QUAUTY OF WORKMANSHIP FINDINGS & RECOMMENDATIONS Allphase Construction of South Florida, Inc. has performed a non-destructive inspection of the roof. This is an old day tile roofmg system. The tile has become br►tde. It was found that the tile underiayment is dry and has thermal cracking. This is due to built up heat and inadequate ventilation of the attic area. The duct work also runs through this area. Improper or inadequate ventilation is the number one reasons roof's fail prematurely. It is recommended that additional "storm guard material" be added to all valleys and ilashingt.. The new underlayment will be Polystick Tit: Plus and will weather much better than the existing granulated cap stet that is there now. There also needs to be attic ventilation added. Solar -powered attic fans area great option because they will not add to the electric bills but will adequately remove the excessive heat out of the attic. The Polystick TU Plus wilt prevent thermal cracking of the underlayment, and the additional ventilation will also prevent thermal cracking in the future and lower the load on the AC, making it last longer while lowering the AC bill. The new tile will be installed using a 3M Polyset foam. For the existing profile of tile a medium paddy of foam is recommended for maximum adhesion and for water to still freely flow.
