PLANNING AND ZONING BOARD
WORKSHOP MEETING June 8, 2006
The workshop meeting of the Miami Shores Planning and Zoning Board was held at 7:00
P.M. on Thursday, June 8, 2006 at the Village Hall. The workshop was called to order by

All members on the council were introduced. The workshop meeting is being held in the
conference room, there are signs posted outside directing any public members as to where
we are. Mr. Fernandez, the chairman motioned to suspend the rules. Mr. Ulmer 2nd and
the vote was unanimous in favor of the motion.
DISCUSSION ITEMS:
• Introduce guest speakers, Marisol Fuentes representative of Weeks Gas and Mike
Deveny, Miami Shores Electrical Inspector.
• Emergency electrical generators.
ELECTRICAL GENERATORS:
Mrs. Fuentes addresses safety codes of gas and noise levels concerning generators.
Depending on the size of the standby generator she explained the installation rules and
stated the rules differ with each manufacturer. She spoke about the state and city codes
for the location of generators in a yard and the minimum distances from the house. She
compared the portable generator noise levels to the standby generators. She briefly spoke
of diesel; needing DERM’s approval for usage. She compared the longevity of the tanks
underground to above ground and suggested ways to protect above ground tanks against
weatherization. The Board questioned Mrs. Fuentes concerning several topics in her
presentation.
Mr. Deveny explained requirements of the electric code. Mr. Deveny stated generators
must meet flood regulations. Breaking down what the different usage of amps in a home
are and what the size of the generator should be, he spoke about the transfer switch for
generators and how it would operate throughout the house. He explained what could
happen when a person attempts to make their own “transfer switch” (Plugging directly
into a generator) instead of buying a manufactured one. Some generators have an idle
position, which help towards saving gas. The board questioned Mr. Deveny concerning
topics in his presentation.
COMMENTS:
The Board discussed generators in the side and rear setbacks, the pros and cons of
permanent generators and the safety issues with storing gasoline. The board decided to
continue this discussion to the next Workshop meeting.
