As it pertains to the section, it is the responsibility of roofing contractor to provide the owner with the required roofing permit, and to explain to the owner the content of the section. The provisions of Section R4402 govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner ant the contractor. The owner's initial in the designated space indicates that the item has been explained. 1. ( Aesthetics -Workmanship: the workmanship provisions of Section R4402 are for the purpose of providing that the roof system meets the wind resistance and water instruction performance standards. Aesthetics (appearance) are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. 2. () ii Renailing wood decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Section R4403. (The roof deck is usually concealed prior to removing the existing roof system). 3. 6 ) Common roofs: Common roofs are those which have no visible delineation between neighboring units (i.e., townhouses, condominiums, etc.) In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing to be performed. 4. 6I Exposed Ceiling: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from below. The owner may wish to maintain the architectural appearance; therefore, roofing nail penetration of the underside of the decking may not be acceptable. This provides the option of maintaining the appearance. 5. CD Ponding water: The current roof system and/or deck of the building may not drain well and may cause water to pond (accumulate) in low-lying areas of the roof. Pounding can be an indication of structural distress and may require the review of a professional structural engineer. Pounding may shorten the life expectancy and performance of the new roofing system. Pounding conditions may not be evident until the original roofing system is removed. Pounding conditions should be corrected. Overflow scuppers (wall outlets): It is required that rainwater flows off so that the roof is not overloaded from a buildup of water. Perimeter/edge wall or other roof extension may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the requirements of Sections R4402, R4403 and R4413. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the structure assembly (the building itself). The existing amount of atti 'ion shall not be reduced. It may be beneficial to consider additional g ventin whi h Csult in extending the service H he roof. Owner ent's Signature Date Con ct Signature Date For Forms and Applications click here: Ij http://bldg.miamishoresvillage.com/WebLink/Browse.aspx?id=118080&dbid=0&repo=Mia miShoresVillage Rev01142021 Owners roofing consideration Page 2 of 2 5/12/22, 7:58 PM Property Search Application - Miami -Dade County Year 2021 2020 2019 Land Value $383,240 $383,240 $357,879 Building Value $176,228 $178,228 $180,228 Extra Feature Value $353 $359 $365 Market Value $559,821 $561,827 $538,472 Assessed Value $489,468 $482,711 $471,859 Taxable Value hnform-aftorl 2021 2020 2019 COUNTY Exemption Value $50,000 $50,000 $50,000 Taxable Value $439,468 $432,711 $421,859 SCHOOLBOARD Exemption Value $25,000 $25,000 $25,000 Taxable Value $464,468 $457,711 $446,859 CITY Exemption Value $50,000 $50,000 $50,000 Taxable Value $439,468 $432,711 $421,859 REGIONAL Exemption Value $50,000 $50,000 $50,000 Taxable Value $439,468 $432,711 $421,859 Benefits infort-nation Benefit Type 2021 2020 2019 Save Our Homes Cap Assessment Reduction $70,353 $79,116 $66,613 Homestead Exemption $25,000 $25,000 $25,000 Second Homestead Exemption $25,000 $25,000 $25,000 Note: Not all benefits are applicable to all Taxable Values (i.e. County, School Board, City, Regional). https://www.miamidade.gov/Apps/PA/propertysearch/#/ 1 /3 5/12/22, 7:58 PM Property Search Application - Miami -Dade County MIAMI SHORES SEC 1 AMD PB 10-70 LOT 11 & W20FT LOT 12 BLK 26 LOT SIZE 93.260 X 128 OR 19131-0478 05 2000 1 COC 26179-2616 12 2006 4 Previous Sale Price OR Book -Page Qualification Description 04/09/2021 $985,000 32455-2906 Qual by exam of deed 01/28/2013 $580,000 28527-0849 Qual by exam of deed 10/14/2011 $100 27918-0891 Corrective, tax or QCD; min consideration 10/14/2011 $85,000 27918-0888 Financial inst or "In Lieu of Forclosure" stated 07/16/2010 $303,100 27368-1471 Financial inst or "In Lieu of Forclosure" stated 11/05/2009 $0 27098-3917 Financial inst or "in Lieu of Forclosure" stated 12/01/2006 $0 26179-2616 Sales which are disqualified as a result of examination of the deed 09/01/2006 $850,000 25017-2383 Sales which are qualified 05/01/2000 $257,500 19131-0478 Sales which are qualified 11/01/1992 $150,000 15708-4142 Sales which are qualified 04/01/1990 $132,000 14532-1333 Sales which are qualified 10/01/1986 $102,500 13074-2093 Sales which are qualified For more information about the Department of Revenue's Sales Qualification Codes. 2021 2020 2019 Previous Owner 1 DAVID GRIMBERT PATH INVESTMENTS U S BANK NATIONAL.
