Building Official's Order: PERMITS SHALL BE OBTAINED TO REPAIR FIRE DAMAGE
The above described structure has been inspected by this department and found to be unsafe
as defined in the provisions of Chapter Eight of the Miami-Dade County Code Section 8-5 (a)
(3) and Miami Shores Village, Code of Ordinances Section 12-257.(2) and ordered to be
demolished. In accordance with the provisions of Chapter Eight of the Miami-Dade County
Code, you are directed to correct the violations as ordered by the Building Official within thirty
(30) days. Unless there is compliance with the Building Officials order, or an appeal is filed, a
public hearing before the Unsafe Structure Board will be initiated by the Building Official after
the time of compliance has expired, or the Building Official order will be enforced in
accordance with the provisions of Chapter Eight of the Miami-Dade County Ordinance without
further notice to you.
Appeals may be brought according to the provisions of the Miami-Dade County Code Section
8-5.
Appeals based on personal or economic hardship will not be considered proper unless the
appellant also states wherein the Building Official is believed to be in error. The appeal shall be
in the form of a certified statement stating the reason for such an appeal and wherein you
consider the Building Official to be in error. The appeal must be received by the Building
Official no later than (30) days from the date of mailing this notice.

The structure is deteriorated. The roof has collapsed in several areas of the overhang. There is
a falling away, and loosening of building material. The ceiling has collapsed and is sagging.
An unsanitary condition exists by reason of inadequate or malfunctioning sanitary facilities or
waste disposal systems. The sanitary facilities have been removed. Obtain permits for repair
or demolition within 30 days of receipt of this notice.
By the provisions of Chapter Eight of the Miami-Dade County Code, you are responsible for all
enforcement costs, including appellate processing costs incurred by Miami Shores. The
property will be subject to a lien for those costs if payment is not made upon request by the
department. No work or demolition can be performed without obtaining the correct permit
through the Miami Shores Building Department.
