Attention: Ismael Naranjo •• •• f •• " ?y Building Official Reference: Litzenberg Residence— 1420 NE 103 ST UNITED Project No.: 1801-21 Mr.Naranjo: As discussed in our meeting of March 1,2017,the contractor for the Litzenberg Residence("project")exposed the roof and floor framing to the weather for an extended period.rAs requested, UNITED Engineering, Inc. ("UNITED") visited the site on March 7,2017 to evaluate the condition of the plywood sheathing and prefabricated wood trusses. Based on visual observation,here is a summary of our observations: • Main House Roof Sheathing In general, plywood is in good condition with numerous panels exhibiting water stains along the edges. Plywood has a gray exterior color and yellow interior(underside) color.We did not observe plywood panels with section loss,swelling,or veneer buckling.Plywood sheathing stamp is Exposure 10.563". • East Roof Sheathing I In general, plywood is in good condition with numerous panels exhibiting water stains along the edges. Plywood has a gray exterior color and yellow interior(underside) color.We did not observe plywood panels with section loss,swelling,or veneer buckling.Plywood sheathing stamp is Exposure 10.563". • Garage Roof SheathingIn general, plywood is in good condition with numerous panels exhibiting water stains along the edges. Panels towards the main house(south)are discolored and may have mold/fungus growth.Plywood has a gray exterior color and,yellow interior (underside) color. We did not observe plywood panels with section loss, swelling,or veneer buckling. r • Floor Sheathing In general, plywood,is in good condition with some panels exhibiting water stains.In general panels that are near windows are exhibiting the water stains. Some panels may have mold/fungus growth. Plywood has a yellow color. We observed some isolated panels with veneer buckling.We did not observe plywood panels with section loss or swelling. Plywood sheathing stamp is Exposure 1 23/32"., • Floor and Roof Trusses In general,trusses are in good condition.Several trusses appear weathered and are discolored but none show section loss. j • Truss Connections Roof truss connections are in general conformance with,the-5pproved plans prepared by UNITED dated August 29,2016 and SSK-7.0. + d4 The construction deviated from the approved plans for the floor truss connections by substituting the specified connections at the girder without prior approval from UNITED.A NuVue NVFHE was installed instead s of the specified Simpson HGAM10 and HGUM. A USP THD210 hanger was installed without pAor?1:�rovaIZ#6n;TJNITT.This connector does not have a product approval and required verification fro"S delegated;r g;Vbr'Contractor, however, has provided a signed and sealed letter for the USP THD210.We received the signed and sealed drawing from James Collins, PE on January 30,2017. Based on our visual observation and review of the relevant American Plywood Association publications, it is our opinion the structural capacity and integrity of the water stained and discolored plywood sheathing has not been affected from the weather exposure. In our opinion,the roof plywood sheathing may remain and does not need to be removed. However,the floor plywood sheathing exhibiting veneer buckling shall be removed and replaced with new plywood. Due to the appearance of the trusses,we requested the contractor contact the delegated truss engineer to evaluate and provide a signed and sealed letter stating acceptance of the trusses or provide any repair recommendations if necessary.We received a copy of the signed and sealed letter by Armando Perez, PE dated March 10,2017 states the structural capacity of the trusses has not been affected by the weather exposure and do not need to be removed.
