Dear Mr. Naranjo,
We are hereby requesting your approval to grant us 45 days Temporary Certificate of Occupancy (TCO)
for the above referenced property address and permit number in conformance with Miami Shores
Village code and regulations. This request is being made as the majority of the work has now been
completed and only some minor issues remain to be addressed, mostly associated with resubmitting
plans to the building department to update the required changes made during construction. The
approval of the permit revisions will take several weeks and during this time we will not be able to
obtain a final permit approval. This delay will create a hardship to the future tenant as they are under a
court agreement to vacate their present location and can no longer remain at their space. Having to stop
their operations will have a devastating effect since their customers/students are under a year-round
program and suspending the program is not an option and could ultimately result in them losing their
franchise business.
We hereby hold harmless and release Miami Shores Village Building Department and Miami—Dade Fire
Department from any liability that may arise during the use of designated areas in the aforementioned
facility while under the limitation of the Temporary Certificate of Occupancy. Additionally, we hereby
certify that all means of egress shall be kept clear and accessible and that all life safety systems will be
maintained and operable at all times while the building is occupied.
