To whom it may concern, This letter is to clarify the applicable loads, load path, and connections related to the beam and columns as depicted in the design drawing for 1199 NE 92nd Street, Miami Shores, Florida, prepared by Speath Engineering,dated August 16,2016. The beam was designed to replace the loads carried by the load-bearing wall between the kitchen and family room area. This wall was responsible for carrying approximately the mid-span of the attic joists of a non-occupyable attic space. No roof loads are supported by the wall in the pre- construction condition, and no roof loads are supported by the beam in the post-construction condition. Therefore, this assembly is subject only to non-occupyable attic space live and dead loads(not subject to uplift loads). Since the assembly is not subject to uplift loads,only connections necessary for gravity loads and bracing are required. In the as-built condition, each of the columns is anchored to the footer,and the beam sits within the saddle at the top of the metal column. Since the beam is braced along its length by the rafters and ceiling, and is not subject to uplift loads,the saddle alone is sufficient. However, bolting of the saddle to the beam would provide a more cohesive assembly and additional redundant bracing. Each of the ceiling joists is connected to the beam by means of a joist hanger. The joist hangers utilized in the as-built condition include a USP Connectors THD28 (HTU28) and THD28-2 (HTU28-2)(For double-wide joist connection).
