This is to request your approval of a flat roof
addition of a Carport on the rear of 1042 N. E. 91st Terrace.
This permit was denied on grounds of Ordinance
403 -78, Section 2, #4E, as it exceeds 15% existing building
and is visible from the side street.
We appeal on grounds of Ordinance 403 -78, Section 2,
#4C, and #4E, and reason and common sense.
1. 4C, It is a Carport and Utility Room at the
rear of the building and will be structural
strength comparable to the main building.
2. 4E, (1) A flat roof is requested as a pitched
roof is not practical nor estheticly compatible.
4E (2) A pitched roof is not practical as it
will extend from the building at the rear where
a flat roof now exists. The front and main
portion of the house has a pitched, tiled roof.
However, the rear bedroom and kitchen now have
a flat roof. A pitched roof Carport to the
rear of this flat section would not be practi-
cable and it would not add to the beauty of the
house, but would rather look out -of- place.
4E (3) The side street is not a thru- street,
being only 2 blocks long. In Miami Shores,
the street is only the length of the lot.
The lot adjoins the County in the rear. There
is no thru - traffic on this side street as it
is only an access road for a few houses located
in the County.
3. Other Considerations:
1. The house across this side street, along
side to the east, already has a flat roof
Utility Room on the rear of their house.
2. This street was a recent aquisition of
Miami Shores, therefore, flat roofs already
exist. Visible to our left from the front
door of our house there are two houses with
flat roof sections facing the front street.
Visible to our right is one with a completely
flat roof.
3. This street is only 3 blocks long. There
are ten (10) complete or partial flat roofs
facing the street on the front. In total
on the three blocks there are eleven (11)
houses with flat sections and there are
twelve (12) houses that are completely
flat or have a slight pitch and gravel roof.
4. This addition is to enhance the beauty and
value of our home. A flat roof is the most
practical and would be most compatible to the
present structure and would be most compatible
to the neighborhood.

be appreciated.
