plans. The Board asked questions. Mr. Busta Motion to approve subject to Staff
recommendations, seconded by Mr. Glinn and the vote was unanimous in favor of the
Motion.
2) PZ-05-15-2015193: 1160 NE 98th Street, (Owner) Marybell Rajo, (Applicant) Same,
(Agent) Robert Lara; Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec. 400
Schedule of Regulations and Sec. 600. Site plan review and approval required. One-story
addition.
Mr. Dacquisto provided information relating to the application which includes a one story
addition and a change of the façade. Staff is recommending approval with 9 conditions
as shown on the Staff Report. The Board asked questions. Mr. Dacquisto clarifies that
pools, decks and fences are administratively approved at the time of building permit
review. Mr. Robert Lara of 8450 SW 201 Street presented his plans. Mr. Busta Motion to
approve subject to Staff recommendations, seconded by Mr. Glinn and the vote was
unanimous in favor of the Motion.

Mr. Dacquisto provided information relating to the application which includes a garage
conversion. The driveway is located within 5’ of the setback. Staff is recommending
approval with 10 conditions as noted in the Staff report. The Board asked questions. Mr.
Rufus Orindare was present and did not wish to make a presentation. Mr. Busta Motion
to approve subject to Staff recommendations, seconded by Mr. Glinn and the vote was
unanimous in favor of the Motion.
4) PZ-05-15-2015195: 1151 NE 99th Street, (Owner) Shima V II LLC / Louis de Thomas,
(Applicant) Same, (Agent) None; Pursuant to Articles IV, V and VI of Appendix A Zoning,

Mr. Dacquisto made a brief explanation as to why the Staff recommendations are not
read into the record one by one. He explained that all these reports are available online
and are also emailed to the Owners, Applicants and Agents. Mr. Dacquisto provided
information relating to the application which includes a garage conversion to a master
bedroom suite. There is room to park two cars. Staff is recommending approval with 10
conditions as noted in the Staff report. Ms. Smith and Mr. De Thomas were present and
did not wish to present. Mr. Busta Motion to approve subject to Staff recommendations,
seconded by Mr. Glinn and the vote was unanimous in favor of the Motion.
5) PZ-05-15-2015196: 1450 NE 103rd Street, (Owner) Viktorinex LLC / Petra Mirova,
(Applicant) Same, (Agent) Callum Gibb; Pursuant to Articles IV, V and VI of Appendix A
Zoning, Sec. 400 Schedule of Regulations and Sec. 600. Site plan review and approval
required. One-story addition.
Mr. Dacquisto provided information relating to the application which includes façade
improvements and one story addition. The Applicant is within a AE9 Zone which means
that the finished floor elevation has to be NGVD10 or above. The development is not a
substantial improvement as currently described. The Building official will scrutinize the
plans when they are submitted to the Building Department. Staff is recommending
approval with 17 conditions as noted in the Staff report. Callum Gibb of 115 Medeira
Avenue, Coral Gables, FL 33134. Mr. Gibb presented his case. The Board asked
questions. Mr. Dacquisto explains the elevation issue. Mr. Gibb explained their intention
to raise the existing floor to NGVD10. The Board asked questions. Applicant said they

will not spend more than allowed. Mr. Sarafan asked about the flat roof. Mr. Dacquisto
clarifies that the flat roof is not an issue for Staff. Mr. Busta Motion to approve subject to
Staff recommendations, seconded by Mr. Glinn and the vote was unanimous in favor of
the Motion.
6) PZ-05-15-2015197: 10326 NW 1st Avenue, (Owner) JG 10326 Land Trust / Ivan
Rabinovich Trustee, (Applicant) Same, (Agent) Saul Rabinovich; Pursuant to Articles IV,
V and VI of Appendix A Zoning, Sec. 400 Schedule of Regulations and Sec. 600. Site
plan review and approval required. Garage conversion.
Mr. Dacquisto provided information relating to the application which includes a garage
conversion. The applicant is proposing to expand the master bedroom. The conversion
is compatible with the 1940 residence and meets the zoning requirements. Staff is
recommending approval with 10 conditions as noted in the Staff report. Saul Rabinovich
was present and did not wish to present. Mr. Busta Motion to approve subject to Staff
recommendations, seconded by Mr. Glinn and the vote was unanimous in favor of the
Motion.
7) PZ-05-15-2015198: 1490 NE 101st Street, (Owner) Luma Shores LLC, (Applicant) Victor
Bruce, (Agent) Victor Bruce; Pursuant to Articles IV, V and VI of Appendix A Zoning, Sec.
400 Schedule of Regulations, Sec. 534 and Sec. 600. Site plan review and approval
required. Waterfront development. New one-family dwelling.
Mr. Dacquisto provided information relating to the application which includes a new
residence. The previous owner was in front of the Board before with a different design.
The Architect has a new design in front the Board now. The design is similar to the last
one in that it has multiple levels. Mr. Dacquisto shows the Board the plans provided by
the Architect. Victor Bruce was present and wished to present his plans. Mr. Dacquisto
discussed at length the Architects design. Staff is recommending approval with 14
conditions as noted in the Staff report. The Board asked questions. Victor Bruce of 370
NE 101 Street, Miami Shores, FL. Mr. Bruce presented his plans. Mr. Bruce testified
that the volume of the house is now pushed back further. From the street will see one
story. The Architect discusses at length the design of the house. For fire there is enough
space for a fire truck to come in. Elevator goes to three floors. Residential elevator with
a small motor will be in place to take up to three people. It will be a residential elevator.
Mr. Bruce continues to present regarding the setbacks. Mr. Sarafan asks about the wall
in the drawings. Mr. Bruce clarifies that the wall is outside the plot. The Board asked
questions about the decking material. Mr. Bruce said that it will be roof tile for what is
going to be a landscaping place. Steel will be used for the roof pergola. Master suite
exits to the roof landscaped area. Mr. Glinn Motion to approve subject to Staff
recommendations, seconded by Mr. Busta and the vote was unanimous in favor of the
Motion.
8) PZ-05-15-2015199: 1350 NE 101st Street, (Owner) Dirk and Lisa Peterson, (Applicant)
Victor Bruce, (Agent) Victor Bruce; Pursuant to Articles IV, V and VI of Appendix A
Zoning, Sec. 400 Schedule of Regulations and Sec. 600. Site plan review and approval
required. Waterfront development. Detached accessory structure.
Mr. Dacquisto provided information relating to the application which includes a waterfront
development and a detached accessory structure. The roofing is a combination of 180
square foot flat roof and a 160 square foot pergola. The Applicant is also proposing a
deck and outdoor spa. Staff is recommending approval with 12 conditions as noted in the
Staff report. The Board asked questions. Mr. Dacquisto clarifies that there is no specific
green space requirement. Mr. Busta Motion to approve subject to staff
recommendations, seconded by Mr. Glinn and the vote was unanimous in favor of the
Motion.

Mr. Dacquisto provided information relating to the application which includes a one-story
addition and detached accessory structure. The Applicant is proposing a pool deck
located 7.7 feet from the rear. The addition is compatible with the residence. Staff is
recommending approval with 11 conditions as noted in the Staff report. Mr. Bruce did not
wish to address the Board. Mr. Busta Motion to approve subject to Staff
recommendations, seconded by Mr. Glinn and the vote was unanimous in favor of the
Motion.

Mr. Dacquisto provided information relating to the application which includes a garage
conversion. Staff is recommending approval with 9 conditions as noted in the Staff
report. Donald Baumann was present and did not wish to present. Mr. Busta Motion to
approve subject to Staff recommendations, seconded by Mr. Glinn and the vote was
unanimous in favor of the Motion.
11) PZ-05-15-2015202: 10433 NE 6th Avenue, (Owner) Carol Invest USA Inc., (Applicant)
Victor Bruce, (Agent) Victor Bruce; Pursuant to Articles IV, V and VI of Appendix A
Zoning, Sec. 400 Schedule of Regulations and Sec. 600. Site plan review and approval
required. Façade improvements. Garage conversion.
Mr. Dacquisto provided information relating to the application which includes a garage
conversion. The Applicant is proposing a covered carport with access to a master suite.
Everything will take place under the existing roof. The attached garage will remain. The
conversion is compatible with the 1940’s residence. Staff is recommending approval with
9 conditions as noted in the Staff report. The Board asked questions. Mr. Bruce
approaches the bench to show plans. Mr. Glinn Motion to approve subject to Staff
recommendations, seconded by Mr. Busta and the vote was unanimous in favor of the
Motion.
VIII) DISCUSSION
1) Mr. Fernandez welcomes Mr. Glinn to the Board. Recommended for Mr. Glinn to get
together with Mr. Dacquisto and Mr. Sarafan.
