The provisions of Chapter 34 of the South Florida Building Code (SFBC) govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. Thr wner's initial in the adjacent box indicates that the item has been explained. 1. Aesthetics - Workmanship: The workmanship provisions of Chapter 34 are for the purpose of Kling that the roofing system meets the wind resistance and water intrusion performance standards. Asthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Chapter 29 of the SFBC. (The roof deck is usually concealed prior to removing the existing roof system) 3. Common Roofs: Common roofs are those which have no visible delineation between neighboring units (i.e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. 4. Exposed ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The SFBC provides the o ion of maintaining this appearance. 5. Ponding Water: The current roof system and/or deck of the building may not drain well and y cause water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of ctural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofmg system. Ponding conditions may not be evident un 1 the original roofing system is removed. Ponding conditions should be corrected. 6. Overflow Scuppers (wall outlets): It is required that rainwater flow off so that the roof is not loaded from a build up of water. Perimeter /edge walls or other roof extensions may block this scharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with Chapter 23 of the SFBC. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to consider additional venting which can result in extending the service life of the roof. 0 Signature 's/Agent's Signature f •ntractor's Signature Contractor's Name: Job Address: 5.5° 5173 _IV I 7 ROOF CATEGORY 9 Slope Application) ❑ (Nail -On Tile) ❑ (Mortar - Adhesive Set Tile) L (Asphalt/Fiberglass Shingles) ❑ ( Metal RoofsWlood Shingles & Shakes) ❑ (Other) ROOF TYPE ❑ New Roof R roofing ❑ Recovering ❑ Repair ❑ Maintenance Flat Roof Area (ft') S 1 Sloped Roof Arca (ft') Total (ft') Y..( 7 Master Permit No. Exposure category (per ASCE 7 -88): C. • Building Classification category (per ASCE 7 -88 table 1):. t. x 7. 712 . / /c27 UNlt'ORM kWOI'UNG PERMIT APPLICATION PROCESS No. .t--- sr&ez o y¢ e‘Aa u /d ROOF HEIGHT AND SYSTEM DETAILS 86' po, 9Q 14- Sr'a 0 86Zio 41 . - ,eq //w )"'P C s o`er r.,.4 'lJ 1 q G .4-lr/..zet. d4' /e6,6# gepc9. ea(a- 49 P ';c2 pva /' oj' 2 -e e /.s? , Afo faD e ee4df $I PieVC7 / acogew Deck type: ATTACHMENT Fastener Type: 11 -4 SPACING A 11 al // I X Perimeter: d'lo « Comer: ° DTAIL 1 & 2 S J ' er S( N s e risv (Draw details as needed) Page - I - • ROOF PLAN eA )ee- .1/'daiVe e / x 4 .. Pursuant to your request; DYNATECH ENGINEERING CORP., conducted as Asbestos Roof Survey on June 27, 2000 at the above referenced project. The purpose of our inspection was to secure bulk samples for analysis to determine the presence of Asbestos Containing Materials in the proposed roof renovation roof area. Access to the interior underside of the roof was not provided and is not part of this survey. The scope of our inspection covered the following areas: Roof at the above referenced project. (see attached plan) Based on our laboratory analysis; it was evident that asbestos fibers were found in the following secured bulk samples: 1- Aluminum coated flashing bull @ parapet wall: Paint only was found with 3 -4% chrysotile fibers. 2- Aluminum coated flashing bull @ parapet wall: Bull was found with 4 -5% chrysotile fibers. It is our opinion that this materials need not be removed prior to demolition because generally these materials do not release significant amounts of asbestos fibers when damaged. Yet, in the event of future repair and replacement of the roof material, all work shall be conducted by a Florida Licensed Roofing Contractors with on site Roofing Asbestos Supervision as provided in Section 469.012 of F.A.C. and in compliance with NESHAPS and OSHA regulations. We further recommend a competent person be on site for Air Monitoring during removal of A.C.M. This inspection report is the results of a diligent search of the facility for asbestos containing building materials (A.C.B.M.). All analyzed samples were readily available to our surveyor. We do not claim to have identified all of the asbestos containing building material present in the facility. If in the course of a renovation or demolition activity, suspect materials become exposed, all activities should immediately cease and the suspect material brought to our attention for evaluation and recommendation. This report is designed to aid the building Owner, Architect, Construction Manager, General Contractors, and Potential Asbestos Abatement Contractors in locating ASBESTOS CONTAINED MATERIALS. Under no circumstances is this report to be utilized as a proposal or a project specification document. When implementing the response actions, parties responsible for final selection should remember that actions shall be sufficient to protect HUMAN HEALTH AND THE ENVIRONMENT, but may also be the least burdensome method. Nothing in these recommendations should be construed as PROHIBITING or discouraging removal.
