The Village of Miami Shores Building Department received and reviewed the Building Structure certification
report dated September 20,2024 by Tanya Homleid P.E,Florida license number 61706 and the Electrical
System recertification report dated July 11,2024 by Thomas E.Henz P.E,Florida license number 34261.
Based on the reports provided,the building on the above referenced property was found to be structurally
and electrically safe for its continued use and occupancy.
This Letter of Recertification is granted for the building on this property.The Recertification expires on the
90‘*’year anniversary from original construction date.At that time,a new Recertification Report must be
submitted to the Building Official.Although this Letter of recertification allows continued occupancy of the
building,issuance of this letter does not preclude the Building Official from carrying out his responsibilities
under Section 8-5 of the Code of Miami-Dade County.Further,issuance of this letter shall not be construed
directly,or indirectly,as a guarantee of the safety of any portion of the structure.
As per Miami Dade County Code Sec.8-11.-Existing buildings.(a)The requirements contained in the Florida
Building Code,shall apply to all buildings and/or structures now existing or hereafter erected.All buildings
and/or structures and all parts thereof shall be maintained in a safe condition,and all devices or safeguards
that are required by the Florida Building Code shall be maintained in good working order.Electrical wiring,
apparatus and equipment,and installations for light heat or power and low voltage systems as are required
and/or regulated by the Building Code,now existing or hereinafter installed,shall be maintained in a safe
condition and all devices and safeguards maintained in good working order.

On September 21 2021.September 22 2023 and September 18 2024 vve performed visual Structural
inspection at the above referenced property.The purpose of the inspection was to observe the
current condition as it relates to structural elements of the building and to evaluate the building for
it continued use under the present occupancy.Our inspection did not include environmental issues,
electrical scope,building codes,zoning regulations,covenants and any easements.
Based on our visual inspection and to the best of our knowledge,belief and professional
judgment,all required repairs at the existing one story Sommers Hall E3uilding have been
completed as outlined in the attached report.The Sommers Hall Building is structurally sale lor
specified use and continued occupancy.

22-2023
Summary
This stiiiclural inspection report outlines our findings during our latest site visit on 09-18-2024 to the 1-story
facility.The e.xisting building is appi'oximately 80 years old.The facility has undergone previous repairs as
noted in our structural repair drawings,primarily focusing on masonry walls,windows,I'oof,and soffits.1 he
inspection was scheduled to assess the current condition of the building and identify any areas requiring
immediate attention or maintenance.
Observed Deficiencies and Recommendations
1.-Stucco over CMU \\alls:
The existing stucco over CMU walls appear to be in good condition with no significant issues observed
during this inspection.Some areas were previously repaired.
2.-Roof:
The roof has been repaired previousK’and appears to be in good condition.No signs of water leakage or
structural issues were observed during the inspection.

3.-Soffits:
The soffits have been repaired and appear to be in good condition.
4.-\\iiidows:
All windows in the facility have been replaced and were inspected by the Building Department.Window
replacement was completed under permit #WS-03-24-647.
5.-Main Access Door (W est Facade):
The main door which was deteriorated was replaced with the new door,as part of windows replacement noted
abo\'c.
6.-Steel Mullions:
Steel mullions adjacent to the windows were painted,for further protection.
Conclusion
The repairs performed in the facility,including the stucco over CMU walls,roof,and soBits.replacement ol
windows and doors,etc.appear to be in good condition after conducted repairs.Items noted as deficiencies in
our prior reports have been addressed.

the building current condition does not represent danger to the public,and it is now in imminent
danger of collapse.

referenced location.The conclusions and recommendations of this report are based on Optimus

Dear Owner:
According to the information provided by the Miami Dade County Property
Appraisers office the above referenced property has a building or structure that
is forty (40)years old or older.In accordance with Miami-Dade County Chapter 8
Section 8-11,the subject property must be inspected and re-certified by a Florida
license architect or engineer.
Sec.8-11.-Existing buildings,
a)The requirements contained in the Florida Building Code,covering the
maintenance of buildings,shall apply to all buildings and/or structures now
existing or hereafter erected.Ail buildings and/or structures and all parts thereof
shall be maintained in a safe condition,and all devices or safeguards that are
required by the Florida Building Code shall be maintained in good working order.
Electrical wiring,apparatus and equipment,and installations for light heat or
power and low voltage systems as are required and/or regulated by the Building
Code,now existing or hereinafter installed,shall be maintained in a safe condition
and all devices and safeguards maintained in good working order.
A building re-certification report signed and sealed by the Florida license engineer
and or Architect along with the required fees shall be submitted to this office
within thirty (90)days of receiving this notice.
