YOU ARE HEREBY NOTIFIED that an inspection of the above premises revealed that you have violatedthe
q provisions of the Florida Building Code and of Miami Dade County Code which have been adopted as the uniform
building code for Miami Shores Village,Florida.
Type of Violation: Building,Electrical, Mechanical,and Plumbing.
Section 110.1 of the 2010 Florida Building Code and Section 8-5 of the Miami Dade County Code of
Ordinances.
This building is in the opinion of the building official unsafe and shall be vacated immediately.The power
and utility services to this building will.be order to be disconnected at S:OOPM on Thursday,December
` 22,2016 if the owner fails to comply with this order.

Sec. 8-5(2)Buildings or structures that are,or hereafter shall become,unsafe, unsanitary or deficient,facilities
with inadequate means of egress,or which constitute a fire or windstorm hazard,or are otherwise dangerous to
human life or public welfare by reason of illegal or improper use,occupancy or maintenance,or which have been
' substantially damaged by the elements,acts of God,fire,explosion or otherwise, shall be deemed unsafe
structures and a permit shall be obtained to demolish the structure or where specifically allowed by this section,
1 to bring the building into compliance with the applicable codes as provided liereih.

Section(b)Physical criteria.
(3)A building, or part thereof,shall be presumed to be unsafe if:

• (iv)By reason of illegal or improper use,occupancy or maintenance does not comply with the
Building Code,or the code in effect at the time of construction.
Failure to pass required final inspections for building,electrical, mechanical, and plumbing as
required under section 110 of the 2010 Florida Building Code.
➢ 110.1 General.Construction or work for which a permit is required shall be subject to inspection by the
building official and such construction or work shall remain accessible and exposed for inspection purposes
until approved.
Failure to obtain a certificate of occupancy or certificate of use as required under section 111 of the 2010
Florida Building Code.
➢ 111.1 Use and occupancy.No building or structure shall be used or occupied,and no change in the
existing occupancy classification of a building or structure or portion thereof shall be made,until the
building official has issued a certificate of occupancy therefor as provided herein.
Failure to obtain approval from the building official to connect power to the building as required under
} section 112 of the 2010 Florida Building Code. I'

➢ 112.1 Connection of service utilities.No person shall make connections from a utility,source of energy,
fuel or power to any building or system that is regulated by this code for which a permit is required,until
released by the building official.
REQUIREMENTS FOR CORRECTION

Finish the project as per approved plans,request and pass required final inspections for electrical,plumbing,
mechanical,and building and obtain a certificate of completion from the building Official as required under section
11.1 of the 2014 Florida Building Code,2010.
Therefore,you are hereby directed that on or before Thursday,December 22,2016
you are to correct said VIOLATION and NOTIFY THE UNDERSIGNED BUILDING INSPECTOR that the
VIOLATION has been corrected. Failure to make the correction(s)will result in one or more of the following
actions: Disconnect utilities services, issuance of a ticket(s)in the amount of$500.00 or more,filing of a civil suit or
criminal charges against you or initiation of an unsafe structures case requiring demolition of the structure:Also,
failure to comply with this notice may result in the department withholding issuance of other permits to you,referral
of this matter to the appropriate licensing board or the filing of a lien against your property in the amount of any
unpaid ticketing fines. In accordance with the provisions of Section 8-17 of the Code of Miami-Dade County,you
are also responsible for the reasonable costs and expenses incurred by the Building Official in enforcing the
provisions of the Building Code.
In the event further clarification or assistance is required,please contact Ismael Naranjo, B.O at(305)'795-2204
between the hours of 8:30 A.M.and 5:00 PM. Except in the case of life-safety hazards,you may be granted upon
request an extension of time up to 30 days to correct the violation,provided your request is submitted prior to the
expiration of this Notice of Violation and enforcement costs incurred by the department to date are paid in full.To
