Wade Patterson begins by reporting on pool violations and diamond brite resurfacing project, several proposals were procured by CAM Felix Giralt. Wade makes a motion to spend up to $7,000 to do the diamond brite pool project to come from Reserve Account, Ivette Colon seconds Motion, all Board agrees and motion is passed unanimously. Ivette and Wade will follow up with pool contractors. Borinquen Pools will resolve the other pool violations. B. Wade goes on to the next topic on the Agenda regarding Maintenance, Ivan and KLN have been working on resolving all maintenance orders, Ivan working on lights. C. Wade speaks about the replacement of corroded water main valves and says the Plumbing contractors should work in conjunction with MD Water&Sewer Department in the project. D. ERS is about 15 working days from finishing the drainage pit project, (gravel base electrical work and asphalt finish) Wade also discusses the lift station, upgrades on the badly corroded components as reported by Pelco. E. Wade mentions it will cost about$2,000 to get the security cameras functioning correctly. F. The 2 units the Association holds title to#9017 and#8807 have received notice the banks will take them back in foreclosure action as mortgage holders. G. Wade speaks about a new program Popular Bank is offering Associations to have all funds in excess of the $250,000 covered by FDA insurance moved to different banks in order to have these funds federally insured. Wade makes a motion to have a Popular Bank Director come out and meet with Board to explain the program, Bill Serda seconds the motion all vote in favor motion passed unanimously. H. Roof repairs pending #8841 re roof I. Wade speaks of the liability regarding the broken sidewalks along NE 4 AVE RD in a discussion with the City of Miami Shores code enforcement according to them, these sidewalks belong to the Association therefore the Association is responsible for the repairs and cost thereof, Wade mentions this is an additional future project. J. The financial report is given by Wade mentioning the Association is in good financial position on the plus side and Makes a motion to accept the financial statement as presented by FAP, Ivette seconds the motion and the Board votes in favor passing the motion unanimously.
