MEETING MINUTES
FEBRUARY 25, 1998
Present: Herb Spahn, Leon Newman, Mark Carpenter, Babs Meyer,
Ernest Upthegrove, Angie Niehoff, Alberto Pozzi, and
Mike Walsh

Review of Last Month' s Meeting Minutes
1 ) Mark Carpenter presented a list of Club improvements that
was discussed by the Board.
2) Alberto Pozzi mentioned that he is trying to coordinate
with the Village to improve the landscaping outside the
grounds of the Club. He will try to have this done while
the renovations to the course are being done.
Also discussed the proposal that was presented to the City
Council regarding the renovation project. An extention
of the current lease agreement of two 5 year terms will
be given to PCM in lieu of an abatement of rent. Also the
percentage of revenue given to the Village would increase
during that term.
3) Herb Spahn was in favor of this proposal and said that it
would also reduce property taxes and improve property value
to Village residents.
- Commented on the maintenance crew needs to pay better
attention to the golfers when they are performing their
duties.
4) Angie Niehoff suggested that there should be a lot of support
when the proposal is presented to the City Council.
5) Ernest Upthegrove was in favor of proposed improvements
in particular item #5.
Meeting was adjourned at 6: 10 p.m.

Re: Club Improvements
As we discussed at the November meeting, there are certain elements of the Club
that I feel should be given immediate attention in order to improve "curb appeal"
with the goal of achieving a more inviting outward appearance. In addition, it is in
the best interests of the Membership, the Community and Professional Course
Management that the facility present its best outward appearance in order that
membership levels and public use customers can be maintained and/or increased.
Elements needing immediate attention:
1. Fill parking lot potholes including those at the entry drive and seal and
stripe all areas.
2. Manicure, landscape and maintain green areas outside fence adjacent to
Biscayne Blvd. Given the fact that this area of the Blvd may be improved
eventually, no one knows when this will happen. In the meantime the
areas are neglected and present a poor outward image.
3. Pressure wash the roof. We all know that the roof is in poor condition and
in need of replacement. While the issue of when it will be replaced and
who is responsible for paying is debated, we cannot ignore the fact that
the appearance of the roof leads one to believe that the facility is "run-
down".
4. Employ members of the Architectural Advisory board to develop a more
modern and appealing color scheme and repaint the building. The current
beige color is very institutional and dated.
5. Replace the lighting at the entrance and Porte-cochere with new more
architecturally appealing fixtures and provide brighter and "warmer"
ambiance to the building entrance. The current fluorescent light fixtures
do not provide enough light and give a clinical uninviting appearance.
' 6. Install screens and landscaping around the kitchen service entrance to
hide this area from customer view. The current condition displaying "back
of house" activity at the "front door" exudes a poor first impression.
After review of the lease agreement, it is my opinion that all of these elements are
part of regular maintenance that should be performed by PCM. In any case the cost
of work involved is not major and performance of the work will provide tangible
results to the Club's image.
