We observed patches from previous repairs in the area between the meter room and unit #8841. Inside the meter room we noted a gap in the ceiling and floor from the wall side of unit #8841. By digging in front of the meter room entrance, we observed that there was no footing (thickened edge) on the perimeter of the floor slab. The project does not contemplate any alteration of the existing structure, except to provide a proper supporting system for the existing slab on grade (SOG), in order to mitigate the erosion effect caused by the rain runoff (rainwater from the roof). I personally, went to the job site and have firsthand knowledge of the conditions on this structure (Meter room). Currently, the gap is sealed. As we indicated in our response to comment #1, this structure is NOT attached to the Northern wall of unit #8841, meaning that those two structures are completely independent of each other. The gap is properly sealed, and no water intrusion has been noticed by us or the property owners (The Shores Villas Condominium Association. Because of that, the scope of work for this permit does not contemplate any work to deal with the gap, since it already has been taken care of by the owners. The sealing of a gap is an operation or work that does not require a permit since there is no construction, modification, or alteration to the property or structure. As discussed and requested yesterday at a meeting held at the Miami Shores Building Department with Mr. Ismael Naranjo, we are providing a detail on sheet AS -1 that indicates how the owner sealed the gap. Regarding the electrical system, we did not notice any issue evident issue with the electn6al tsystem. No indications were revealed during our inspection that the electrical system could be compromised by the movement of the structure. However, a licensed electrician inspected all the electrical components in this structural and coincide with our observations, that there is no damage to the electrical system due to the movement of the structure. In Eng. Batista's report, he recommends building a footing under the meter room exterior walls as a remedial action for this situation. Based on our evaluation of the situation, we completely agree with Eng. Batista regarding the cause and solution. The roof structure is a one-way slab, where the distributive areas are resting on the CMU wall next to unit 8841 (Southern) and the Northern wall (where the entrance door is located). Because the erosion occurred in the Northern side of the structure, this left the slab on grade slab without proper soil support (ground) and lead the structure to tilt or overturn, creating the separation between the structure and unit #8841. It is important to mention that the meter room structure is not attached to the exterior wall of unit #8841, in others words those two structures are independent from each other. Based on our observation and evaluation of the structure, there is no significant indication that the structural components have been compromised due to the separation observed. Beside the separation from unit #8841, we did not detect any significative carking, sag, tilt, etc. on the concrete floor slab, ceiling, or CMU -walls.
