Mr. Dacquisto provided background information, summarized the information on the staff report
and read the staff recommendation and conditions of approval into the record. Mr. Jose Jimenez
was present as agent and questioned staff regarding report analysis that states a portion of the
flat roof is visible from front roof elevations on a corner. Staff mentioned that property is
considered to be on a corner lot and code states that requirements to approve a flat roof is that it
is not visible from the front or side street elevations on a corner lot but information is just to let
board know details about property and does not feel it is visible enough that it should make a
difference. Mr. Jimenez makes presentation and states client wanted a prominent entry from 10th
Avenue and wanted to construct a lower roof and the mansard roof would flow into the flat roof.
Mr. Abramitis asked Mr. Jimenez what prevents water from pooling on Mansard roof and Mr.
Jimenez mentioned it would have a positive slope at edge. Mr. Zelkowitz asked about
approximate project costs and Mr. Reese approves project.

Mr. Dacquisto provided background information, summarized the information on the staff report
and read the staff recommendation and conditions of approval into the record. Mr. Campbell was
present as agent and did not have any questions for staff. Mr. Campbell gave presentation about
proposed project.

for owner did not have any questions for staff and made presentation regarding proposed project.

Piniero was present and made presentation regarding proposed project.

approval required. Wall sign.
Mr. Dacquisto provided background information, summarized the information on the staff report
and read the staff recommendation and conditions of approval into the record. Eddie Miller was
present and did not have any questions for staff. Mr. Reese asked staff about two separate
business and staff stated that there are two separate signs indicating two separate businesses.
Chairman asked separate signage presented and original copy does show two signs that are
temporary placed but will not be placed permanently. Chairman asked Mr. Miller what type of new
business would be opening and Mr. Miller mentioned that they manage properties in Miami Dade
and are also a real estate investors.

VI. DISCUSSION ITEMS
a. Sec. 518 Fences. Requirement for picket fences in the side yard.
Staff requests board to discuss requirement for picket fences in the side yard.
Our new code states if your home is on a corner lot, the only kind of fence
allowed is a classic picket fence. Questions arising from owners are if 6inch
boards can be used or a shadow box effect be used for privacy reasons. Board
comments on options presented and possible effects. Board requests that
pictures or addresses of corner fences be presented of current homes that have
these other types of fences that were once allowed so that they can further
discuss look.
b. Schedule future workshops for continued code amendment, FAR, Green Space
and Open Space.
Board will schedule a workshop date.
c. Resolution of village council for planning board to consider the village height limit
especially as it relates to construction in the special flood hazard area.
Staff stated resolution was made by council because of new FEMA requirements
and council is requesting a report and recommendations by P&Z board.
