Submit shop drawings to Architect for approval. Verify type and style of olldoors and window with Owner prior to ordering. 13. Windows shall be aluminum frame models approved by Dade County Products Control. Size and design as shown on drawings, installed per approved product approval notice. Frames shall be white electrostatically painted. Screens shall be charcoal grey fiberglass. Glass and glazing shall be Solar grey tinted unless otherwise noted. 14, Allowance: All allowances are for materials only, and for items not specified on plans, without installation and based on Contractor's cost with no overhead or profit. Labor, installation, profit and overhead shall be deemed to already be included in the base bid. See Contractor's contract for amounts of these items. 15. General note: In the absence of exact specifications or allowances on any particular item, equipment, material, finishes, or workmanship the following shall govern (A) Manufactured equipment: At the mid point between highest quality or cost and average quality or cost. (B) Finished surface; of the highest quality. (C) Covered construction (not visible): average quality (typical in the industry) materials and good workmanship. (D) Visible construction of the highest quality, craftsmanship, and materials. (E) Or (to take precedence over the above) in the same quality as is consistent with similar specifications or similar and related items as to be consistent with the established quality of Architectural and/or Engineering design and nature of the project. (F) All specified items shallbe installed as per manufacturer's specifications and recommendations. Upon being awarded the bid the Contractor shall supply the Architect and Building Inspector with a copy of the manufacturer's specifications and recommendations on allspecified items. Interpretation is as determined by the Architect whose decision shallbe final and unappealable and must be obtained in writing by a form supplied and typed by the Contractor and signed by the Architect. Bidders may call to obtain copies of any clarifications or decisions signed by the Architect, however it shall be their responsibility to request such item and not the Architect's responsibility to notify bidders. (G) All work shall be in compliance with the South Florida Building Code, latest edition, and all other applicable codes. 16. Note: Drawings contain other applicable specifications. Information is not limited to one plan. These specifications shallbe followed unless more stringent specifications are noted on the drawings. Should a conflict occur in these drawings and specifications the Contractor shallbe deemed to have estimated on the more expensive material or method of completing the work unless he/she shall hove asked for and obtained a decision from Architect in writing before submission of bid proposals as to which method or material will be required. Bur-glcar Intrusion N®tCs 1. All locks on exterior doors shall be capable of resisting a force of 300 lbs. applied in any movable direction 2. All single exterior swing doors shall have a lock shall be key operated from the exterior with a minimum of 6000 possible key changes or locking combinations. If key -in -the -knob lock is used, there shallbe an auxiliary single dead bolt with hardened bolt or insert. 3. The active leaf of pairs of exterior swing doors shallhave same locks as required for exterior swing doors. The inactive leaf of these pair of doors shall have multiple point locks with 5/8 " minimum throw bolts with inserts. 4. S-3 Str-uctur-caI Notes 1.0 SOIL STATEMENT - refer to soil NOTES on sheet S-1 2.0 GENERAL - 2.1 All work shall comply with the current requirements of the Florida Building Code, Building Code Requirements for Reinforced Concrete (ACI318), Specifications for Structural Concrete for Buildings (ACI301) and all other specifications referenced therein, 2.2 The Contractor shall verify all dimensions, details and jobsite conditions before commencing work, and shall notify the Engineer of any deviations from these drawings. 2.3 The Contractor shall perform all work in a safe manner. The Contractor shall immediately notify the Engineer of any conditions encountered which might endanger the stability of or cause distress to the structure. 3.0 MATERIALS 3.1 Concrete shall have a 28-day compressive strength of at least 3000 psi, unless otherwise specified in the plans. 3.2 Reinforcing bars shallbe ASTM A-615, Grade 60. 3.3 Lumber shallbe no. 2 Southern Pine or otherwise as shown in Plans. 3.4 ICFs shall consist of two flame-retardant, expanded polystyrene (EPS) foamed plastic insulation boards connected by molded high -density polyethylene or polypropylene cross -ties 3.5 Mortar shall comply with ASTM C270, Type M. 3.6 Structural steel shall comply with ASTM A-36 for plates and steel shapes. 3.7 Welding electrodes shallbe E70, and shallbe suitably protected after opening the container. 3.8 All nails, screws, hangers and connectors in roof and exterior construction shall be stainless steel or galvanized:. 3.9 All fabricated products used in this construction must have Dade County Product Approval. 4.0 SITE PREPARATION 4.1 Remove all debris and topsoil from the construction site, and dispose of in accordance with all applicable regulations. 4.2 Fill shall be coarse -grained and free from any organic or other deleterious material. Fill shall be placed in 12-inch maximum layers, and compacted to at least 95 percent of maximum density in accordance with ASTM D-1557. 5.0 CONCRETE WORK 5.1 Reinforcement shall have the following minimum clear concrete cover: Concrete cast against the ground 3" Concrete exposed to the weather 2" Stirrups and ties 11/2 " Structural slabs 11/2 " Slabs on grade Center reinforcement in slab 5.2 Reinforcement shall be bent, lapped and spliced in accordance with ACI Specifications and Standard Details, with a minimum lap of 12 inches. 5.4 Columns shallbe poured to full height and allowed to attain initial set before placing concrete in beams or slabs above. The minimum time interval shallbe three hours. 5.6 Concrete tie beams and beams in reinforced masonry shall be placed using the walls as bottom forms, and shall have continuous reinforcing, Splices shall be made in the end one third of beam spans, and shall be at least 40 bar diameters. At corners, at least one half of the bars shallbe spliced with 5'-0" long corner bars, bent at mid -length. 5.7 Tie beams shall have no. 3 stirrups on 12-inch centers for 4'-0" at the ends of walls and at corners, and on 48-inch centers elsewhere. 6.0 Insulating Forming Concrete - 6.1 The ICFs EPS insulation boards shall either have a flame spread index of 25 or less and smoke developed index of 450 or less (per ASTM E84) or shall have passed a NFPA 286 test. 6.2 ICFs Expanded Polystyrene (EPS) Insulation Board as per ASTM C578 Standard Specification for Rigid Cellular Polystyrene Thermal Insulation(or MIL-P-19644): 1, Compressive Resistance @ yield or 10/. deformation =15psi (ASTM D1621) 2. Thermal Resistance Value @ 75° F ==4.0 per inch thickness (ASTM C177 or equiv./ MIL-P-19644) 3. Flexural Strength ==35psi(ASTM C203) 4. Water Vapor Permeance ==3.5 perm -in (ASTM E96) 5. Water Absorption ==3Z by Vol. (ASTM C272) 6.3 A. Install the ICFs in accordance with ICF manufacturers installation instructions, in a running bond pattern assuring placement and alignment of cross -ties / attachment strips. B. Install and secure Window and Door Opening Bucks. If specified, assure that the bucks have been prepared for anchoring to concrete as specified. C. Secure bottom layer of ICFs against displacement from footing or slab. D. Install horizontal reinforcing steel, as specified, within ICFs. Assure reinforcement diameter, grade and positioning complies with engineering specifications and is installed in correct position of wall for each course placed and with lap -splices as specified. E. Install ICF Bracing System and/or other false work in strict accordance with ICF Bracing System manufacturers installation instructions. Regularly check everything for crew safety, anchorage to ICF system as recommended by manufacturers, and for vertical alignment. F. Install reinforcing steel for lintels, as specified, over all wall openings. G. Install all sleeves, conduit, anchor bolts, hangars, embeds, and similar as specified. H. Install vertical reinforcing steel, as specified, within ICFs. Assure reinforcement diameter, grade and positioning complies with engineering specifications and is Installed in correct position of wall with lap -splices as specified. 7.0 WOOD 7.1 All lumber shall be no, 2 Southern Pine unless otherwise specified.
