PLANNING BOARD SPECIAL MEETING MINUTES

Chairman Busta called the workshop to order at 6:30 PM

6.A Discussion regarding the village residential zoning regulations.

Mr. Busta announced the discussion item and gave the floor to Mr. Kendall.
Mr. Kendall gave a brief introduction of the villages existing code of ordinances which is universally
applied residentially. He explained the way that the code was originally crafted. There are
setbacks on every residential property as well as height limitations. Mr. Kendall continued to
describe the way the code is currently written. The code currently favors larger scale
development.
The Board asked questions to Mr. Kendall. There was discussion amongst the Board about setbacks and
what Miami Shores currently allow. The requirements for second floor footprint was also
discussed.
Mr. Kendall said that there must be equal application of the Code or small lots will suffer. The Board
made more comments about this item.
Public Comment Open:
1. Mr. Robert Mengy - Spoke about not having appropriate notification about the meetings.
2. Lisa Sorda - Spoke about two story homes and that 30 feet is to much. It affects the neighbors. Ms.
Sorda read in her statement of discontent with the Board's decision.
3. Kate Mason - She is here to learn more about zoning. She recommended for the Board to have more
informative meetings to assist the public in understanding the terminology that the Board
utilizes.
4. Patricia Coach - We don't need change. Traffic is terrible and we don't need more change.
Staff would like more clarification as to what the public needs. The Board's input is that we should
invite Architects to attend these follow up meetings to get their thoughts about this issue.
5. Carlos Canasy - Gave his definition of quality of life. Little to no government intervention. More
police.
6. Resident at 301 NE 102 Street - Loves it here in Miami Shores. Likes square shaped
homes. Educating the public is key.
7. Robert Mengy - Congratulated the Board on a great meeting. He gave some details about a house in
his neighborhood and the water retention problem.
Public Comment Closed.
The Board Discussion continued in pursuit of the fact that the Board would like to address the public's
comments. The Board is in agreement that consistency is key.
Staff said that there will be additional workshops that the public could attend to get more informed.
