AS TO NONCONFORMING USES Section 524. [Nonconforming uses — Continuation.] Except for nonconforming signs as provided in Section 527, a building in which a nonconforming use is conducted may be: (a) Continued at the extent of occupancy of land and floor area and intensity of use at which it existed when it became nonconforming; (b) Kept in repair, provided no structural alterations are made that would enlarge the floor area of the building; (c) Altered, but not enlarged, on a finding by the planning board that the alteration will reduce the degree of dis- harmony between the building and other buildings and uses in the neighborhood and will not materially pro- long the life of the building; (d) Reconstructed, but not enlarged in bulk or capacity, within six (6) months after damage from any cause to an extent not exceeding fifty (50) per cent of the value of the building above the foundation at the time of the damage ; but if damaged to a greater extent, the building shall not be reconstructed. Section 525. [Same— Cessation.] If a nonconforming use ceases for any reason for a period of six (6) months or more, it shall not thereafter be resumed, and the building in which such use was conducted shall there- after be subject to all the regulations prescribed in this ordi- nance for the district in which it is situated. Section 526. [Same— Change.] A nonconforming use may be changed to another noncon- forming use which, in the opinion of the planning board, will be less inharmonious with the neighborhood. Supp. No. 15 921 Section 225. Masonry construction. Construction of all exterior walls and all structural elements of a building with stone, cement or cement products, brick or tile, and the roof thereof with fire - resisting or noncom- bustible material. All roofs with inclines or not less than two and one -half (2 inches per foot and all mansard facias shall be of the following materials: (1) Clay. tile; • (2) White concrete tile; (3) Solid colored cement tile which color is impregnated with the same color intensity throughout; (4) Thick butt variegated slate; with the following exceptions: (a) Door and window spaces may be trimmed and in any material; (b) Any porch, so long as it remains unenclosed, may he framed in . wood construction of a structural strength not less than that required for comparable parts of the remainder of the building; (c) A carport, every part of which is situated to the rear of the building and between the prolongations of the side lines thereof, may be of other than the foregoing construction,. provided that all parts of such carport except any fabric covering, shall be of a structural strength not less than that required for comparable parts of the main building; (d) A covered passageway, with sides unenclosed, between a main building and an accessory building may be con- structed of other than the materials first listed above; (e) Flat roofs are permitted on additions to existing pitched -roof structures providing: (1) A cement or tile roof is not practical, and this shall be determined by the planning board ; (2) The addition shall not exceed fifteen (15) per cent of the ground area of the existing building or a maximum of three hundred (300) square feet, whichever is Treater: (3) The addition is not visible from the front elevation of the building on an inside lot, or is not visible from the front or side streets elevations on a corner lot (f) All roofs having,an incline of less than two and one -half (2 inches per foot shall be constructed of build -up roofing material and gravel and shall require the ap- proval of the planning board as being harmonious with other buildings in the proximity thereof ; (g) Trellises, arbors, and pergolas: A heavy framework of cross timbers in an ornamental openwork construction of woods serving as a protective screen, not to exceed in hni ih° rnnf onvn line nn n citir*lp -ctnry rnsidnnen 7.4' /3.0 65.0/ 3/04' tLJ 1\9 IN) tr) 4.1 • / cf/y. //.,! /8. 04 757 65.0 / A 1 .
