Motion to approve subject to Staff’s recommendations and the following conditions:

1. Applicant to provide an updated Survey,
2. The proposed East elevation to modify to align architectural elements to provide a cohesive
exterior,
3. All exterior railings to be made of the same material,
4. Covenant assuring that this property will remain a single-family residence; made by Ms. Irene
Hegedus, Seconded by Mr. David Snow and the Motion was approved 5-0.

Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec. 400 Schedule of Regulations, Sec.
504. (f), (g) (2) and Sec. 600. Site plan review for a new single family home.
Public Comment Open:
Mr. Glenn Ivy of 1268 NE 93 Street had questions regarding whether the building was going to build
ground level or put on pilings. He was concerned about the runoff from the applicant’s property
going onto his property. He also expressed concern about the applicant’s property not having a
garage.
Ms. Sprirk of 1260 NE 103 Street. She testified that she is not a direct neighbor of the Applicant but
she is concerned about the flat roof and also the fact that the modern style houses built in Miami
Shores Village are not in character with the Miami Shores Village surroundings houses.
Ms. Barbara Ivy of 1268 NE 93 Street – Said that the drainage is her primary concern.
Public Comment Closed.
Motion to table until next meeting made by Mr. Snow to allow applicant to address public comment
and to bring a drainage plan forth, Seconded by Mr. Irene Hegedus and the Motion was approved
5-0.
7. STPL-000039-2019-39 304 NE 93rd Street, (Applicant) Jose Hernandez & Alba Triana (Agent)
Jose Gomez; Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec. 400 Schedule of
Regulations, Sec. 504. (f), (g) (2) and Sec. 600. Site plan review for a garage conversion and
addition.
Chairman Busta and the Board expressed how happy they were with the way that the Architect was
able to make this addition without disturbing the character of the 1940’s look of this house.
Motion to approve subject to Staff’s recommendations made by Mr. Daniel Brady, Seconded by Ms.
Irene Hegedus and the Motion was approved 5-0.
