O-2024-022 3 4 5 6 7 8 9 10 11 12 13 14 ORDINANCE NO. 2024-02 AN ORDINANCE OF THE VILLAGE COUNCIL OF MIAMI SHORES VILLAGE, FLORIDA, APPROVING THE REZONING OF AN APPROXIMATELY .25 ACRE PARCEL OF LAND FROM CF - COMMUNITY FACILITIES DISTRICT TO R-25 ONE­ FAMILY RESIDENTIAL DISTRICT FOR PROPERTY IDENTIFIED BY MIAMI-DADE COUNTY FOLIO NO. 11-3206-014-0601, AS LEGALLY DESCRIBED AND DEPICTED IN EXHIBIT "A;" PROVIDING FOR CONFLICTS; PROVIDING FOR SEVERABILITY; AND PROVIDING FOR AN EFFECTIVE DATE. Ord. No. 2024-02 Page 1 of 5 15 WHEREAS, Miami Shores Village (the "Village") Council recognizes that, 16 periodically, it is necessary to review the Village Zoning Map in order to ensure that the 17 Map is current and consistent with the Village's Zoning Code, Comprehensive Plan and 18 Future Land Use Map; and 19 WHEREAS, on September 11, 2023, the Village Council adopted amendments 20 to the Comprehensive Plan Future Land Use Element (FLUE) and the Future Land Use 21 Map (FLUM); and 22 WHEREAS, with the adoption of the 2035/2045 Future Land Use Map ("FLUM"), 23 the Village must now identify and rezone any parcels of land that were redesignated on 24 the FLUM; and 25 WHEREAS, the approximately .25 acre parcel of land, located at 4XX NE 95th 26 Street, further identified by Miami-Dade County Folio No. 11-3206-014-0601 and legally 27 described and depicted in Exhibit "A" (the "Property"), was redesignated from CF - 2nd April March 19 April 2, Yes YesYes YesYes
