Following is the summary of our inspection: EXECUTIVE SUMMARY: The firm ASD Consulting Engineers, Inc was retained by Mr. David Villegas to perform an inspection and evaluation of the exterior wall cracks of the above mentioned residence. The Scope of Work included the evaluation of such cracks and crack repair recommendations if any. FIELD OBSERVATIONS: All exterior walls and gable end walls are made of masonry (8" concrete block). On top of the wall there is a concrete tie beam all around the house. Also, there is a concrete cap at top of the gable end wall. All the tie beams at the exterior side are damaged due to corrosion of the embedded reinforcing steel bars. There are cracks running parallel to the main reinforcing steel which in some cases are over 1 /8" wide. The corrosion in the steel rebars has resulted in spalled concrete. See attached photos 1 to 3. At the interior side, we only were able to inspect the Garage Tie Beam since all other tie beams were cover by drywall. The interior side of the garage tie beam also shows sign of corrosion but in less advance stage of corrosion than the exterior. Exterior Wall Cracks Structural Evaluation 10916 NW 2"d Ave Miami Shores [Type here] DISCUSSION AND RECOMMENDATIONS: Existing field conditions at all tie beams clearly show that corrosion of the embedded reinforcing steel rebars is in advanced stage. At the Mr. Villegas House, the observed damage to the concrete and the steel corrosion is due to anyone or a combination of the following causes: • - The tie beam concrete contains high quantity of water-solub4& fg orides "• ....:. - Concrete of the tie beam is porous. Porous concrete and craekc-in thk todcrete.... allow chloride and moisture migration from the exte'* ;: chlo?idd. rich" environment. • • • • • • • .' . . . . % .... - Embedded reinforcing steel rebars do not have adequate conorele: coven.. .. • : • • • • Corrosion of the steel in concrete is a prevalent problem in areas where exposure to salt air is extreme. This problem is evidenced by large-scale premature failures of reinforced concrete structural components in a fraction of their design life. These failures have been traced to corrosion of reinforcing steel and are generally sufficiently severe to require refurbishing or replacement of the damaged structural components. In the absence of certain deleterious factors and agents, the environment provided to the reinforcing steel by the surrounding concrete is almost ideally suited for preventing corrosion of steel. High quality n concrete, properly placed, consolidated, and cures, provides a highly alkaline, low permeability covering for the steel. However, the entrance of moisture, electrolytes and oxygen by diffusion or through hairline cracks in the concrete or oxidation of the steel rebars prior to placement of the concrete can destroy the passive environment, establish galvanic corrosion and eventually destroy the concrete through the expansive forces created by the corroding steel. During our field investigation, cracks, loose, spalled concrete was observed. If reinforcing steel is not cleaned and is only encased in new concrete, the oxidized steel will corrode over time, expand, crack and spall the concrete patch. Oxidation is like cancer, it is not go away and keeps on increasing until it is fully removed. Corrosion of the steel expand the steel and expansive forces cause cracks in the concrete. Cracks in the concrete allows additional moisture and chloride penetration increasing the rate of corrosion and causing additional oxidations and increase in volume of the steel rebars, therefore, causing additional cracks, spalled concrete, and increasing the rate 2 Exterior Wall Cracks Structural Evaluation 10916 NW 2nd Ave Miami Shores [Type here] of deterioration of the structural components, Consequently, ASD Consulting Engineers recommends that all tie beams is be repaired. The following is the list of repair recommendations that must be implemented for the structural component that shows sign of corrosion or spalled concrete: 1- Repair the exterior side of the tie beam by doing the following procedure •.••.• 1.1- Chip off all cracked, loose and hollow sounding concrete. Saw cutting of concrete is not allowed. •; Keep existing reinforcing in place. • • • • • • 1.3- If existing rebars has lost more than 20% of its cross -sectional area,* slice a new rebar of same diameter of that of existing bar with minimum of 24 in. splice length on each side of the limits of corrosion. If 24 in. splice is not available, epoxy grout new steel dowel into existing sound concrete by drilling holes into existing concrete and by using Hilti HY 150 epoxy system. Do not cut existing rebars. Reposition existing and new steel bars to achieve 1 '/2" in. concrete cover. Clean existing bar with powered brush to silver steel surface. 1.4- The existing concrete surface of the area to receive repair mortar grout shall be roughened to a minimum 1/8 in. amplitude by means of sand blasting or other approved equivalent method. Clean roughened surface of any dust, laitance, grease, foreign particles, impregnations and disintegrated materials. Coat steel bars and entire surface of existing chip off concrete with anti -corrosive bonding agent such as Sika Armatec 110. 1.5- Rebuild the section with repair mortar to the original dimensions. For applications greater than 1 in. thick, use repair mortar with 3/8 in. coarse aggregate in accordance with manufacturer's specifications. Cure as recommended by manufacturer. 2. Corrosion of the steel in concrete is a prevalent problem in areas where exposure to salt air is extreme. This problem is evidenced by large-scale premature failures of reinforced concrete structural components in a fraction of their design life. These failures have been traced to corrosion of reinforcing steel and are generally sufficiently severe to require refurbishing or replacement of the damaged structural components. In the absence of certain deleterious factors and agents, the environment provided to the reinforcing steel by the surrounding concrete is almost ideally suited for preventing corrosion of steel. High quality n concrete, properly placed, consolidated, and cures, provides a highly alkaline, low permeability covering for the steel. However, the entrance of moisture, electrolytes and oxygen by diffusion or through hairline cracks in the concrete or oxidation of the steel rebars prior to placement of the concrete can destroy the passive environment, establish galvanic corrosion and eventually destroy the concrete through the expansive forces created by the corroding steel. During our field investigation, cracks, loose, spalled concrete was observed. If reinforcing steel is not cleaned and is only encased in new concrete, the oxidized steel will corrode over time, expand, crack and spall the concrete patch. Oxidation is like cancer, it is not go away and keeps on increasing until it is fully removed. Corrosion of the steel expand the steel and expansive forces cause cracks in the concrete. Clean existing bar with powered brush to silver steel surface. 1.4- The existing concrete surface of the area to receive repair mortar grout shall be roughened to a minimum 1/8 in. amplitude by means of sand blasting or other approved equivalent method. Clean roughened surface of any dust, laitance, grease, foreign particles, impregnations and disintegrated materials. Coat steel bars and entire surface of existing chip off concrete with anti -corrosive bonding agent such as Sika Armatec 110. 1.5- Rebuild the section with repair mortar to the original dimensions.
