Pursuant to Chapter 286.0105, Florida Statutes, if a person decides to appeal any matter considered at such meeting or hearing, he

1. CALL TO ORDER
The meeting was called to order at 6:32 PM.
2. ROLL CALL
The following board members were present:
Seth Bramson, Charles Humphries, and Abeer Jadallah.
Kristen Adsit was absent.
Nina Korman arrived at 6:41 PM.
Also Present: Ysabely Rodriguez, Village Clerk and David Dacquisto, Planning and Zoning
Director.
3. APPROVAL OF MINUTES
A. April 3, 2017 Draft Minutes
Mr. Humphries moved to approve the April 3, 2017 Draft Minutes and the motion was seconded
by Ms. Jadallah. The motion passed unanimously.
4. NEW BUSINESS
A. Request for Certificate of Appropriateness
1. 10108 N.E. 1ST AVENUE
Applicants: Jeffrey Schwartz for owner Douglas Barnes
Request:
- Installation of Accordion Shutters (white, bronze,
ivory, beige)
- Installation of Roll Down Shutters (white, bronze,
ivory, beige)
- Installation of single impact rated side door into
garage top half with glass window bottom half solid
(White, Bronze or Silver)

Mr. Jeff Schwartz, General Contractor, provided a brief overview of the item, advocated for the
above-mentioned request and answered questions posed by the Board on behalf of the
applicant.
Responding to Ms. Korman’s inquiry, the applicant, Ms. Benton, spoke in favor of the off white
color scheme for the roll down and accordion shutters.
A motion was moved by Ms. Korman and seconded by Mr. Bramson to approve the Certificate
of Appropriateness with the condition that the applicant adhere to the off white color scheme for
the roll down and accordion shutters. The motion passed unanimously.
2. 121 N.E. 100th Street
Applicants: Nadine Davey-Rogers and Shaun Rogers
Request:
- Replacement of original garage
Ms. Rodriguez, staff liaison, introduced the item, thereby indicating the proposed garage
structure does not meet setbacks and approval of the item is subject to a three (3) ft. historic
variance to the required five (5) ft. rear setback for the accessory structures, in addition to an
eleven (11) ft. historic variance to the fifteen (15) ft. required separation distance between the
accessory structure and main residence. Approval of the architectural design is also required.
The applicant, Mr. Shaun Rogers, provided a brief overview of the item, advocated for approval
of the above mentioned request, and answered questions posed by the Board and staff.
The applicant’s architect, Victor Bruce, clarified that the original specifications don’t conform to
modern specifications for a two stall garage.
Mr. Dacquisto informed the board and the applicant that the garage’s intended purpose must be
identified prior to approval because a historic variance is needed.
The applicant and the architect identified the intended purpose of the garage is a “two (2) stall
car garage,” as the original structure.
A motion was moved by Mr. Humphries and seconded by Mr. Bramson to approve the
Certificate of Appropriateness and architectural design, subject to the following historic
variances:
1. three (3) ft. historic variance to the required five (5) ft. rear setback for
accessory structures,
2. eleven (11) ft. historic variance to the fifteen (15) ft. required separation
distance between accessory structure and main residence, and
3. two (2) stall car garage as the intended purpose

B. Discussion and Scheduling of Annual Board Report
Ms. Rodriguez provided a brief overview of the item and asked the board to select a prospective
date to present their annual report to the Village Council.
Discussion ensued and the board agreed to present their annual report on the first meeting in
September or on October 17. The board further suggested setting a date for another meeting in
the near future to discuss the content of the report. Ms. Rodriguez agreed to contact the board
with a prospective meeting date.
5. ADJOURNMENT
There being no further business, the meeting adjourned at 7:38 PM.
