIED This section applies to the following TAMKO product: VERSA -CAP FR): Interply moppings of asphalt will consist of approximately 23 lbs. (±15%i per square for VERSA -CAP FR. The asphalt must be a minimum of 400 °F at the point of application. Asphalt meeting ASTM D -312 Type IV should be used for appli- cation of VERSA -CAP FR. Side laps ul the VERSA -CAI' FR membrane should be 3 in. (consistent with the factory selvedge). The entire sheet, including the side lap, must be totally adhered in hot asphalt with no void areas. A small amount of asphalt protruding from the side lap is acceptable and assists in the inspection when determining proper application. Care should be taken to avoid excessive amounts of asphalt at the lap. All exposed asphalt in excess of 1/4 in. width should be covered with granules. End laps of the VERSA -CAP FR membrane should overlap the underlying sheet by a minimum of 4 in. The protrusion of asphalt from the end lap is acceptable and provides a checkpoint for the proper application of the material. All end laps should be staggered or a modified cap sheet installed over each row of end laps. VERSA -CAP FR should not be applied with asphalt which is below 400 °F at the point of application. Do not mop the asphalt more than 4 ft. in front of the roll. Immediately press the roll into the hot asphalt by applying pressure to the factory core in the roll. To ensure satisfactory performance, the VERSA -CAP FR can be unrolled and allowed to relax prior to application. Alternately, VERSA -CAP FR can be unrolled, cut into lengths of 12 to 18 ft. and allowed to relax and flatten prior to application. 8.6 BUILT -UP ROOFING Interply moppings of asphalt should consist of approximately 23 lbs. (±15 %) per 100 sq. ft. of roof area. Excessive interply moppings should be avoided as slippage may result. Allow time for the asphalt to set up before walking on completed plies of glass felts. Displacement is inversely proportional to the set time. The flood coat should be uniformly applied at the rate of approximately 60 lbs. (±15 %) per 100 sq. ft. of roof area. Recommendations for weights as stated are based upon application under average conditions. Application at extremely low or high temperatures can result in variations from the prescribed limits. For roof deck surfaces or insulating'material which absorb asphalt, the asphalt must be applied in a quantity sufficient to assure adequate adhesion. Organic roofing felts should not be permitted to remain overnight without surface protection. The base ply in all specifications should not be allowed to remain open without surface protection. Phased application of TAMKO commercial roofing materials is not acceptable. Surfacing of the finished plies of fiberglass systems may be delayed up to 60 days without a glaze coat. Before the surfacing is applied, the roof must be dry and clean. All roof drain areas should be glazed immediately upon installation. All felts and coated rolls should be rolled and broomed in place immediately behind the mop and firmly embedded into the hot mopping. Care should be exercised to avoid heavy brooming of fiberglass ply sheets. Sheets should not be "dropped" or nailed and tumed back. End laps should not be less than 4 in. Excessive traffic on any roof is discouraged. 9.0 SLOPE NAILING REQUIREMENTS All nailing should be done through Ilat metal caps or with nails with attached caps of a minimum I in. in diameter. Roofing felts are installed parallel to the slope. Roofing felts and all end laps are fastened at 6 in. intervals across the width of the sheet to the nailer (see Section 10.0). Spacing of wood milers should not exceed the recommendations of the roof insulation manufacturer. AWAPLAN PREMIUM, AWAPLAN PREMIUM FR, AWAPLAN HEAT WELDING, AWAPLAN 170 FR, AWAPLAN 170 or VERSA -CAP FR: Fastening of the membrane is required at 6 in. intervals across the top of the sheet on slopes above 3/4 in. per f1. Non - nailable Deck Wood Nailer Nailable Deck 10.0 BASE PLY FASTENING 10.1 NAILING PATTERN The standard nailing pattem for base sheets applied to nailable type decks is illustrated in the diagram to the right. Nail the sheets along the lap at intervals of no more than 9 in. Stagger -nail on 18 in. centers along two lines located 12 in. from each edge of the base sheet. Wind conditions in some geographical locations may require increased fastening at critical areas of root coverings, or the use of 3 in plates. Factory Mutual data sheets 1 -7, 1 -28, 1 -47, and 1 -49 contain specific information regarding fastener and insulation pattem requirements. The responsibility for determining adequate fastening is that of the architect and/or engineer. Staple fastening systems are acceptable on wood decks when they comply with code requirements.
