I) CALL TO ORDER

II) BOARD MEMBER DISCLOSURES: Mr. Daniel Brady disclosed that he had visited
431 NE 94 Street. No other disclosures.

Motion to approve made by Ms. Irene Hegedus, seconded by Mr. Daniel Brady
and the vote was unanimous in favor of the Motion.
II) TABLED ITEMS
1) PZ-9-13-18-71 Folio Number 11-3206-013-3930, (adjacent to 271 NE 95th street
to the west) Mtinez investments group II, LLC (Owner), (Agent) None; Pursuant
to Articles IV, V and VI of Appendix A Zoning, Sec. 400 Schedule of
Regulations and Sec. 600. Site plan review and approval required, for a new 2500
square foot single family residence.
Motion to Deny made by Mr. John Busta, seconded by Mr. Daniel Brady and the
Motion passed 4-0 with Mr. Harrison Bergman abstaining from the vote.

III) NEW ITEMS
1) PZ-10-11-18-74 189 NW 99th Street, Eddie Alvarado (Owner), (Agent) Victor
Bruce; Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec. 400
Schedule of Regulations and Sec. 600. Site plan review and approval required, for
a 420 square foot addition to an existing home to add a master bedroom and bath
to the rear of the property.
Motion to approve subject to Staff’s recommendations made by Ms. Irene
Hegedus, seconded by Mr. David Snow and the vote was unanimous in favor of
the Motion.
2) PZ-10-11-18-75 431 NE 94th Street, Luis Arias & Margarita Perez (Owner),
(Agent) Victor Bruce; Pursuant to Articles IV, V and VI of Appendix A Zoning,
Sec. 400 Schedule of Regulations and Sec. 600. Site plan review and approval
required, for a 450 square foot two story exterior addition to an existing home to
add a new bedroom on the second floor and a new den and bathroom on the first
floor.
Motion to approve as presented with Staff recommendations included and that the
stucco on the addition be identical to the existing building made by Mr. Daniel
Brady, seconded by Ms. Irene Hegedus and the vote was unanimous in favor of
the Motion.
3) PZ-10-11-18-76 9534 NE 2 Avenue, (Applicant) Leocava, LLC (Agent) None;
Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec. 400 Schedule of
Regulations, Sec. 504. (f), (g) (2) and Sec. 600. Site plan review for an exterior
commercial renovation.
Motion to permit a demolition with the condition that any reconstruction come back
within six months before the Board made by Mr. Harrison Bergman, seconded by Mr.
Daniel Brady and the vote passed 3-2 with Mr. David Snow and Ms. Irene Hegedus
voting against the Motion.
4) PZ-10-11-18-77 9275 Bayshore Drive, Rafael Cohen (Owner), (Agent) Enrico
Mezzalira & Tito Bohm; Pursuant to Articles IV, V and VI of Appendix A
Zoning, Sec. 400 Schedule of Regulations and Sec. 600. Site plan review and
approval required, for a 225 square foot entryway renovation.
Motion to approve subject to Staff’s recommendations and that the main door be
consistent with the rest of the house made by Mr. Harrison Bergman, seconded by
Ms. Irene Hegedus and the vote passed 4-1 with Mr. David Snow voting against the
Motion.
5) PZ-10-11-18-78 216NE 98th Street Miami Shores FL 33138, Miami Shores
Center LLC (Owner), has filed an application for sign plan review before the
Planning Board on the above property. The applicants seek approval: Pursuant to
Articles IV, V and VI of Appendix A Zoning, Sec. 400, Sec. 504 Signs and Sec.

600 of Appendix A Zoning of the Code of Ordinances Site plan review and
approval required, for a sign.
Motion to approve subject to Staff’s recommendations made by Mr. Harrison
Bergman, seconded by Mr. David Snow and the vote was unanimous in favor of
the Motion.

VIII) DISCUSSION
a) Mr. Travis Kendall expressed his gratitude for the Board members for their
service on the Board.
b) The Board had questions about what the Applicants are required to submit to
P&ZDiscussion took place about the process of the applications by our
department. What are the requirements to be submitted to Planning and
Zoning. The Board expressed that there are some plans submitted with very
little detail in them.
Mr. Sarafan said that the Board can make changes to the requirements to be
submitted before the Planning and Zoning Department.
Further discussion took place about the renderings of plans being submitted to
P&Z.
Chairman Busta made a suggestion to discuss this issue at our next hearing on
November 8, 2018 at 6:30 PM, the Board was in agreement.
IX) NEXT REGULAR BOARD HEARING – November 8, 2018.
