B Certificate of Appropriateness for an addition at 622 NE 98 Street Mr. David Baker, the Agent representing the owners of 622 NE 98 Street was present and proceeded to give a presentation. The house was designed for Florida weather and without Air 1 Conditioning. The rooms were designed to allow for ventilation to circulate. Mr. Baker's client would like to add a grand room and a master suite matching existing materials of the house. Mr. Kendall explained that the application was introduced to go before the Planning and Zoning Board and Staff decided that it needed to be heard by the Historic Board. Staff maintains that designated Historic homes should remain the same. Staff adds that there're is space for addition that is not in the front affecting the view from the street. There was no public Comment. Staff asked the size of the lot. The applicant said it was 13,000 square feet. The Board commented on the architecture of the house and how it needs to be preserved. The scale of the addition is too big compared to what is there now. The Board opined as to how beautiful this house is and would not want to change the fagade. The Board said it is very important to preserve the architecture and to differentiate the addition from existing building. The Board asked the Agent to go back to the owner and propose a different layout. Staff said that specific requirements are in for consideration. Second floor addition needs to be more on the guidelines of a historic home. The front facade is a concern. A setback design shifted to be perpendicular to the street not impacting original design of the property. Saving the original construction is a must. Staff recommends to table the item until next month. Applicant will get together with Staff to discuss new design. Motion to table by Mr. Castellanos, seconded by Mr. Bachay and the Motion was approved 4-0. Staff will schedule a meeting next week with the Agent. The Board discussed the letter to the Historic Homes for nomination. Staff letters will go out this week. Mr. Bachay updated the Board about the Historic markers. There is a three month wait. The Grand Concourse Apartments will be next. Black History Month display at the library until March 2, 2022. Ms. Bonaduce shared her involvement with the Chamber of Commerce to bring the Historic Homes to the public. The Miami Shores Village Strategic Plan was discussed by the Board and Staff. There was some participation by the public which was good. Next Board Meeting scheduled for Tuesday, March 29, 2022 at 6:30 PM.
