Below please find the permit history for this project. According to the information obtained from the
Miami Dade County Property Appraisers office, the building value prior to the start of construction in
2018 was $223,278.00. Property owners provided a certify appraisal of the property reflecting the
market value of the structure at $451,710.00. The appraisal, dated June 20, 2019 produce and certified
by Jorge Cruz Florida license RZ3379, was reviewed and approved by Mr. Travis Kendall, Flood Plain
Administrator for Miami Shores Village. Based on the value reflected by the property appraisal and the
construction cost estimates provided by Geraldo Rodriguez qualifier for Nieteen12 Construction, Inc.
and subcontractors for the project. The improvement cost as of today is $162,277.53 or 35.9% of
