In response to your inquiry regarding the ""After the Fact" inspection on the works depicted on the
plans for permit produced by Mr. Manuel E. Siques, P.E., dated January 2019, considering the scope
of work described on drawing A-1, please consider the following:
1. At the request of the owner's representatives, Mr. Andres Piedrahita and Mr. Noelsen Anaya,
we made an initial visual exploration inspection on August 19, 2019, concentrated on the areas
where the work was supposed to be done as per the scope of work depicted on the plans and
the permit card.
2. Mr. Anaya furnished us with the project documentation, inclusive of plans, permit card and
inspection logs, as well as the downloaded documents of prior permits issued by the local
authorities on the subject premises.
3. Mr. Anaya also furnished us with the photographic records of the premises at the time they
bought the house, and they were used as a means to compare the work done.
4. We returned to the subject site on August 22, 2019 in order to verify the information collected
on the initial inspection.

Research of permits and inspections to the premises did reveal and implied unpermitted work on the
main entrance door that was replaced and no evidence of permit was found. New documentation ws
presented to the authorities of the Village of Miami Shores to legalize the unpermitted work on the
main entrance door. It is our understanding that a building permit was obtained under the permit
number WS-09-19-;905—

Demolition of "paneling", as described on the demolition permit, refers to wood panel cladding on the
family room walls. Wood panels have no structural value. See attached photographic records. Wall

behind the panels was the original masonry wall of the residence. The ceiling on the family room was
not affected by the removal of the panels. Family room addition was done under the 1978 permit.
In reference to the above mentioned "expired demolition permit", it was replaced for new permit
DEMO -0-16-2878 and work was inspected by Village officials.
Current permit RC_01-19-214 does not include any structural work or structural framing. It does not
include any new partition walls, does not include new penetrations that require fire stopping, does not
include the installation of insulation on walls or ceilings, It is inclusive of removal of cladding wood
panels and drywall, that do not represent any structural value and do not affect the stability of the
main structure.
For the removal of bath tubs, an approved detail was depicted on the plans, inclusisg�ot'�
impermeabilization liners and 1/2" durock. Since it is an after the fact inspection, and.taavoid thc:,:-
removal of the marble finishes in the new showers, an electronic stud sensor and exploration holes
were performed and confirmed the spacing or the durock anchors with 1" grabber Oram at 6:...;.

Based on my knowledge and experience as a Registered Engineer, it is my professto%%pinion thtt
the approved and permitted work performed under permit RC -01-19-214 is Code Corppliantend-•

Research of permits and inspections to the premises did reveal and implied unpermitted work on the
main entrance door that was replaced and no evidence of permit was found.
Demolition of 'Paneling", as described on the demolition permit, refers to wood panel cladding on the
family room walls. Wood panels have no structural value. See attached photographic records. Wall
behind the panels was the original masonry wall of the residence. The ceiling on the family room was
not affected by the removal of the panels. Family room addition was done under the 1978 permit.

In reference to the above mentioned "expired demolition permit", it was replaced for new permit
DEMO -0-16-2878 and work was inspected by Village officials.
Current permit RC 01-19-214 does not include any structural work or structural framing. It does not
include any new partition walls, does not include new penetrations that require fire stopping, does not
include the installation of insulation on walls or ceilings, It is inclusive of removal of cladding wood
panels and drywall, that do not represent any structural value and do not affect the stability of the
main structure.
For the removal of bath tubs, an approved detail was depicted on the plans, inclusive of
impermeabilization liners and Iii" durock. Since it is an after the fact inspection, and to avoid the
removal of the marble finishes in the new showers, an electronic stud sensor was used to deteei •
spacing and was verified at 16". '
