According to the Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map tl1208600306L, this project lies within Flood Zone AE with a minimum flood elevation of 8' NGVD. Field observations and a provided survey indicate the existence of a single -story residential house with a detached garage, and an associated paver driveway. The rear yard is densely covered with existing trees. A chain link fence along the east and west property line currently divides the adjacent properties. The proposed development include the reconstruction of the existing motor court, and two detached structural additions and expansion of the existing garage. The two additions will have a FFE of 8.74' NGVD while reconstruction of the garage will maintain its FFE of 6.75' NGVD. Proposed grading will develop onsite swales to inhibit any offsite discharge. No offsite improvements is being proposed. • II. PROPOSED DRAINAGE MODIFICATIONS: The proposed drainage system will be designed in accordance to Miami Shores Village stormwater design standards and requirements. Per the Town's stormwater design guidelines, all proposed residential developments within the City's jurisdiction is required to retain the stormwater quality treatment volume of 1" of rainfall over the entire site. Proposed drainage swales and perimeter landscape berms will be evaluated for potential storage volume prior to any implementation of exfiltration trenches and/or drainage wells. We received a request from the project structural engineer, Optimus Structural Design, LLC, for the use of helical piles due to the underground obstructions limiting the use of a shallow foundation systems. We reviewed the results of our geotechnical engineering study and provide the following recommendations for helical piles to support the proposed addition. HELICAL PILE RECOMMENDATIONS The helical piles should be designed based on the recommendations below. We estimate that maximum settlement of helical pile foundations designed and constructed as recommended below will be less than 1 inch. 1. Structural loads can be supported on helical piles (such as A.B. Chance helical piles RS3500.300 round shaft or equivalent). 2.
