THE WORK PROPOSED IN THIS PROJECT IS SUBJECT TO 2007 FLORIDA BUILDING CODE, REGULATIONS REFERENCED THEREIN AS WELL AS FLORIDA REGULATIONS.
THE WORK PROPOSED IS DESIGNED TO MEET CODE PROVISIONS DETERMINED TO BE APPLICABLE IN TI-E COURSE OF OUR PROFESSIONAL SERVICES.
THE FOLLOWING BUILDING CODES WERE USED:
FLORIDA BUILDING CODE 2007— WITH 2008 AND 2009 SUPPLEMENTS.
FLORIDA ACCESSIBILITY CODE — FLORIDA BUILDING CODE CHAPTER 11
FLORIDA FIRE PREVENTION CODE — 2007
THE USE GROUP IS R-2.
SCOPE OF WORK
ALTERATION LEVEL "REPAIR" PER 2007 FLORIDA BUILDING CODE, EXISTING BUILDING, CHAPTER 4
CONSTRUCTION TYPE: IIIB, UNSPRINKLERED, PER F.B.C. 2007 CHAPTER 6
SCOPE OF WORK TO INCLUDE DEMOLITION OF EXISTING DAMAGED DRYWALL. REPAIR TO INCLUDE REPLACEMENT OF DRYWALL.
GENERAL NOTES
1 ALL WORK PERFORMED SHALL COMPLY WITH THE CONTRACT DOCUMENTS, DRAWINGS AND SPECIFICATIONS, INCLUDING THESE GENERAL NOTES.
THE CONTRACTOR SHALL COORDINATE THE INTENT OF THE GENERAL NOTES WITH ALL TRADES.
2. THE ORGANIZATION OF THE DRAWINGS AND SPECIFICATION SHALL NOT CONTROL THE CONTRACTOR IN DIVIDING THE WORK AMONG THE
SUBCONTRACTORS OR IN ESTABLISHING THE EXTENT OF THE WORK TO BE PERFORMED BY ANY TRADE UNLESS SPECIFICALLY REQUIRED.
3. THE MATERIAL AND WORKMANSHIP SHALL CONFORM TO THE DRAWINGS AND SPECIFICATIONS. IF CONFLICT IS FOUND BETWEEN DRAWINGS,
GENERAL NOTES, AND SPECIFICATIONS, CONSULT THE ARCHITECT FOR CLARIFICATION BEFORE PROCEEDING WITH THE WORK.
4. THE STRUCTURAL, MECHANICAL, AND ELECTRICAL DRAWINGS ARE SUPPLEMENTARY TO THE ARCHITECTURAL DRAWINGS. IT SHALL BE THE
RESPONSIBILITY OF THE CONTRACTOR TO CHECK WITH THE ARCHITECTURAL DRAWINGS BEFORE THE INSTALLATION OF STRUCTURAL, MECHANICAL,
AND ELECTRICAL WORK. SHOULD THERE BE A DISCREPANCY BETWEEN ARCHITECTURAL DRAWINGS AND THE CONSULTING ENGINEERS' DRAWINGS,
IT SHALL BE BROUGHT TO THE ARCHITECT'S ATTENTION FOR CLARIFICATION BEFORE INSTALLATION OF SAID WORK. ANY WORK INSTALLED IN
CONFLICT WITH THE ARCHITECTURAL DRAWINGS SHALL BE CORRECTED BY THE CONTRACTOR AT NO ADDITIONAL COST.
5. DO NOT SCALE DRAWINGS; DIMENSIONS SHALL TAKE PRECEDENCE OVER SCALES SHOWN ON DRAWINGS. THE GENERAL CONTRACTOR SHALL VERIFY ALL
DIMENSIONS, GRADES AND CONDITION AT THE SITE PRIOR TO COMMENCING WITH THE WORK, AND REPORT ANY DISCREPANCIES TO THE ARCHITECT IN WRITING.
6, ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE CONSIDERED TO BE CONSTRUCTION STANDARDS. IF THIE CONTRACTOR HAS
QUESTIONS REGARDING THE SAME, OR THEIR EXACT MEANING, THE ARCHITECT SHALL BE NOTIFIED FOR CLARIFICATION.
7. WHERE A TYPICAL CONDITION IS DETAILED, IT SHALL BE UNDERSTOOD THAT ALL LIKE OR SIMILAR CONDITIONS ARE THE SAME UNLESS SPECIFICALLY
NOTED OR DETAILED OTHERWISE.
8. ALL DIMENSIONS ARE TO FACE OF FINISH UNLESS OTHERWISE NOTED.
9. CEILING HEIGHT DIMENSIONS ARE TO FINISHED SURFACES.
10. ALL CONSTRUCTION SHALL CONFORM TO THE REQUIREMENTS OF THE FLORIDA BUILDING CODE.
11. THE CONTRACTOR SHALL PROVIDE AND INSTALL ALL STIFFENERS, BRACING, BLOCKING, BACK -UP PLATES, AND SUPPORTING BRACKETS REQUIRED FOR THE
INSTALLATION OF ALL CASEWORK, TOILET ROOM ACCESSORIES, HAND RAILS, CHAIR RAILS, FIXTURES, AND PARTITIONS, AND ALL WALL MOUNTED OR SUSPENDED
MECHANICAL, ELECTRICAL, OR MISCELLANEOUS EQUIPMENT AND FURNISHINGS. ALL WOOD BLOCKING SHALL BE FIRE- TREATED.
12. MECHANICAL SUPPLY AND RETURN AIR SHAFTS SHALL BE AIRTIGHT AND SEALED.
13 THE CONTRACTOR SHALL REVIEW THE LOCATION AND THE MOUNTING HEIGHTS OF THE TOILET ROOM ACCESSORIES WITH THE ARCHITECT AND THE BUILDING
INSPECTOR PRIOR TO INSTALLATION TO ASSURE CORRECT POSITIONING IN ACCORDANCE WITH THE AMERICANS WITH DISABILITIES ACT.
14, PENETRATIONS IN WALLS, FLOORS, OR ROOF REQUIRING PROTECTED OPENINGS SHALL BE ARE STOPPED IN ACCORDANCE WITH NFPA.
15. ALL LEGAL EXIT DOORS SHALL BE OPERABLE FROM THE INSIDE WITHOUT THE USE OF A KEY, OR ANY SPECIAL KNOWLEDGE OR EFFORT, AND SHALL SWING IN THE
DIRECTION OF EGRESS/ SPECIAL LOCKING DEVICES SHALL BE AN APPROVED TYPE.
