DURABLE GENERAL POWER OF ATTORNEY
I, SUSAN KNAPP PINNAS, of Miami -Dade County, Florida, hereby appoint NAT
PINNAR and S. CLARK KNAPP, JR., jointly, as my true and lawful attorney -in -fact
(hereinafter, my "Agent"), for me and in my name, place and stead, to act for me and in my
name and on my behalf to exercise the powers set forth under this instrument.
Except as otherwise provided in the Florida Power of Attorney Act, my Agent may
exercise these powers independently and without the approval of any court. My Agent, however,
shall exercise all powers in a fiduciary capacity in good faith, as a prudent person would using
reasonable care, skill and caution.
My Agent shall have the following powers:
(1) To conduct investment transactions as provided ins. 709.2208(2), Florida
Statutes; and
(2) To buy, purchase, transfer, convert, endorse, sell, assign, set over and
deliver any and all shares of stock, bonds, mutual funds, debentures, notes,
subscription warrants, stock purchase warrants, evidences of indebtedness,
or other securities now or hereafter standing in my. name or owned by me
and to make, execute and deliver any and all written instruments of
assignment and transfer necessary or proper to effectuate the authority
hereby conferred; and
(3) To ask, demand, sue for, collect and receive all sums of money, dividends,
interest, payments on accounts of debts and legacies and all property now
due or which may hereafter become due and owing to me, and give good
and valid receipts and discharges for such payment; to buy and sell
securities of all kinds in my name and for my account and at such prices as
such Agent, in the exercise of absolute discretion, shall deem appropriate;
and
(4) To vote any corporate securities for any purpose; -to exercise or sell any
subscription or conversion rights; to consent to and join in or oppose any
voting trusts, reorganizations, consolidations, mergers, foreclosures and
liquidations and in connection therewith to deposit securities and accept
and hold other securities or property received therefor; and
(5) To manage any and all property, real or personal,. tangible or intangible,
wherever situated, including homestead property, to sell, convey, assign,
mortgage, encumber or otherwise transfer the same; to lease same; to

to take title to the same in my name; and to execute, acknowledge and
deliver deeds, bills of sale, mortgages, releases, satisfactions and any other
instruments relating to the same which my Agent, in the exercise of

(6) To conduct banking transactions as provided in s. 709.2208(1), Florida
Statutes; and
(7) To do business with banks. and brokers, and particularly to endorse all
checks and drafts made payable to my order and collect the proceeds and
to sign in my name checks on all accounts standing in my name, and to
withdraw funds from said accounts, to open accounts in my name or in the
name of my Agent, as my attorney -in -fact; and
(8) To borrow money from any lender, personal or corporate, and to extend or
renew any existing indebtedness of mine; and
(9) To have access to any safe deposit box to which I have access; and
(10) To compromise, contest, prosecute or abandon claims in favor of or
against me; and
(11) To make such ayments and expenditures as my Agent shall, in the
exercise of a olute discretion, determine to be appropriate in connection
with any of e foregoing matters or with the administration of my affairs;
and

the limitations of the applicable law; and

real or pe s nal, tangible or intangible, wherever situated, which my
Agent, in the exercise of absolute discretion, shall deem appropriate, to
any individual or entity, including my Agent; provided, however, that gifts
during any calendar year to any donee in amounts which cumulatively
exceed the annual exclusion amount for Federal Gift Tax purposes
provided in Section 2503 of the Internal Revenue Code of 1986, as
amended to the date of the gift, must be approved in writing in advance by
a majority of my children who are sui juris at the time of the gift; and
provided further, that any gift made to or for the benefit of my Agent in
excess of the annual exclusion amount shall be made in a fiduciary
capacity and only for such Agent's health, education, support or
maintenance and not to satisfy any legal obligation of the Agent; and
(15) To take care of, contract for, make arrangements for and make financial
commitments for, on my behalf, the medical care and attention of myself,
including, without limiting the foregoing, to engage doctors and nurses, to
provide hospitalization, consent to operations, call ambulances and
provide any required consents to medication and any other medical
procedures, provided, however, if at any time a Health Care Surrogate is
acting on my behalf, my Agent shall cooperate with, follow the directives
of and (using my property) provide any necessary financial assistance to
such Health Care Surrogate and I hereby designate my Agent as a
"personal representative" of mine for health care information and
authorize the release of all medical and other information relating to my
health and healthcare, including all my "individually identifiable health
information" and any "protected health information" (as those terms are
defined in the regulations under HIPAA at 45 CFR § 160.103), to my
Agent so that my agent can make informed decisions regarding my care;
and
(16) To access, obtain, control, use, establish, modify, cancel, delete, continue,
surrender, transfer, distribute, dispose of or otherwise administer all my
digital assets and digital accounts and all my digital devices, wherever
held and whether held in my name alone or held jointly. My Agent is
specifically authorized to access, request, delete, create and change my
access credentials to any of my digital assets and digital accounts and my
digital devices, such as username, password, and secret questions. The
term "digital assets and digital accounts" includes, but is not limited to, e-
mail accounts, social media accounts, blogs, accounts with Internet service
providers, accounts to manage websites and website domain names, web
hosting accounts, online accounts, bank accounts, investment accounts,
accounts with health care providers, gaming accounts, accounts with

publishers, accounts for access to employee benefits, accounts with retail
vendors, accounts with utility companies, file sharing accounts, software
licenses, tax preparation service accounts, virtual property, other virtual or
online programs, including frequent -flier or other bonus programs, and
any other personal or intellectual property held or otherwise stored in
electronic or digital format, including any similar electronic or digital
items that currently exist or may exist in the future as technology
develops, and all data and content within all such accounts, e-mails,
images, audio, documents, messages, video, and similar digital files which
currently exist or may exist as technology develops, wherever located
regardless of the ownership of the physical device upon which stored. The
term "digital devices" includes, but is not limited to, desktop and laptop
computers, tablets, peripherals, mobile telephones, smartphones, websites,
hard drives, jump drives, flash drives, portable drives, social -media
outlets, public or private servers, cloud -based servers and any similar
digital device which currently exists or may exist in the future as
technology develops, whether or not such device is owned or leased. I
authorize any person or entity that possesses, has custody, or controls any
online accounts or electronically stored information of mine to divulge to
my Agent any such information, the contents of any communication that is
in electronic storage and any records pertaining to me that are maintained
by that person or entity. The foregoing authorizations are to be construed
as my lawful consent to all such access or disclosure under the Florida
Fiduciary Access to Digital Assets Act, as set forth. in chapter 740, Florida
Statutes, the Electronic Communications Privacy Act of 1986 (including
the Stored Communications Act thereunder), the Computer Fraud and
Abuse Act of 1986, and any other applicable federal or state data privacy
law or criminal law, and my Agent shall not be liable or be considered to
have violated applicable laws for acting under such specific authorization;
and
(17) To transfer assets to the then acting Trustee of the revocable trust under
the Susan Knapp Pinnas Declaration of Trust executed by me, of even date
herewith, with myself as Settlor and Trustee, as the same may be amended
to and including the date of my death, to be held and administered as
provided therein.
With respect to the foregoing, I give and grant to my Agent full power and authority to do
and perform all and every act and thing whatsoever requisite and necessary to be done in and
about the premises as fully, to all intents and purposes, as I might or could do if personally
present, hereby ratifying and confirming all that my Agent shall lawfully do or cause to be done
under this instrument.

I recognize that my Agent's actions taken pursuant to the specific grants of authority in
this instrument could involve my Agent in conflicts of interest (created either by me or by my
Agent). Provided that my Agent acts in good faith, I waive any express duty of loyalty imposed
under Section 709.2114(2), Florida Statutes.
My Agent shall be entitled to reasonable compensation and reimbursement for all
expenses reasonably incurred by my Agent on my behalf.
No Agent may participate in an action to the extent that a payment or distribution
pursuant to that action would discharge a legal support obligation of that Agent. No Agent who
is the insured of any insurance policy that I own may exercise any rights or have any incidents of
ownership with respect to that policy, including the power to change the beneficiary, to surrender
or cancel the policy, to assign the policy, to revoke any assignment, to pledge the policy for a
loan, or
to obtain from the insurer a loan against the surrender value of the policy. All such power is to
be exercised solely by another Agent, if any.
If NAT PINNAR or S. CLARK KNAPP, JR. resigns, dies, becomes incapacitated, is
not qualified to serve, or declines to serve, I hereby appoint the one not unable to act as my
successor Agent hereunder. All successor Agents shall have the rights, powers, privileges and
discretions specified under this instrument.
Any third party to whom this power of attorney is presented may conclusively rely upon
an affidavit by my Agent, stating, to the best of my Agent's knowledge and belief, that this
power has not been revoked, that I am then living, and that no proceedings have been initiated to
determine my incapacity. No third party relying on this power and that affidavit will be liable
for any losses, damages, or claims caused by compliance with the action requested by my Agent,
unless that third party has actual knowledge of my death or the revocation of this power.
A third party who improperly refuses to accept this power of attorney will be liable for
damages, including reasonable attorney's fees and costs, incurred in any action or proceeding
that confirms the validity of this power of attorney.
As provided in Section 709.2106, Florida Statutes, a photocopy or electronic copy of this
power is sufficient for its exercise.

performing inspection services.
I (we), understand that a Special Inspector inspection log for each building must be displayed in a
convenient location on the site for reference by the Miami Shores Building Department Inspector. All
mandatory inspections, as required by the Florida Building Code, must be performed by the Miami Shores
Building Department .Inspections performed by the Special Inspector hired by the owner are in addition to
the mandatory inspections performed by the department. Further, upon completion of work under each
Building Permit, I will submit to the Building Inspector at the time of the final inspection the completed
inspection log form and a sealed statement indicating that, to the best of my knowledge, belief and
professional judgment those portions of the project outlined above meet the intent of the Florida Building
Code and are in substantial accordance with the approval plans.

RENEWAL of this NOA shall be considered after a renewal application has been filed and there has been no change
in the applicable building code negatively affecting the performance of this product.
TERMINATION of this NOA will occur after the expiration date or if there has been a revision or change in the
materials, use, and/or manufacture of the product or process. Misuse of this NOA as an endorsement of any product, for
sales, advertising or any other purposes shall automatically terminate this NOA. Failure to comply with any section of
this NOA shall be cause for termination and removal of NOA.
ADVERTISEMENT: The NOA number preceded by the words Miami -Dade County, Florida, and followed by the
expiration date may be displayed in advertising literature. If any portion of the NOA is displayed, then it shall be done
in its entirety.
INSPECTION: A copy of this entire NOA shall be provided to the user by the manufacturer or its distributors and
shall be available for inspection at the job site at the request of the Building Official.

Department of Regulatory and Economic Resources, Environmental Plan
Review Division (DRER, EPRD) and the Miami -Dade Department of Health

7) 'This zoning permit will lapse and become invalid unless the work for which it

2. Dampers including exhaust, intake, makeup air, back draft and flue dampers shall be closed, but not sealed beyond intended infiltration control
measures.
3. Interior doors, if installed at the time of the test, shall be open.
4. Exterior doors for continuous ventilation systems and heat recovery ventilators shall be dosed and sealed.
5. Heating and cooling systems, if installed at the time of the test, shall be turned off.
6. Supply and return registers, if installed at the time of the test, shall be fully open.
